A material defect is a specific issue with a system or component of a
residential property that may have a significant adverse impact on the value
of the property or that poses an unreasonable risk to people. The fact that a
system or component is near, at or beyond the end of its normal useful life is
not in itself a material defect
In the following pages J.A.M. Industries will be commenting and supplying
corresponding pictures on the items that are inspected. If the item fits the
definition of a material defect, needs monitoring or further evaluation by a
trained or licensed professional this will be noted in the text box to the right
of the picture. Please take the time to read over the entire report as it
contains valuable information.
All systems inspected in the structure were non-invasive visual inspections
only. J.A.M. Industries does not warranty that any materials or construction
practices used in the structure meets or exceed current code requirements. If
you have any further questions about the engineering aspects, please consult
a licensed professional.

Exterior:
a. Remember to clean the roofing and rain gutters as needed. It is important to keep the roofing clear of
all debris including moss. (Items 1,2&3)
b. There are areas of the structure where the caulk/ paint is failing. Caulk and paint maintenance are
required. Keeping the paint in good condition and gaps sealed mitigates opportunities for WDO’s and
pest infestations. Consult a licensed painting contractor for further clarification on the work required.
(Items 4,5&6)
c. It is prudent and code required to have unfettered access to the electrical service panel. Consult the
local code for the requirements. (Item 13) This is located in the front units’ garage.
d. Have a licensed electrician address any and all safety and non-code compliant issues associated with
the electrical service. (Items 18&46)
e. Have a licensed HVAC contractor install the service cover on the furnace located in the rear attic
space along with the replacement of perished lineset insulation where needed. (Item 36)
f. The crawl space of the rear unit was inspected and there are areas that have displaced or missing
insulation. Install new or reset existing as needed. (Items 39,40&41)
g. Seal any breaches in the crawl space vents to help eliminate opportunities for infestations. (Item 44)
h. Repair or remove and replace any perished, damaged, or missing window screens. (Item 45)
i. There was no visible sign of a craw hole of the front unit and the closets were full of personal items. I
recommend providing access and inspecting.
j. The garage door of the front unit was excessively noisy during operation. I recommend performing
required maintenance to ensure both operate as needed.
k. There is mechanical damage to the front entry door of the front unit. Minor dents and dings.
Interior:
a. The corrugated sink drain assembly does not allow the free flow of water and in my experience has
the propensity to clog and I would recommend its replacement. (Item 12)
b. The dishwasher in the rear unit overflowed during its operation. An attempt was made to clean up. A
more invasive inspection is required to determine the cause and remedy. (Item 22)
c. It is always recommended that smoke/carbon monoxide detectors are installed and operational in
accordance with local codes, (this would include replacement of batteries at the time of
possession). (Item 43)
d. All the exhaust fans were excessively noisy. Clean, repair or remove and replace as needed.
e. The floor by-pass door guides for the closets are missing and require replacement. This was noted in
the front unit but may also apply to the rear.
f. Some of the sinks have minor damage to the surfaces. If repaired, it will typically add longevity to
these products.
g. It is prudent to change the return air filter of the HVAC system on a regular schedule to ensure the
equipment operates as intended.
