!Polite request...We do not wish to turn this into a commercial situation so it is important to Sarah & I that it retains a home from home experience (so no deposit required) and if your experience is not to your satisfaction no payment is required hence payment on leaving . This year we have had some cancellations and these have incurred costs.As a fair policy in the future to both party's should you need for any reason to cancel, I feel it is fair to send £75 for the out of pocket expenses. This will not be enforced as I work on trust and on my word. When not let, this is my house and we wish to pass on the home from home experience. !!We have only two car parking spaces one is in the brick recess after the gate to the house the other one is opposite these spaces are the only allocated spaces please do not offend our neighbours by parking elsewhere on the lane.!!!To enter the Bothy (use the large key). You need to gain access from either side with this key- (you only walk up all the steps once after forgetting the key and all the words that normally you would not use spring to mind). On your left is the timed switch for the lights to illuminate the steps down to the Bothy & the recessed car parking bay.!!The Bothy is in a quiet location and as such we respect our neighbours and the local wildlife so please respect our policy of no loud music on the decking, parties or fireworks. !!!BIKES!On your right hand side their are two bikes for your use as you look at the bikes on the right top by the Perspex there are spanners in a beg for saddle adjustment etc. Also a high pressure pump . Cycle helmets are stored in the utility room we recommend these are used .The bikes are used entirely at your own risk. The padlock is opened by the small key. It is the same key for the shed behind the house with the BBQ equipment and also the same key for the store by the boats with the buoyancy aids. Please lock bikes after use.If the bikes are covered in mud after use please clean .!!! SHED!A comprehensive range of tools and equipment for barbecuing are hung on the left including the half grill shelf that fits on to the fire pit. Please clean after use (tip to clean grill shelf use the large yellow bucket which contains brush and scrubbers for this task,fill with water from out side tap and leave to soak then clean). !On the right hand side are the cushions for the stacked chairs by the shed -cushions for the decking furniture are in the house. Please ensure all cushions used are dry before being stored. Charcoal sometimes available in the summer. !!!OUT SIDE TAP!Located at the rear of the house by the steps,turn BOTH the stopcock and tap on/off.The hose that runs around the rear of the house is used for topping up the hot tub and filling and cleaning filters.!The hose on the reel is used for plant watering etc!!!

!DOWN THE STEPS TO LAKE!During winter time the lake rises up to a foot above the concrete walk way & wellingtons are needed to access plastic shed and pontoon.The lighting here is on sensors for those nice summer evenings to sit on the bench and watch the sun go down.!!PLASTIC SHED BY LAKE SIDE!The small plastic shed has the same small key (Bikes/ shed /plastic shed). !CONTENTS are vital to your safety - buoyancy aids are stored here they must be worn before you venture to the pontoon (Swimming is not advised due to occasional blue algae) !!TO USE YING YANG !Please note in windy situations the electric out board will not cope due to the cuddy's wind resistance. !In the plastic shed their are blue seats for YING Yang which double up as bouncy aids.!!To access this boat stand on CENTRE plank & using your hand to stabilise the boat in the top centre of the roof (cuddly).!!!HOW TO USE ELECTRIC OUTBOARD !!First take cover off top of outboard -lower !the shaft to about 7ins below the boat.!To lower,look down main shaft and release!the black wing nut situated near the base !on the shaft then tighten at desired level.!To lower angle of outboard press red lever!to correct angle. !!! !

At this point get all passengers on board whilst the boat !is still tied to pontoon and passengers need to sit still - this !

helps you to manoeuvre when you are ready.!AFTER CHECKING THE TILLER IS !

IN THE NEUTRAL POSITION !connect the terminals to the correct poles !

on the battery & now your outboard is live. Untie the! bow while holding the boat hook (incase the bow !

moves out) now re board and release the stern !& push off with boat hook and engage reverse/ first. !!!

This is powered by batteries - one small one large. Please use the small battery first, the large battery is then ample for reserve (and saves rowing for you or the next client). Please recharge after use .To enable this- an extension lead is in the plastic shed with double socket. Plug this into the grey socket above the bench at the water side & extend out to the pontoon. Place both battery chargers in the stern of the boat positive to positive, negative to negative. !After use, please check the boat is secured to the pontoon in such a way that the bow and stern DO NOT come into contact with either the wall or the other boat.!

!TO USE BILGE PUMP ON YING YANG!Place crocodile clips on either battery then place blue part of pump in base of boat & place green pipe over side. !!!KAYAK!This vessel is unsinkable so is far safer to use than the canoes. The black paddles are for the kayak.In the plastic shed are two black fabric seats that clip in. Please ensure that buoyancy aids are worn. After use please secure to the pontoon. !!!CANOES!The double canoe is more stable than the single canoes. All the one man canoes have spray canopies in the plastic shed. If used please re hang.!!WE DO NOT RECOMMEND USE OF ANY OF THE CANOES UNLESS YOU ARE EXPERIENCED AND BUOYANCY AIDS MUST BE WORN.!!!DECKING AREA OVER THE LAKE!Table, sofa and 2 armchairs with sun parasol. The sun parasol is 4mx3m and not to be used in anything more than a light breeze. Please do not leave open and unattended- especially at night time. Pease be cautious and not over wind- when the parts connect this is complete. Please replace cover only one parasol is dry. !!!Log pile and coal bunkers including sticks for fire pit in the top of the right hand side. !!!FIRE PIT !This doubles up as a BBQ once the half grill rack (stored in the shed) is fitted on the top.!Through experience I have found the following procedure for lighting the most successful......!1 Fire lighter 2 sticks 3 Coal 4 Stack logs around outside of the coal (this forces more draught from base)5. When the coal is well alight turn the logs over the coal using the small rake hung behind the appliance (to avoid burns use the green gauntlets by the house fire) 6. After about an hour you should be ready to cook. An hour before retiring, place lid on and this retains the heat for your comfort for the final hour. !After use please rake ash out into galvanised ash container and clean grill for next use the following day (as referred to in shed paragraph) !!PLEASE KEEP PETS AND CHILDREN AT A SAFE DISTANCE DUE TO INTENSE HEAT!!!!

!HOT TUB CANOPY !!Undo the bungee tie. Lift, after realising the locking !handle on the main shaft. Slide the plastic sleeve !up & lock this & wind out the canopy. !This gives you some privacy from lake users etc.!Please do not use in high wind situations. !Reverse instruction after use insuring bungee is !around the canvas and the main mast to avoid !damage in the wind.!!!!!!HOT TUB!!PLEASE ENSURE CHILDREN ARE SUPERVISED AT ALL TIMES WHEN USING THIS APPLIANCE- THERE IS A RISK OF DROWNING.!!The chemical level is checked prior to each guests arrival.!!Flip flops are provided in the utility room so as to avoid grit entering the hot tub (under shoe rack) PLEASE USE PLASTIC GLASSES FROM THE KITCHEN CUPBOARDS WHEN USING HOT TUB FOR SAFETY REASONS !!!OPERATION !Lift lake side of cover and fold back after releasing!both straps- lift cover back using the black lifting!bar - when up, secure by pushing black handle !down to secure upright position (positioned base !of black lifting device nearest to the coal bunker).!!!!The controls are located at the fence side at the wood store end. They control the jets, cleaning cycle, lights and temperature which is maintained at 37.5 degrees which is the optimum comfort. !!Jets- turn on at the control panel then turn the controls on the top of the hot tub operate the individual settings for the pressure of each jet area.!!Lights -operate the lights in the base of the hot tub- please ensure these are off after use by pressing control for lights in and holding.!!Temperature- the optimum temperature is 37.5 degrees. This is comfortable & above this it becomes too much after a while (and certainly affects you more if you enjoy a few drinks whilst in the hot tub so be warned). If you have changed the temperature please return to 37.5 degrees after use. !

!Please be aware entry and exit is very SLIPPY due to the contours of the base .!!When use of the hot tub has ended THE FOLLOWING INSTRUCTION IS ESSENTIAL ...!!Lift filter compartment lid on the top of the shell nearest to the rear fence and dispense one yellow cap full of chlorine granules in to the filters (kept separate from all other chemicals for the hot tub in the wicker basket on top of the drinks fridge with the fire lighters). Press the clean cycle,leave for about 20 mins WITH THE LID UP & when the cycle has finished close lid checking temperature is correct and lights are off.!This process ensures all bacteria in the filter system sump and water is neutralised. !!!!Stick bunker looking at the front of the house to your far right (please use these sparingly as they cost from 40p a foot even though they are scrap from work).!!Logs on log shelves and coal always available.!! Coal bunkers under main bedroom window.!!! !

Galvanised ash box for hot ash from fire !and fire pit by right hand side of the !steps to the house.!!!!!! !!!!

Re-cycling!!On leaving please take all rubbish up to the car park bay where you will find a recycling point with labelled bins for cans/tins and glass/bottles and bins for general waste.!!!!!!!!

!!! !WELOME TO MY LITTLE HOUSE!!Entry Phone!!On entry on your left is the phone connected to the top gate lift the receiver and answer (if you are not expecting anybody it will be one of the neighbours complaining about car parking spaces (please adhere to the two defined spaces to avoid the disturbance )- press the central button to release top gate lock.!!

Lounge lights and out side lights .!!The bank of switches on your left include wall light on dimmers, main lights on dimmers and baby lights in the ceiling (twee but affective in an evening with the log fire!).!The outside light is within this bank. The actual lights are concealed under the soffit (when used please ensure they are off as you cannot tell if they have been left on during daytime). On the top of the wicker chest is a remote for the exterior lights (small silver control with arial). This changes the colour of the house outside light. !!Games videos etc in the thin wicker chest below the light switches !Coal bucket and logs in the copper tub.!!!Television with SKY and recording facility /DVD/CD & Bose portable docking station. To use as portable release the re-charging cable from the back & after use please reconnect to recharge (due to the fact that the lake has the acoustics of an amphitheatre please be considerate with the volume). The remote is the small grey one - if used out side please do not allow it to get wet.!!!FOR YOUR OWN SAFETY...!!Life jackets/buoyancy aids available and must be used!Smoke detector- end of lounge before bedrooms!Carbon Monoxide detector- on wall to right of fireplace!Small fire extinguisher on side of kitchen cupboard!Main fire extinguisher-in utility room!Gates to lakes and steps for toddlers/dogs!In winter bucket of salt grit is provided to stop steps getting iced up. !Best phone signal is near the front door. !First aid and eye wash kits in kitchen between chimney and first window on left !Buzzer in utility room indicates issue with sewerage pump-please call me to notify!!In case of emergency/fire, please evacuate the Bothy and contact 999. We would suggest the fire assembly point as down on the pontoon as this can be released into the lake if needed by releasing the chains of the mooring.!!

!!!!!!!!!LOG / COAL BURNER AND MAINTENANCE!This fire operates the central heating and hot water if only hot water is needed during you stay their is an immersion switch on the left in the utility room.!!TOOLS NEEDED!Green gloves prevent burns /Ash pan handle 2 small prongs fits ash pan / poker all by fire place!!!LIGHTING!Ensure that the grate is clean and ash pan empty. !While the lower ash pan door is open, check!the nut on the rear of the turn handle is tight. This stops!excessive draught when lit - if nut is loose the excessive draught turns the fire into a furnace!!!Place fire lighter in base (utility room basket on small fridge). Add sticks & wait until sticks take light leaving base open with main door pushed to. Then add a small amount of coal & now close the main door. You might find the small lower ash pan door has to be closed first to enable this if so then open ash door wait until coals are red. Then fill main fire with a full hod of coal this should last 24hours to burn & close all doors firmly (if you prefer to burn logs replace hod of coal with logs).!TIP The loading of logs takes more energy than they produce and go out so save the labour & stick to coal! !! !MAINTENANCE!Once established, before more coal is added thoroughly rake the ash with poker and remove ash pan to galvanised ash can out side (picture already shown). Add one hod of coal and shut as before. If the fire is not riddled correctly it will go out due to the lack of draught. ! !

HEATING AND HOT WATER CONTROLLED BY THE FIRE. !When the fire is burning correctly, if the hot water is not up !to temperature turn the dial up (dial towards the rear wall)! on the right hand side at the base.This has a dramatic !affect on the lounge temperature so after an hour reduce !the dial towards the lounge for your own comfort. TIP- turn!This up for hot water in the morning. !!Under the mantle piece timber beam are two eyelets to hang drying !

rails which are on that left hand above the radiator in the utility room.!!!On left hand side of the breakfast bar chimney breast !side is the thermostat that regulates the radiators . !!!!KITCHEN AREA!

We enjoy cooking and food and hope that you find the equipment here in drawers and cupboards as comprehensive as you would need without bringing your own.!!PROVIDED STORES!Coffee/beans/ground/instant, Tea bags, Sugar, Dishwasher Tablets, Washing up liquid, Hand soap, all cleaning materials and products needed such as cloths & pan scrubs, toilet rolls etc.!!WELCOME PACK!Flowers / butter / fresh unsliced bread / Marmalade & 2 different jams / milk !!!On first entry to the kitchen area on your left is the breakfast bar . On the top left the wicker basket houses brochures of local attractions,take away menus (Chinese and Indian that will deliver) and menus for local pub/ restaurants. There are vouchers for The White Lion (the first pub on the way to Leek) in the basket for this pub. Their food is all home made and to a good standard and a reasonable price. The Lazy Trout at Meerbrook is a ten minute drive and is dog friendly. !Included in the basket are binoculars. !!Underneath the breakfast bar there is a drop leaf table that pulls out as a dining table. It holds three chairs.Next to this is the bin (please remove all rubbish up to the bins situated in the car parking bay bins on departure). A wheelie bin is provided for aluminium cans and a recycling box for glass/bottles all in the parking bay. !!There is a Dishwasher (tablets under sink with cleaning materials) and above on the work top there are toaster, kitchen roll, pestle & mortar, cooks knives, chopping boards, salt & pepper, cooks blow torch (gas for this and lighter on the mantelpiece in under sink cupboard). The cupboards above the work surfaces contain basic pottery etc.!!Ceramic Hob- above this is a lit extractor fan. The right hand top cupboards house pint pots, toast racks, egg cups, tea pot etc. THERE ARE PLASTIC TUMBLERS IN THIS CUPBOARD FOR YOUR SAFETY IN THE HOT TUB. The base unit holds all the pans. !!Under sink cupboard contains all cleaning materials spare cloths, pan scrubs etc. !!Right hand side base cupboards contain steamers / party trays etc. Top cupboard Fray Bentos tinned food in case of snow(I don't like to be hungry- not happened yet but in case). Base units include a fridge (place wine beer etc in separate wine fridge in utility room) & separate freezer (should have ice in freezer bags ready for you). !!

Next to the freezer is a small cupboard which houses an emergency torch,screw drivers, spare batteries etc. The cupboard above this houses better glasses and crockery - please feel free to use.!!!BATHROOM!!!The Bathroom has light sensitive sensors hence during periods of low light the lighting is automated.!Bathroom Cabinet to operate the light swipe your hand under the bottom right hand side!and again to turn off. Inside the cabinet there is an electric razor point.!!Taps turn to the left for hot (WARNING CAN BE EXTREMELY HOT)and to the right for cold. The hand bowl plug pushes over to empty/fill.!!The bath has a shower attachment - to operate turn tap to required water temperature and pull out the round bar at the tap base on the right.!To fill /empty turn the circular dial under the tap to raise/lower the plug. !!The toilet - new flush system with right hand for small flush both together for main flush.!!DUE TO OUR WASTE SYSTEM TOILET ROLL IS OK - THE SYSTEM CANNOT MANAGE OTHER WASTE- FOR ALL OTHER WA S T E I N C L U D I N G TA M P O N S , L I N E R S N A P P I E S , CONTRACEPTION, CHEWING GUM ETC PLEASE PLEASE USE THE BIN PROVIDED.!!Shower!Power shower please close the door when in use as the bathroom door if opens hits the shower door (BE AWARE OF EXTREMELY HOT WATER)!!Floor !This tiled floor is heated on a timer for your comfort.!!!UTILITY ROOM!This is where all back up cleaning stock, loo rolls etc are stored if you run out off any thing then please look on the right hand shelves to replace.!!On the left on entry is the IMMERSION HEATER(not needed if the fire is lit)!!Next to this is the timer for bathroom underfloor heating( this is set and should be left) Clothes drying rails above radiator (Can be hung in front of fire)!WASHING MACHINE on the top of this is the FRIDGE (for wine beer etc.)!PICNIC SET RUCKSACK left hand side of washing machine and DOG/BABY GATE on the right.!SHOE RACK underneath FLIP FLOPS for hot tub use LARGE FIRE EXTINGUISHER.!MOP /LADDERS & IRONING BOARD behind the door IRON/SHOE POLISH on the right hand shelf.!!

!!!!!BEDROOMS!!Guest that are supplying their own linen need sheets,duvet cover (single/double),pillow cases and towels THE DUVET AND PILLOWS ARE PROVIDED !!Guests wishing to hire the linen and dressing gowns may do so at an extra charge (this service was included but due to the rising cost of laundry and ironing I felt that it is fairer not to increase the cost of the let to accommodate this and let guests have the option). If any bedding or towels are used that have not been hired please let us know and do not replace damp or used. !!!Rear bedroom has a double bed with a single above. !Touch sensitive bed side lamp and a small strip light for the single bed above. !Single wardrobe , chest of three drawers ,large wall mirror. !Baby high chair on the top of the wardrobe that fits the breakfast bar chairs.!!Main bedroom has a double bed built in old pine bedside cupboards with a single wardrobe on each side. Above there are cupboards across the top within the TRAVEL COT is stored.!!Both lamps on the bedside cupboards are touch sensitive for on/off.!!The four drawer pine unit houses, in the top drawer a HAIR DRYER. The double doors of the top of this unit house the television and this has separate sky to the lounge television.!!Behind the bedroom door (when closed their are twin electric sockets). !!THIS BRINGS ME TO THE END OF HOW THIS LITTLE HOUSE AND CONTENTS WORK.
