The share oflenders who expect to ease creditstandards over the following threemonths fell from last quarter for allmortgage types. The survey also showsthe net share of lenders reportingpurchase mortgage demand for all loantypes decreased significantly from ayear ago. Lenders expecting greaterrefinance mortgage demand over thefollowing three months increaseddramatically since last quarter. Inaddition, more lenders expect anincrease in their sales of mortgageservicing rights, continuing the upwardtrend from last quarter.“This quarter’s Mortgage LenderSentiment Survey results reflect recentmarket volatility. Lenders anticipate apickup in refinance demand in light ofthe decline in interest rates this year,
but report a slowdown in purchasedemand perhaps because of a seasonalcomponent,” says Doug Duncan, seniorvice president and chief economist atFannie Mae. “The survey suggests aslower pace of easing, as the net shareof lenders who reported that they haveeased credit standards overall over thepast three months remained positivebut has declined since the third quarterof last year. (BPT)—There are plenty of ways togo green at home—but one of the mostimpactful methods is outside: green-building a deck.Whether you plan to install new orrefurbish an existing structure, utilizingsustainable materials (and conductingeco-friendly maintenance after the fact)can green your deck, ensuring long-term enjoyment for the members ofyour household.To begin green-building your deck,consider your board options. Generally,there are two types of boarding: woodand composite. Wood is a renewableresource; more trees can grow toreplace the ones harvested for boards,and when your deck's usable life ends,you can recycle the wood it was madeof.However, pressure-treated lumber isnot recyclable. While the preservativesit's treated with make it last longer thanmany types of untreated wood, it's lesseco-friendly in the long run because itmust be disposed of, instead of reused.
If you prefer a wood deck, look fornaturally weather- and pest-resistantwood varieties, like California redwood, western red cedar or ipe.Composite boards are green, as well,in that many are made from recycledmaterials, such as reused plastic andreclaimed or recycled wood.Composites tend to last longer thanwood, and require no special treatmentlike staining or sealing. Their longevitycan make them a greener choice—butthey can't be recycled.Wood and composites are alsocommonly used for railings, but theymay not be the most environmentally-friendly option, given the railings’greater exposure to the elements.Stainless steel cable railing is 100percent recyclable, and can offer un-obscured views.If you choose to construct your deckof composites—and add a stainlesssteel railing—it will require littlemaintenance. If you opt to build your deck withwood, some types will require regularsealing and staining. Rot- and pest-resistant woods may not need to besealed, but will weather to a silver-graycolor unless you stain them every year.Bear in mind many stains contain a
blend of agents meant to inhibit thegrowth of fungus or deter pestinfestations, and may also containvolatile organic compounds (VOCs).Look for stains and sealers that rely onnatural ingredients, such as hemp oil,beeswax, carnauba wax and water.
