ABOUT | HISTORYTacoma is part of the Seattle-Tacoma-Bellevue MSA. It is the second-largest city in the Puget Sound region and third largest in the state. Tacoma is the county seat of Pierce County. Tacoma adapted its name after nearby Mount Rainier. Tacoma is known as the “City of Destiny” as it was chosen during pioneer times as the western terminus of the Northern Pacific Railroad. The railroad was the driving force behind creation of the Port of Tacoma, the state’s largest shipping hub, located in Commencement Bay.

POPULATIONIn 2018 the Seattle-Tacoma-Bellevue region’s population was 3,939,363. The Puget Sound MSA was the fastest growing big city of the last decade. As the nation’s 15th largest metro area, Seattle added an additional 18.7% to its population—114,000 souls through 2018—and it keeps growing.

Tacoma is recognized as one of the most livable and walkable cities in America. Its largest employer is Joint Army/Air Force Base Lewis-McChord which employs more than 57,000 people.

VACANCY AND RENT GROWTHTacoma saw largest rent increase in the nation last year according to the real estate data firm Trulia. As of July 2019, Trulia estimates that rents in Tacoma have increased 8.5% year over year.

Tacoma saw the construction of just 810 new apartment units in 2017, approximately 570 in 2018 and just 549 in 2019. Tacoma’s vacancy rate as of 2019 is 2.5% with developers reporting waitlists for all new units. A report released in January 2020 by ECONorthwest found that Washington state underproduced housing stock by more than 225,000 units.

DOWNTOWN TACOMA Tacoma’s downtown is busy with students attending the University of Washington campus, and it is home to the state’s highest density of art and history museums. The city is also known for its restored urban waterfront.

EMPLOYMENT OPPORTUNITIESPierce County is a coastal area in northwestern Washington State that includes Puget Sound. The highest point in Washington State, Mt. Rainier at 14,410 feet, is located in Pierce County.

Initially, lumber was the main economic driver as the region’s timber was used in local shipyards and Fort Lewis was built on 70,000 acres of land. Tacoma’s Port and its place as the leading economic engine fell to Seattle after World War II with the establishment of The Boeing Company in Seattle, which was later followed by Microsoft. As technology, software, biotech and Internet companies led to a regional economic revival, workers in Pierce County began commuting to Seattle. Today, more than 25% of those in Pierce County drive to jobs in King County, where housing costs are much higher. Pierce County has diversified out of manufacturing and lumber into healthcare and the expansion of Boeing aerospace manufacturing.

The median 2018 wage in Pierce County was $67,868, and occupations with higher than average wages are expected to grow over the next 5 years. The county’s peak industries are (a) trade, transportation and utilities, (b) government and (c) educational health services.

The fastest growing sectors are government, hospitality, and construction. Seattle and Tacoma’s ports formed an alliance, making their combined work the third-largest container gateway in North America.

LABOR FORCEWhile Pierce County has the benefits of a large and easily accessible city, its cost of living is lower than nearby King County (Seattle) but higher than nearby Thurston County (Olympia). Large businesses are attracted to the area by its lower costs and accessibility to larger cities like Portland and Seattle.
