WBD work closely with various other consultants e.g. structural engineers, SAP assessors, Planning Consultants and can recommend builders that together, will ensure the process from concept to completion is as you would expect from a professional team that offer the highest standards.

Phase 1 - Initial ConsultationA surveyor will visit you at a place of your convenience for a free initial consultation to discuss ideas and the feasibility of your scheme. Planning permission is not always needed as many homes have permitted development rights. There may be further information required and in some cases we may need to consult with your local authority or submit a pre-application report to ascertain your schemes feasibility and likelihood of an approval.Once we have all the relevant information, a quotation will be agreed and then sent to you.

Phase 2 - Survey (if appropriate)If you decide to proceed, your surveyor will conduct a measured survey of the existing building and will produce the existing floor plans, elevations and any required existing sections.

Phase 3 - Concept DrawingsA number of concept plans will be produced based on your initial brief and my interpretations of your requirements. I will meet with you and go through all of the options and their associated pros and cons. This will allow you to make an informed decision, and once you have considered your preferred option that meets with the way you want to live / work we will then progress this option to the next phase.

Phase 3 Cont. - Concept DrawingsNew build sites offer differing challenges from how many properties can we achieve from a piece of land, what will planning allow in terms of design, density, public contributions and land changes of use? Below are recently completed examples of semi rural themed estate layouts due to their proximity to open green fields for initial planning discussions.

Phase 4 - Produce Drawings Detailed planning drawings are drawn up for you to approve and any associated documentation collated ready for the planning submission.

Phase 5 - Submit Plans to local planning authorityYour approved plans and documentation are then submitted to your local planning department by us. We will monitor the application and keep you informed on its progress and any comments the planning officer may have. Planning approval can take up to 12 weeks.

Phase 6 - Working drawings produced and submitted to building controlOnce planning has been approved, Working drawings will be produced for submission to your local building control department. These drawings include; general arrangement floor plans, foundation setting out plan, floor joist plans, roof plan, all necessary sections at a scale of 1:50, details and material specifications. You will be issued with two copies of all of the drawings and documentation for you to forward onto to a number of builders of your choice to confidently and accurately (no weighted costs for unknown details or specifications etc...) tender for your project. The amount of detail and information will also ensure that all of the prices you have received will have included for the same, giving you piece of mind that the scale of figures reflect the build price and builders profit and nothing else. These drawings are also suitable for construction purposes.
