Traditional Intermittent Extract Fans extract at a rate of:•Bathrooms – 15 l/s•Kitchens – 30 l/sec or 60 l/sBut by simply opening a door the airflow can be as great at 600 l/s….so the damp moist air will migrate to colder parts of the house, and condense on walls and windows – leading to mould.

Housing Health & Housing Health & Safety Rating Safety Rating Scheme?Scheme?

Are you worried about the HHSRS?The HHSRS is a risk assessment tool

used to assess potential risks to the health and safety of occupants in residential properties in England and Wales and came into effect in 2006

This assessment method focuses on the hazards that are present in housing. Tackling these hazards will make housing healthier and safer to live in.

It’s aimed at private landlords, to help them understand the requirements under the Housing Act 2004 and help them identify the type of work that is needed on their properties to conform with the HHSRS.

Damp and Mould Growth is a Category A Hazard – due to the possible physical and mental health effects from these hazards which include breathing difficulties, depression and anxiety, asthma, rhinitis, fungal infection.

And as we know increase in house dust mites and mould growth is directly linked to dampness caused by reduced ventilation levels, increased humidity and warmer indoor air temperatures in winter due to dwelling design.
