Never Better than Opening Day
• During Design Ask:
“How are they going to clean those windows?”
• Think long term

Maintenance Considerations 3
Design Criteria • Should include
maintenance input
• Original criteria likely written before any maintenance is done
• It may say the design life is 50 years … but the system better be here in 100

Communication
• Include both design and maintenance staff
• Goes both ways
• Find out what is working … and what isn't

Ask Questions on Maintenance Practices
• Ask early in design
• When and how is maintenance done?
• How is it cleaned?
• Are particular cleaners used?

Ask Operating Questions Too!
• What are the operating hours?
• When will the operating plan allow maintenance?
• What is the frequency of
service?
• Will any portions of the project be used for non-transit uses?

Other Things to Consider
• Special events
• Extreme load
• Employee break areas
• Things you can’t imagine

Think Maintenance
• If you want to know how it will be maintained … ask maintenance
• Control all water
• Concentrate on providing a firm foundation

Maintenance Considerations 9
Long Term Cost Issues • How much money is available for maintenance?
• When there is a
shortage of funds,
maintenance suffers
• In times of tight budgets, specialty high cost items may
have purchases
delayed

Maintenance Staff • Usually preformed by
unionized personnel
• May be restrictions on maintenance due to each work rules
• Shift differential or overtime rules may increase the cost of maintenance work

After Construction is Complete ...
• Maintenance is the first to know about your design failures
• It will be maintained in the easiest way … not the way you thought it would
• No matter how small the probability ….. It will happen
