So that’s Easter over and we are all back to school and work! Don’t panic though, we’ve
got not one, but two Bank holidays to look forward to this month. Let’s hope it’s another scorcher like last year. On the 19th in aid of the NSPCC there is the beautiful Bluebell Walk; this is a rare opportunity to visit both the Crag and Ratcheugh Observatory which are not usually open to the public. You can enjoy a leisurely stroll with fantastic views of the countryside, Alnwick Castle and the coast. Check out our What’s On section for the starting location. All donations welcome and go direct to the NSPCC.It’s also time for the Puffin Festival in Amble again from the 25th-27th, which always promises to be a lot of fun for the family, with many market stalls, plenty of live entertainment and lots to keep the littlies busy. There are several nature walks, historical talks and readings, something to interest everyone. And of course the boat tours around Coquet Island to see the puffins themselves. forward to my trip down to ‘The Friendliest Port’, not just for the amazing fish and chips, or the fresh seafood that I can sneak down by the port. This month is the fabulous Amble Puffin Festival. We have chosen this as this month’s cover picture as it is one of our favourite events of the year.
So, what’s Amble Puffin Festival all about?
Amble Puffin Festival celebrates everything Puffin! Fun and activities in the Friendliest Port at the best time of year to see the Coquet Island puffins, as they prepare to take care of their newly hatched pufflings.
The festival will include: craft fair, guided nature walks, bird watching, local history talks, arts and crafts, water sports and live music. There will be events to interest all age groups. Events will be held in a variety of locations throughout the town.
It all takes place on the 2nd bank holiday of May from Saturday 25th to Monday 27th May, anyone who has not been to the festival before, it’s a great weekend for all the family so pop down and give it your support.

What is the difference between Joint Tenants and Tenants in Common?
When property is owned in joint names, there are two ways in which the property can be owned. Firstly, the property can be owned as ‘Joint Tenants’ which means that in the event of the death of one of the owners that person’s half share will automatically pass to the other. This is called the ‘Right of survivorship’. The vast majority of married couples who own properties in joint names will own as ‘Joint tenants’.
The second way in which a property can be owned is as “Tenants in Common”. Under a Tenancy in Common, if one joint owner dies, their share does not automatically pass to the surviving joint owner but instead passes in accordance with that person’s will (or under the Intestacy Rules) which provide for the distribution of a person’s estate where there is no will).
Unmarried couples sharing a property need to carefully consider which arrangement suits them best, i.e. do they want their share passing to their partner or their estate upon death.
Upon separation from a spouse or partner it is possible to convert the ownership from ‘Joint tenants’ to ‘Tenants in common’ so that the owners are then free to leave their share of the property to someone other than their spouse or partner (e.g. their children). This can be done by the service of a notice that would, to use the legal phrase, sever the Joint Tenancy and thus convert the ownership to Tenants in Common. Such a notice has to be served and must be registered at the Land Registry.
