    ACCORDING toWorcester-basedlettings agencyPremier Places,landlords could be

    missing out on tax savings bychoosing to let their propertyunfurnished.

    While many landlords considera furnished property to be morelabour intensive and costly thanan unfurnished one, Premier

    Places urges them to think again,because they are missing out on a10 per cent wear and tearallowance.

    Julia Williams a director at thefirm in Foregate Street,Worcester, said: A furnishedproperty is one that that a tenantcan live in immediately withouthaving to provide their ownfurniture, white goods and softfurnishings. It will generallycommand a higher rent than onelet unfurnished and theadditional rent can more thanoffset the cost associated withproviding furnishings.

    With a furnished propertylandlords can either claim a wearand tear allowance or a deductionfor the net cost of replacing aparticular item known as therenewals allowance.

    The 10 per cent wear and tearallowance is not available if theproperty is let unfurnished orpartially furnished.

    The allowance is given as adeduction when calculating the

    profit from the landlords rentalbusiness and provides relief foritems of furniture and fixturescontained within a let furnishedresidential property.

    The allowance covers items alandlord would typically provide,such as television sets, fridges,freezers, washing machines,dishwashers, curtains, linen,crockery, cutlery carpets andother floor coverings. It alsocovers beds, chairs, sofas,wardrobes, tables and other itemsof moveable furniture.

    Landlords who do not want toclaim the wear and tear allowance

    can claim a deduction for theactual cost of replacing particularitems of furniture, furnishings orfixtures.

    This is known as the renewalsallowance and is only available inrespect of replacement items. Itcannot be claimed in respect ofthe original purchase.

    Unlike the wear and tearallowance, the renewalsallowance can be claimed in

    respect of unfurnished orpartially furnished rentalproperties.

    Mrs Williams said: Landlordsshould be aware that once theyhave selected an allowance, it isnot possible to change dependingon which method gives the higherdeduction.

    Although, with some carefullybudgeting, it should be possible toclaim the 10 per cent wear andtear allowance and not end up outof pocket.
