It is That Time of Year

In order to meet its financial obligations, our association depends upon the timely receipt of our annual assessment from the owners.

When our community’s budget is approved by the Board, it assumes two things: the amount of income must

equal the amount of expenses, and, that each homeowner will pay his or her maintenance assessment in a timely manner. If one or the other fails to happen, we have a cash-flow problem and it usually results in costing all of us more money in the long run.

Our community depends entirely upon the annual assessment to pay its bills (insurance, landscapers, water, electricity, management, etc.) Whenever homeowners are delinquent in paying their assessments it creates a problem for us in paying our bills and a problem for the homeowners.

Ultimately, when homeowners fail to pay their assessment on time it ends up costing them an additional $1,000…Why? In July, we turn over all delinquent accounts to our lawyer for collection.

The 2014 Annual Membership Meeting was a success! After opening the meeting, President Chuck Ness announced the newly elected Board Members Ann Stanko, Dave Mathis and Terri Misek. I then gave my PowerPoint presentation, detailing the past year’s achievements and what is ahead for 2014-2015! Plenty of people won raffle prizes! One happy person won a $100 gift card donated by TruGreen! For the homeowners that attended all had a chance to win door prizes….we had 30 door prizes which were donated by many of our vendors. I would like to say “thank you” and recognize the following businesses that contributed money donations for the refreshments and/or raffle prizes to the annual meeting. RLC Landscaping, Ed Jones Insurance, Attorney Robert Taylor, Ed Williams with TruGreen, Publix/Hunt Club and

Publix/Sweetwater, Subway and McDonalds! Thank you very much for your generous support!

Sgt. Neal Fowler with Seminole County Sheriff’s Office gave a presentation which outlined what was happening in Wekiva for a law enforcement perspective, and we thank Sgt. Fowler for attending along with Deputy Darrell Anderson and Detective Anne Long with the Orange County Sherriff’s Office.

One final note… Thank you to the many homeowners who paid their 2014 annual assessment. For those of you who have not paid, you will soon receive a final notice to pay! If not paid your account will now accrue interest and at the June Board meeting the Board will approve the account to be sent to the Association Attorney for further collection! This could cost the delinquent owner up to $1,200!

Please remember to notify the Association office in writing if your mailing address changes. The Association makes many mailings to its members throughout the year and will use the

address on record unless notified otherwise.

Happy Trails To You! Make sure that those trails behind your home are well-kept. Many of the trails are behind fences and people think, “out of sight...out of mind.”

As any Wekiva walker or biker can tell you, it does not take long for the trails to get overgrown and even dangerous. So take a peek behind your fence and make sure that your walkway is in good order.

Your neighbors will be glad that you did! And...failure to keep the sidewalk be-hind your house clear could get you a reminder from the association.

In Seminole County resources are hard at work to prevent that easy score. Many times the difference is you and your

neighbors caring what happens around you.

Our county and our community are unique. When you call to report suspicious activity, (anything out of the ordinary), or something that has occurred, a deputy responds. It may be to the area to drive through, or to you to gather more information. The Seminole County Sheriff’s Office needs your watchful eye to report that information we can use as intelligence. That intelligence can help stop them cold, or solve that which has happened.

Protect Your Home You can deter theives while you’re away

While you’re away from home, make sure your personal property doesn’t end up in the hands of a burglar. Protecting your home can be as easy as making it look occupied while you’re gone.

Here are some simple measures you can take that can pay off in security and peace of mind:

Leave drapes and shades open. If closed, it’s a sign you’re gone.

Don’t stop all deliveries. Have someone you trust pick up mail and newspapers every day.

Leave a radio on. It signals to a burglar that someone’s home. Also, turn the volume adjustment on your telephone bell down so a prowler will be less likely to hear the ringing of an unanswered call.

Use automatic light timers. Set them to turn lights on and off in different rooms at different times.

Park a car in your driveway or parking space. If you plan to be gone for just a few days, park your second car in the driveway or space, or ask a neighbor to park a car there. This not only gives the impression you’re home but also stops burglars from backing up a van and loading your possessions.

June 9th thru July 3rd WHAT TO EXPECT: During paving operations, traffic will be routed around the work area. Please pay attention to

flagmen, signs and barricades. Drive slowly and stay alert. Paving equipment may be parked overnight in your neighborhood. Please do not allow children

to play on or around the equipment. Use caution while driving on walking near gutters and manholes. HOW YOU CAN HELP: Please do not park cars on the street during the dates above. Once paving operations take place in front of your house, access may be limited. Please do not run sprinkler systems when paving operations are in front of your house.
