According to our vision, the North American offices, through collaborations with Woods Bagot’s studios across Australia, Asia, Europe and the Middle East, would add an important missing link. This link would tap the design and technical leadership available here while opening access to knowledge and research forged in other regions, including expertise in workplace strategy, aviation industry trends and public-private partnerships. And this “one global studio” model would provide the resiliency to ensure that our 140-year-old firm would thrive into the next century.

Of course, we never expected that our model would be tested so quickly and so thoroughly as it was after the 2008 economic crash. Yet amidst the extreme conditions of the prolonged recession, our global model proved sound.

We shifted our attention to Asia, where the Chinese economy remained steady. There, our past experience combined with the capabilities of our Shanghai and Beijing studios opened doors and we soon established

a steady flow of work. We also contributed expertise to projects in Australia, Europe, India and the Middle East, and leveraged firmwide resources and relationships to land some important wins here in the U.S. Together this activity drove modest but continued growth for our offices.

Today we are bigger than ever, with a remarkable team of more than 80 professionals – including Woods Bagot Sport launched in 2012 – and a diverse portfolio encompassing workplace, lifestyle, sports and institutional projects across North America. Our partnerships with global brands such as Qantas, Westfield, and Hakkasan have taken root in the United States, and we have projects in construction in China, India and, another quickly emerging global market, Indonesia.

What really excites us about our model is the flow of ideas in all directions and the elevated collaboration. Design strategies informed by cultural dynamics in Jakarta prompt new thinking about workplace

When we launched Woods Bagot’s San Francisco and New York studios five years ago, we had one idea in mind: Expand our agile global network of offices in order to better serve client interests in North America while strengthening our capabilities worldwide.

concepts elsewhere in the world, including North America, where the burgeoning technology sector is spurring renewed focus on the shape of commercial buildings to come. Both the mixed-use vertical campus concepts we’re developing in Asia and the innovative mid-rise models, so beautifully realized for Macquarie Group’s One Shelley Street Headquarters in Sydney, deserve consideration.

Global perspective with local connections and a passion for city making – from buildings that enhance our day-to-day experiences to master plans for an ecologically integrated future – are the crux of Woods Bagot’s offering. With brighter economic forecasts ahead, we look forward to facing new challenges that will test our entrepreneurial spirit and expand our capacity for innovation.

This new headquarters complex for Indonesia’s largest telecommunications services company establishes a new landmark in Jakarta’s central business district and introduces an advanced, vertical campus for this forward-looking industry leader.

Situated on one of Jakarta’s main downtown thoroughfares, the 1.2-million-square-foot complex comprises two new high rises and an updated existing building. The design creates a cohesive and interconnected campus centered around the main 219-meter-tall office tower. A multi-story podium will link the three buildings and provide the complex with a wide array of amenities including dining, auditoria, retail space, a fitness center and a mosque.

The scheme works to harmonize the three buildings through their organization on the site and a unifying facade strategy. The proposed facade design combines two building skins – vertical metal fins coupled with an ornate metal screen inspired by the traditional Indonesian batik patterns. These performative sun-shading facades will reduce heat gain by 30%, filtering sunlight and casting intricate shadows throughout the main public spaces.

MEGA KUNINGAN FARPOINT TOWER

Page 19: Woods Bagot North America: Five Year book

Located in Mega Kuningan, a multi-parcel development set between Jakarta’s two primary thoroughfares, Farpoint Tower defines a modern experience that reflects Indonesia’s growing global prominence.

Farpoint Tower will rise on the premier site of Mega Kuningan’s unusual circular plan, which sets four parcels around a central public space. Though the brief originally called for two separate towers to accommodate the mixed-use and office programs, Woods Bagot devised a monolithic concept joining the two towers with a multi-story podium to create a powerful arcing form.

The 14-meter-tall portal created by the podium’s arched base establishes a dramatic street presence and also serves as a gateway to central green and Mega Kuningan. The podium, taking cues from urban destinations worldwide, defines a series of indoor-outdoor public spaces that reflect modern Indonesian culture and establish Farpoint Tower’s future role as a premier venue for public events in Jakarta.

JAY STREET GARDENS

Page 23: Woods Bagot North America: Five Year book

Jay Street Gardens brings dense, mixed-use development to the nexus of Brooklyn Heights, DUMBO and downtown Brooklyn in New York City. Responding to its complex site, the development introduces high-rise residential living to the area while enhancing the pedestrian-scaled experience with low-rise buildings that combine townhomes with street-level retail. The low-rise buildings also define a broad, south-facing garden at the heart of the site. A unique amenity within this urban context, the garden provides a sense of place, community and identity for the project.

At the north edge of the site, where the Brooklyn and Manhattan Bridges converge, a 350-foot residential tower rises to capture extraordinary views of Manhattan. The tower’s sculptural form and dynamic fenestration respond to their context by maximizing views, optimizing energy efficiency and imparting a scale and rich visual texture in keeping with the surrounding neighborhoods.

SUNSHINE INSURANCE

Page 25: Woods Bagot North America: Five Year book

Within the context of Asia’s rapidly growing cities, creating a substantive corporate architecture that advances the client brand is an ever present challenge. Set within Beijing’s expanding financial district, Sunshine Insurance Group’s new headquarters will define a sophisticated presence and modern workplace that reflects the company’s strategic position within China’s insurance industry.

Minimalist in form, the tower transitions from a square footprint at its base to an elliptical footprint at its crown. As the tower rises to greater heights, the transformation prioritizes view corridors to the northwest, toward CCTV and China World, and to the southeast, toward the greater CBD skyline.

Within the tower, multi-height atriums support new workplace concepts by offering flexible, informal settings for meeting, working and socializing and strengthening connections between floors. Set within the tower’s top five floors is a 34-meter-diameter globe, which accommodate a clubhouse, museum gallery and observation deck.

In addition to the tower design, Woods Bagot is also leading the interior design and landscape architecture for the development.

DOUGONG TOWER

Page 29: Woods Bagot North America: Five Year book

Part of an international competition for 12 sites in central Beijing, this 42-story, mixed-use tower advances an urban work-life concept in which flexile environments, diverse uses and enhanced mobility connect people to the city, the environment and each other.

The tower’s interlocking form is inspired by dougong, a system of wooden blocks and brackets, common in traditional Chinese architecture, that are both decorative and structural. The design of Dougong Tower adapts these principles of joining and interlocking to drive the building’s architecture, program and sustainability concepts.

A mix of glass and wood screen enclosures distinguish the tower’s residential, workplace and retail “blocks.” Connecting these blocks are a network of voids composed of landscaped plateaus, vertical atriums and grand lobbies. This lattice of spaces brings workers and residents together to enjoy light, views and green space, while also contributing to the tower’s lighting and ventilation strategy. By proposing an architecture in which tradition connects to the future, city with building and nature and work with life and play, Dougong Tower defines a new kind of placemaking and model for urban living.

LOTUS TOWER

Page 33: Woods Bagot North America: Five Year book

The Lotus Tower is a residential building in the heart of Mumbai that celebrates views, engages the environment and promotes flexible lifestyles.

The name springs from the design’s unique, petal-shaped plan. Four petals are arrayed around a central stem that enhances natural ventilation and efficiently accommodates areas of refuge. The tower emerges from a circular courtyard and reflection pool that is surrounded by a sloped landscape concealing underground parking. Above the soaring entry at the base, each petal contains an individual apartment – a “villa in the sky” – with private elevator access and stunning views over Mumbai.

Integrated design enables the tower’s unique open core, which heightens transparency and air circulation and affords pleasing views in every apartment. Manipulations in plans and sections provide for a range of unit configurations. The petal plan also greatly enhances passive solar shading, resulting in a 70% reduction in solar heat gain.

With three towers rising from 180 meters to 290 meters in height, this mixed-use complex will anchor Hangzhou’s new financial district and mark a new gateway for the city.

Located adjacent to the new Qian River Century City Station and along the main artery connecting to the historical city, the development seeks to create a harmonious composition in the city skyline, in which the three towers, through a close visual relationship, act as powerful, singular presence.

The form and orientation of the office, hotel and service apartment towers work to enhance occupants’ access to daylight and views. A four-story podium containing retail, dining and entertainment unifies the complex and activates the surrounding area.

CHINA SOUTHERN AIRPORT CITY

Page 43: Woods Bagot North America: Five Year book

As major drivers of regional economies, airports worldwide are seeking to grow beyond their transportation functions into hubs of business and commerce, a trend demanding new planning strategies to bridge airport and city. This master plan for a 400-hectare site on the Liuxi River in Guangzhou takes China Southern Airlines’ corporate headquarters to an urban scale, blending business and airport operations with lifestyle, education and residential components.

From the river’s natural beauty to new sculptural landforms, strong landscapes define the master plan and present a legible identity when seen from the air. The sweeping form unifies Airport City’s unusual site, comprising two wing-shaped parcels bisected by a major highway. Landmark buildings, parks, lakes and other features are organized in a hierarchy of precincts, towns and neighborhoods to imbue a sense of order that enhances wayfinding. At the natural bend in the Liuxi River, an executive complex with offices, a five-star hotel and a VIP club overlooking a lake marks the development’s centerpoint.

The natural setting and built environments are further integrated through an advanced water resource management and energy-saving infrastructure that fully enable the site’s restorative potential.

DALIAN HARBOUR

Page 49: Woods Bagot North America: Five Year book

Around the world, cities are transforming former industrial waterfronts into active urban districts, spurring new development and a rethinking of how cities meet the water. At Dalian Harbour, one of China’s largest seaports, a new international cruise ship terminal will become a catalyst for regenerating the city’s underused bay front, a tremendous city asset located close to Dalian’s downtown district.

Set under an undulating landscaped roof, the cruise center accommodates cruise ship operations, but also features extensive public areas for shopping, leisure and seaside entertainment year round. These amenities and a business center will serve tourists visiting the deep-blue bay of Dalian’s famous harbor while providing a gathering place for local residents.

Woods Bagot’s larger master plan proposes a mix of low- to mid-rise mixed-use developments on the waterfront and promontories connected by a greenway and complemented by a series of new commercial and residential towers that step up to meet the city’s center.

DELHI ONE NOIDA

Page 53: Woods Bagot North America: Five Year book

This pioneering mixed-use complex in Noida, a fast-developing, modern city southeast of Delhi, signals the continued rise of the Delhi metropolitan area as a global capital. Currently under construction, Delhi One will be home to 1,000 residents and include 1.5 million square feet of commercial office space and destination retail.

Four Seasons will have a defining presence at Delhi One, operating its signature hotel as well as the development’s three residential towers. Two pairs of commercial office towers – marking gateways to the complex and anchoring a central public space – and a mixed-use retail project complete Delhi One’s program.

Delhi One’s design takes inspiration from India’s landscape. Located on the Yamuna River, this this large-scale development, comprising nine buildings, takes its primary east-west directional cues from the river’s currents. The design interprets these lines of movement and flow as ribbons, which shape the buildings and landforms like the rocks of the riverbank.

XIASHA ECO BUSINESS PARK

Page 57: Woods Bagot North America: Five Year book

As China’s high-speed rail system reduces travel time between cities, smaller cities are seeking new planning strategies to capitalize on anticipated growth. With Xiasha, a district of Hangzhou, now located just one-hour southwest of Shanghai by HSR, city officials sought to create a dynamic, walkable community designed to strengthen opportunities for local companies by establishing a world class, brand-enhancing address.

This master plan provides a highly sustainable, flexible framework that integrates buildings and open space to foster collaboration, innovation and a healthy work-life environment. Five nested zones defined by conference, commercial, R&D, and lifestyle development are connected by a sixth zone, a pedestrian corridor lined with small exhibition spaces.

Open space drives the plan’s implementation strategy. The first two phases will include a major wetland restoration and new wetland loop, which will wind through the city. This loop will enhance pedestrian mobility and real estate values while contributing to a district wide storm water management system.

The project is the recipient of a 2013 AIA California Council Urban Design Merit Award.

PANTAI MUTIARA ISLAND

Page 61: Woods Bagot North America: Five Year book

To stimulate economic growth in Jakarta’s northern district, the Indonesian government is developing a series of new islands in Jakarta Bay. Located opposite the city’s historic port and Old Town quarter, the new 63-acre Pantai Mutiara Island is a flagship development intended to establish a landmark urban destination consisting of retail, dining, office, hotels, service apartments, townhouses, a marina and an enhanced public realm.

The master plan is organized by two open-space strategies. The grand palm-lined boulevard, linked to the city by a new causeway, defines the island’s identity and lends prominence to each parcel. A series of terraced landscaped waterways connect this central thoroughfare with the island’s waterfront pedestrian promenade and amenities. In addition to defining views through the island, these public open spaces contribute to a series of embedded ecological strategies for storm water management, while mangrove plantings will strengthen the island’s revetment edge and help to restore the riparian habitat.

PINGGU ECO-RESORT

Page 65: Woods Bagot North America: Five Year book

An ambitious application of ETFE, a highly elastic, corrosion resistant thermoplastic commonly used in roof enclosures, plays a key role in the design for this unique, all-seasons leisure destination. The 4-million-square-foot mega-resort offers visitors four distinct, seasonal experiences—year round—each housed in a separate wing.

Within each wing, hotel, retail, dining and other recreational uses are set around an expansive central open space enclosed with a light-weight shell of ETFE panels. The inflated panels allow natural light though while providing the thermal insulation needed to maintain the resorts seasonal environments. Integrated systems allow the resort and exhibition center to function as an eco-district, balancing peak demands for heating and cooling to further improve energy performance.

SAHMRI

Page 81: Woods Bagot North America: Five Year book

SAHMRI’s elevated, curvilinear form establishes a new civic landmark befitting its prominent site within the city’s greenbelt and the innovative research the building will support. A collaboration between Woods Bagot’s New York, Melbourne and Adelaide studios, the project required advanced parametric modeling capabilities to realize the building’s striking form and groundbreaking environmental performance.

The design transcends the conventional laboratory typology to solve the persistent challenge in research facilities: to connect researchers to each other, to the environment and to the surrounding community. The building sits above a public esplanade with welcoming gardens and cafes. Inside, the central atrium and open write-up space put science on display and encourage serendipitous exchange.

The optimized facade comprises 20 panel types offering calibrated degrees of shading. When assembled, the three-dimensional facade flows from from the more opaque mechanical zones to carefully moderated light and views at the researchers’ write-up areas to the expansive glazed atrium.

By showing the relationships between design and performance, parametric modeling enabled a solution in which the building form, user comfort, facade design, lighting requirements, energy performance and constructability became mutually supportive strategies.

An expansive, undulating skylight encloses the atrium and allows views to a public roof garden where visitors can enjoy outdoor seating, restaurants and a spa. The garden’s plantings and gentle slopes are used to frame views and add color, texture, depth and intimacy to the landscape.

Fine-dining phenomenon Hakkasan is rapidly expanding around the world, partnering with Woods Bagot to bring their distinctive brand to new patrons from Dubai to Los Angeles.

Consistently implementing high-end global brands requires the agility to translate a refined design concept to a wide range of locations. Designed by Paris-based Gilles et Boissier in association with Woods Bagot, the New York, San Francisco and Beverly Hills locations each posed unique challenges requiring a high degree of customization.

The design is composed of items from around the world – custom appliances from Europe, bespoke leather and joinery from France and timbers from the U.S. – and includes signature details, such as banquettes and wood screens, that are tailored to fit each location, including the triangular, second floor space in San Francisco. Through the tenacious pursuit of quality and consistency, Hakkasan has successfully introduced its elegant, international dining experience to North America.

One of 12 stadia to be built for the 2022 World Cup in Qatar, the new Al Rayyan Stadium takes an unconventional approach to adaptive re-use, building a new structure atop an existing 12,282-seat stadium constructed in 2004. While this design strategy maximizes sustainability – both environmental and financial – it also posed additional challenges: Demolition, renovations and additions must address and reconcile the needs of resident team Al Rayyan Football and Sports Club, as well as the World Cup Supreme Committee.

This innovative design extends the bowl structure to support the required stadium amenities and corporate boxes, which are permanent components strategically engineered to function in both tournament and legacy modes. The upper concourse will support modular and demountable upper-tier seating needed during tournament mode.

The dynamic form of this 200,000 square meter stadium takes inspiration from the historic Qatari dhow in full sail, “floating” on the desert landscape. The sails – innovative, retractable shading devices – provide the stadium with a dramatic and iconic identity while contributing to the stadium’s energy performance.

The lightweight sails composing the roof are designed to use minimal materials while providing energy-saving shading. The deployable sails comprising a steel shell structure with retractable fabric panels provide precise solar shading of the bowl and pitch as the sun moves throughout the day. The double curvature of the design stabilizes the steel grid shell structure, which will be engineered as a modular system for ease of fabrication and construction. The resulting structure presents a building evocative of one of Al Wakrah’s most recognizable symbols.

SACRAMENTO ESC

Page 123: Woods Bagot North America: Five Year book

This entertainment and sports center (ESC) works to leverage the construction of a new home for NBA’s Sacramento Kings as a catalyst for broader economic development in the state capitol’s downtown urban core. Located at the site of the existing downtown plaza, the center will reenergize the neighborhood and strengthen the connection between the Capitol, Old Sacramento and K Street, a major thoroughfare.

The design of this state-of-the-art, LEED-certified, multi-purpose facility “pulls apart” the functions and circulation of the typical arena and then uses those elements to stitch together the immediate neighborhood. Taking advantage of Sacramento’s mild and consistent climate, interior concourses flow through large sliding glass walls to landscaped outdoor decks, which offer club and amenity spaces. Concessions and shops are placed outside the arena to ensure year-round use. By pulling the event outside, the stadium activates the surrounding area, enhancing real-estate value in the neighboring parcels.
