Page | 1 Warwick Parc Newsletter December 20, 2011 Greetings Dear Friends and Neighbors, One of the things I enjoy most about this Newsletter is the opportunity it gives me personally, and all of us collectively, to say Thank You to those committees and individuals who give of their time and talents to help make Warwick Parc a better place to live and raise a family. So it was with genuine remorse that I realized (actually, a very kind person pointed it out to me) that I had failed to acknowledge, in the November edition, the efforts of the Ghosting Committee for another very successful month of “Ghosting” in Warwick Parc. As you know, “Ghosting” is the fun and friendly activity carried out (to my knowledge exclusively in Warwick Parc, at least as far as NE Tarrant County is concerned) during the Halloween month of October. It happens seamlessly each year because of the efforts of the Ghosting Committee ( Paula Henderson, Chair, and Lynne Daly). When I contacted them to apologize for the oversight, they insisted that I also recognize those individuals who made up the first “Ghosting” baskets on October 1, to kickoff the fun: Allyson Mahmood, Geri Fedynich, and Shirin Frenzel. Of course, it’s always a pleasure to have the opportunity to recognize more neighbors for their contributions. To all of them, and all of you who participated, from all of us in WP, thanks for making October more fun , friendly, and neighborly!

Greetings

Dear Friends and Neighbors,

One of the things I enjoy most about this Newsletter is the opportunity it gives me personally, and all of us collectively, to say Thank You to those committees and individuals who give of their time and talents to help make Warwick Parc a better place to live and raise a family. So it was with genuine remorse that I realized (actually, a very kind person pointed it out to me) that I had failed to acknowledge, in the November edition, the efforts of the Ghosting Committee for another very successful month of “Ghosting” in Warwick Parc. As you know, “Ghosting” is the fun and friendly activity carried out (to my knowledge exclusively in Warwick Parc, at least as far as NE Tarrant County is concerned) during the Halloween month of October. The biggest WP news this month is the very successful WP Holiday Party, held at the home of Grace and Paul Hallen and sponsored by the Annual Holiday Party Committee: Grace Hallen, Chair; Deborah Jenkins; Patricia Iven; and Darlene McManus. Additional helpers included Inelda Alaniz, Geri Fedynich, Paul Hallen and Mary Morton. Thanks to those who stayed to help with post-party cleanup (Inelda, Mary, Patricia and Tom Iven, Darlene and Mike McManus, Caroline Shank, Barb Orf and Wei Hu). This year was our best turn out to date with 58 WP residents in attendance. Winners of the 10 flats of annuals,donated by our landscape maintenance provider, Planted Earth, were Joel and Crystal Friederich. There were also numerous other winners of door prizes drawn each hour. The following items (also shown in the picture below, kindly provided by Darlene McManus) were donated to G.R.A.C.E. by our party-goers (many thanks from the Holiday Party Committee and the folks at GRACE to all who contributed):

Please see the candid Party Pics taken by our roving photographer, Pete Fedynich, on pages 5-9 of this month’s edition. The other big news for this month is the sale of the unfinished house on Peter’s Path. Construction has resumed, bricks have been delivered to the property, and it is expected that the masonry work will begin in the very near future, if it has not already done so, and that the exterior bricking should be completed by early spring. The HOA Board agreed to forego the HOA liens on the property as part of the negotiations for the the sale of this house. It was strongly felt that completion of the home would do more to enhance the value of WP than the value of our liens for unpaid HOA assessments. The HOA Board met informally with our new Property Management company, Acclaim Management, on 12/13/11. Acclaim is a locally-based company with extensive experience managing other Colleyville HOA’s. The President and CEO of Acclaim is Linda Silverman, and both she and the company comptroller, Leisha Shelton, attended and provided answers to Board questions as well as additional information about their management style and goals for the HOA. There is a strong feeling among Board members that this will be a very positive change for our HOA, in addition to a reduction in the budget for management services. There will be no Board meeting in December or January, and it is anticipated that the Board will need to meet only on a quarterly schedule in the future with the next meeting expected to occur near the end of February. This will allow sufficient time for Acclaim to obtain records from our prior property management and to implement new accounting systems, transfer funds, etc. after they begin services on January 1, 2012. There will also be no Newsletter in January or February, so here’s wishing you a Happy President’s Day and Valentine’s Day in advance. This month is the year’s biggest Holiday Season of all, and I want to wish each of you the best

(and most stress-free, if that’s possible!) Holiday Season ever.

A Word from “Novel Neighbors”

“Novel Neighbors” meets the second Tuesday of the month, 1:00pm,

French Apple Tart

½ (14 ounce) package refrigerated pie dough, such as Pillsbury

3 tablespoons apple jelly, melted

1 vanilla bean split lengthwise or substitute 1 teaspoon pure vanilla extract

3 tablespoons packed brown sugar

1/8 teaspoon freshly ground nutmeg

1 ½ pounds Granny Smith apples, peeled and thinly sliced

crème fraiche (optional)

1. Preheat oven to 425 degrees. 2. Roll dough to a 12-inch circle: place on a 12-ince pizza pan. (lining plan with parchment

paper is an option) Brush dough with 1 tablespoon jelly. Place pan in freezer for 5 minutes. (refrigerator is an option)

3. Scrape seeds from vanilla bean or use extract. Combine vanilla, brown sugar and nutmeg in a small bowl, stirring with a whisk. Sprinkle 1 tablespoon sugar mixture over dough.

4. Arrange apple slices in concentric circles on prepared crust. Sprinkle apples with the remaining sugar mixture.

5. Bake at 425 degrees for 20-30 minutes until apples are tender and crust is golden brown.

6. Brush remaining 2 tablespoons jelly over hot tart. Cut into desired wedges; serve plain, with crème fraiche or another desired topping.

Greg was joined in Australia for the tournament by his wife, Nicole, and two sons, Max and

Lachlan and commented after the big win: "I had my wife here and she has never seen me win

and been here live and that is just a personal moment for me; it doesn't really mean anything to

anybody else, and I get that, but for me and my family those moments are rare, rare that you

get the chance to have those people around you and something happens that is so huge."

City of Colleyville Guidelines for

Homeowners Associations

The city of Colleyville wants to make sure that you understand Homeowners'

Associations (HOAs) and Covenants, Conditions & Restrictions (CC&Rs). When you buy a house in a new subdivision or planned unit development, you may be subject to a host of rules and regulations.

When you buy a good home in a new subdivision, common interest development

(CID), planned unit development (PUD), or co-op, chances are good that you also automatically become a member of an exclusive club -- the homeowners' association. The HOA's members include all the people who own homes in the same

development.

The homeowners' association will probably exercise a lot of control over how you use your property.

Covenants, Conditions & Restrictions (CC&Rs) The transfer deeds to houses in new developments almost always include

limitations on how the property can be used. Usually these limitations, called covenants, conditions, and restrictions (CC&Rs), put decision-making rights in the hands of a homeowners' association.

Some associations enforce every rule with the enthusiasm of a Marine drill

sergeant; others are run in a far more relaxed way. Most associations try to make decisions that will enhance the value of the houses.

Make sure the CC&Rs are compatible with your lifestyle. CC&Rs commonly limit the color or colors you can paint your house (often brown or gray), the color of the

curtains or blinds visible from the street (usually white) and even the type of front yard landscaping you can do.

Some CC&Rs go on to require that garages facing the street be kept neat, insist that laundry be dried indoors rather than hung on a line, prohibit basketball hoops

in the driveway or front yard, and prohibit parking RVs or boats in the driveway. See the list below for more examples of the detail with which many homeowners'

associations regulate members' everyday lives. Read the CC&Rs carefully before you buy, and if you don't understand something,

ask for more information, and seek legal advice if necessary.

Once you've moved in, getting relief from overly restrictive CC&Rs isn't easy. You'll likely have to submit an application (with fee) for a variance, get your neighbors'

permission, and possibly go through a formal hearing. And if you want to make a structural change to your house, such as building a fence or adding a room, you'll

likely need formal permission from the association (on top of having to comply with city zoning rules).

Maintenance Fees Homeowners' associations can usually mandate that members pay fees for common property maintenance. The fees can run particularly high if the development has a

pool, golf course, or other recreational facility. Many associations in housing developments let their boards raise regular assessments up to 20 percent per year,

and levy additional special assessments with no membership vote for capital improvements like a new roof.

If you're on a tight budget, check the homeowners' association membership fee and how easy it is for the board to increase the amount. Also, if parts of the

development have been occupied for awhile, attend a homeowners' association meeting and talk with the officers about financing and other issues of concern.
