In compliance to your request, a visual inspection of the above referenced property was conducted on in

your presence. This inspection report reflects the visual condition of the property at the time of inspection only. All efforts

were made to discover every visible defect; however, hidden or concealed defects cannot be included in this report; (in

between the walls, floors and ceiling, etc.).

The following is an opinion report expressed as a result of the inspection, defects itemized which are usually inspected shall

need repair only by a contractor or qualified licensed individual. Some defects which are results of the normal wear and tear

of the property due to its age shall not need repair.

“The items listed on the summary are, in the inspector’s opinion, those that pose a safety hazard or affect the habitability or

integrity of the property. The client is strongly advised to read the entire report”.

Please take time to review the limitations contained in the inspection agreement and scope of work.

Overall, the property was constructed in accordance to the local building trades and codes in effect in the time of the

construction, and has average maintenance over the years. However, in conformity with prevailing local real estate purchase

agreements, the following items/ defects should be addressed.

1. EXTERIOR:

a. THE ROOFING SYSTEM WAS NOT NEW, SOME SECTIONS ON FLASHINGS WAS BULGING AT THE TIME OF INSPECTION.

EVALUATION OF QUALIFIED AND LICENSED ROOFER IS RECOMMENDED PRIOR TO CLOSING. b. MISSING CHIMNEY CAP OR RAIN CAP; THIS IS A FAILURE HAZARD AND POSSIBLE ENTERING OF RAIN WATER INTO THE

FLUES AND MIXING WITH COMBUSTION DEPOSITS, CREATING CAUSTIC CHEMICALS WHICH CAN CORRODE OR DAMAGES THE FLUES. CORRECTION OF QUALIFIED CHIMNEY EXPERT IS RECOMMENDED.

c. OBSERVED THE OVERHEAD SERVICE WIRES HAD INADEQUATE CLEARANCE FROM TREE BRANCHES AT THE TIME OF INSPECTION. THIS IS A SAFETY AND FAILURE HAZARD; CORRECTION OF QUALIFIED ELECTRICAL CONTRACTOR IS HIGHLY RECOMMENDED.

d. BADLY CRACKED AND BUCKLING REAR CONCRETE WALKWAY. THIS IS A SAFETY AND TRIPPING HAZARD, AND MAY CREATE

PERSONAL INJURIES. CORRECTION OF A QUALIFIED MASONRY CONTRACTOR IS RECOMMENDED.

e. OBSERVED THAT WOODEN PORCH COLUMN WAS NOT PLUMB/ TWISTED AND CRACKED; THIS IS A SAFETY AND FAILURE

HAZARD, A POSSIBLE CAUSE OF DETERIORATING OF COLUMN IN A SHORT PERIOD OF TIME OR SETTLED, CORRECTION OF

QUALIFIED PORCH EXPERT IS HIGHLY RECOMMENDED.

f. OBSERVED EXTERIOR FAUCET ASSEMBLY IS NOT A FROST FREE FAUCET; THIS IS A FAILURE HAZARD AND WILL CAUSE OF

BURSTING WATER PIPES DURING BELOW ZERO TEMPERATURE ON WINTER SEASON, FURTHER EVALUATION AND

CORRECTION OF LICENSED PLUMBER IS RECOMMENDED.

h. PEELING AND CHIPPING PAINTS WAS OBSERVED ONREAR PORCH TOP CEILING. THIS IS A SAFETY AND HEALTH HAZARD.

EVALUATION AND CORRECTION OF A QUALIFIED PAINTER/ CONTRACTOR IS RECOMMENDED.

i. MISSING HANDRAILS ON REAR BASEMENT STAIRS – THIS IS A SAFETY HAZARD, STAIRS WITH 4 OR MORE RISERS SHOULD HAVE

A GRIPPABLE HANDRAIL ON AT LEAST ONE SIDE. CORRECTION BY A QUALIFIED CARPENTER IS RECOMMENDED.

j. OBSERVED EXTERIOR FAUCET ASSEMBLY IS NOT A FROST FREE FAUCET; THIS IS A FAILURE HAZARD AND WILL CAUSE OF

BURSTING WATER PIPES DURING BELOW ZERO TEMPERATURE ON WINTER SEASON, FURTHER EVALUATION AND CORRECTION

OF LICENSED PLUMBER IS RECOMMENDED.

k. RUSTED, DETERIORATED AND DAMAGED STEEL WINDOW LINTELS WAS OBSERVED. THIS WILL BE A CAUSE OF MOISTURE

ENTERS INTO THE AREA BETWEEN THE PANES AND INTERIOR WALLS OR INSULATIONS. HOWEVER, AT SOME POINT, WHICH

MAYBE YEARS, IT BECOMES FULLY SATURATE. WHEN IT HAPPENS, THEN THE WINDOW BEGINS TO FOG UP OR YOU WILL

NOTICE RIVER BEDDING AT TIMES AND CRACKS ON BRICK WALLS. FURTHER EVALUATION AND CORRECTION OF QUALIFIED

WINDOW EXPERT IS HIGHLY RECOMMENDED.

l. DETERIORATED, CRACKS AND WASHED OUT MORTARS ON EXTERIOR CHIMNEY BRICK WALLS, THIS IS A FAILURE HAZARD AND

MAY ALLOW LEAKS AND SUBSEQUENT DAMAGE TO THE CHIMNEY WALLS AND LINERS, CORRECTION BY A QUALIFIED CHIMNEY

SWEEP IS RECOMMENDED.

m. MISSING CHIMNEY CAP OR RAIN CAP; THIS IS A FAILURE HAZARD AND POSSIBLE ENTERING OF RAIN WATER INTO THE FLUES

AND MIXING WITH COMBUSTION DEPOSITS, CREATING CAUSTIC CHEMICALS WHICH CAN CORRODE OR DAMAGES THE FLUES.

CORRECTION OF QUALIFIED CHIMNEY EXPERT IS RECOMMENDED.

n. REAR BASEMENT STAIR HEADROOM IS TOO LOW; POOR CLEARANCE – THIS IS A POTENTIAL TRIPPING HAZARD OR POSSIBLE

HEAD INJURY. THE STAIRWAY HEADROOM REQUIREMENT SHOULD BE GREATER THAN OR EQUAL TO SIX FEET EIGHT INCHES (6’)

FT (8”) INCHES. FURTHER EVALUATION AND CORRECTION BY A QUALIFIED CONTRACTOR IS RECOMMENDED.

o. DIRTY GUTTERS, THIS MAY ALLOW LEAKS AND CLOGGED ON GUTTERS AND DOWN SPOUTS, AND SUBSEQUENT DAMAGE TO

THE ROOFING SYSTEMS. CORRECTION BY A LICENSED ROOFER IS RECOMMENDED.

2. FRONT COMMON STAIRS AND LOBBY:

a. ROOM SPACE IS PRESENT, OBSERVED, INSPECTED, TESTED ALL ROOM COMPONENTS ACCEPTABLE AND IN GOOD CONDITION

AT THE TIME OF INSPECTION.

a. DIRTY CHIMNEY CLEAN – OUT BOXES WAS OBSERVED; THIS IS A SAFETY HAZARD. FURTHER EVALUATION BY A CHIMNEY SWEEP WHICH CERTIFIED BY THE CHIMNEY SAFETY INSTITUTE OF AMERICA IS HIGHLY RECOMMENDED.

b. OBSERVED DRY MILDEW ON BASEMENT CEILING AND JOIST. THIS IS A SAFETY HAZARD AND MAY CAUSE OF LIFETIME SICKNESS. FURTHER EVALUATION AND CORRECTION OF QUALIFIED MOLD INSPECTOR IS HIGHLY RECOMMENDED PRIOR TO CLOSING.

c. CRACKED AND HOLES ON INTERIOR BRICK WALLS WAS OBSERVED. THIS IS A SAFETY AND HEALTH HAZARD. A POSSIBLE MOISTURE DAMAGES OR SETTLING OF PROPERTIES; CAUSES OF IN DANGER OF FALLING MATERIALS. CORRECTION OF QUALIFIED MASONRY CONTRACTOR IS HIGHLY RECOMMENDED.

d. MISSING CARBON MONOXIDE DETECTORS WAS OBSERVED NEAR FURNACES AND WATER HEATERS. CARBON MONOXIDE DETECTORS IN THE AREA OF THE HOME WHERE THE BEDROOMS ARE, IN THE KITCHEN, NEAR THE HEATER, FIREPLACE AND THE GARAGE IF THE HOME HAS ONE BY JUNE 18, 2015. ILLINOIS LAW EFFECT ON JANUARY 1, 2007 THAT ALL, DWELLING UNIT SHALL BE EQUIPPED WITH AT LEAST ONE APPROVED CARBON MONOXIDE ALARM IN OPERATING CONDITION WITHIN 15 FEET OF EVERY ROOM USED FOR SLEEPING PURPOSES.

e. MISSING SMOKE DETECTORS; THIS IS A SAFETY AND FIRE HAZARD. INSTALL SMOKE ALARMS INSIDE EACH BEDROOM, OUTSIDE EACH SLEEPING AREA AND ON EVERY LEVEL OF THE HOME, INCLUDING THE BASEMENT AND ATTIC AREA. ON LEVELS WITHOUT BEDROOMS, INSTALL ALARMS IN THE LIVING ROOM ( OR DEN OR FAMILY ROOM) OR NEAR THE STAIRWAY TO TH UPPER LEVEL, OR IN BOTH LOCATIONS. SMOKE ALARMS SHOULD BE INSTALLED AT LEAST 10 FEET (3 METERS) FROM A COOKING APPLIANCE TO MINIMIZE FALSE ALARMS WHEN COOKING. WALL MOUNTED ALARMS SHOULD BE INSTALLED NOT MORE THAN 12 INCHES AWAY FROM THE CEILING.

f. BROKEN WINDOW PANE, THIS IS A SAFETY HAZARD AND MAY CAUSE PERSONAL INJURIES; IT IS ALSO ALLOW YOUR HEAT OR COOL AIR TO ESCAPE YOUR HOUSE. CORRECTION OF QUALIFIED WINDOW EXPERT IS RECOMMENDED.

g. EXPOSED WIRES ON ELECTRICAL BOXES WAS OBSERVED/ MISSING COVERS. THIS IS DANGEROUS AND MAY CAUSE OF ELECTRIC SHOCK OR ELECTROCUTION. EVALUATION AND CORRECTION OF QUALIFIED AND LICENSED ELECTRICIAN IS HIGHLY RECOMMENDED.

h. OBSERVED REGULAR ELECTRICAL OUTLETS USED FOR LAUNDRY MACHINES NEAR SINK FAUCET– GROUND FAULT CIRCUIT INTERRUPTER (GFCI) OR RESIDUAL CURRENT DEVICE (RCD) IS A DEVICE THAT SHUTS OFF AN ELECTRIC POWER CIRCUIT WHEN IT DETECTS THAT CURRENT IS FLOWING ALONG AN UNINTENDED PATH, SUCH AS THROUGH WATER OR A PERSON. CORRECTION AND INSTALLATION OF GFCI OUTLETS BY A QUALIFIED ELECTRICIAN IS RECOMMENDED.

i. OBSERVED LEAKY LAUNDRY FAUCET AND SINK SLOW DRAINS. THIS IS A FAILURE HAZARDAND MOST LIKELY GOING TO AFFECT THE SORROUNDINGS SURFACES AS WELL. FLOORS ARE ALL AT RISK AND BEGIN TO WARP, CRACK AND ROT FROM THE CONTINOUS DRIPPING OF WATER. CORRECTION OF QUALIFIED PLUMBING CONTRACTOR IS RECOMMENDED.

j. A FLOOR JOIST OVER THE FURNACE DUCTWORKS WAS OVER NOTCHED, WHICH MAY AFFECT THE STRENGTH OF THE JOIST. FURTHER EVALUATION AND CORRECTION BY A QUALIFIED CARPENTER IS RECOMMENDED.

k. OBSERVED THE BEAMS AND COLUMNS ON BASEMENT HAS CRACKED AND IMPROPER SPACERS. THIS IS A FAILURE HAZARD AND CAN AFFECT THEIR LOAD- BEARING CAPACITY. THE CAUSE OF CRACKED SHOULD BE IDENTIFIED. EVALUATION OF QUALIFIED ENGINEER OR CONTRACTOR IS HIGHLY RECOMMENDED PRIOR TO CLOSING.

l. RUSTED/ LEAKING AND CORRODED WATER PIPES ON BASEMENT WAS OBSERVED, THIS MAY ALLOW HEAVY DAMAGES ON PROPERTY INTERIORS, CORRECTION OF QUALIFIED AND LICENSED PLUMBER IS RECOMMENDED.

m. OBSERVED MISSING DI- ELECTRIC UNION IN BETWEEN COPPER PIPES AND GALVANIZED WATER PIPES. THIS MIGHT CREATE CORROSION, RUSTED AND LEAKING OF PIPES, CORRECTION OF QUALIFIED AND LICENSED PLUMBER IS RECOMMENDED.

n. OBSERVED CLOTHES DRYER IS EQUIPPED WITH A VINYL OR FOIL, ACCORDION TYPE, FLEXIBLE EXHAUSTS DUCT. THIS IS A SAFETY AND FIRE HAZARD. THESE TYPES OF DUCTS CAN TRAP LINT AND ARE SUSPECTIBLE TO CRUSHING OR DAMAGE, WHICH CAN GREATLY REDUCE THE AIR FLOW. CORRECTION OF QUALIFIED CONTRACTOR IS RECOMMENDED.

o. THERE ARE CRACKS AND HOLES ON INTERIOR BRICK WALLS. THIS IS A FAILURE HAZARD. CRACKS INDICATE THAT THE FOUNDATION HAS SETTLED OR IS SETTLING. CORRECTION OF QUALIFIED MASONRY OR FOUNDATION CONTRACTOR IS HIGHLY RECOMMENDED.

4. WATER TANK HEATERS:

a. THE WATER TANK HEATER WAS PRESENT, OBSERVED, TESTED AND FUNCTIONING AT THE TIME OF INSPECTION.

5. HEATING & COOLING SYSTEMS:

a. ALL FORCE AIR FURNACE UNIT AND THERMOSTAT CONTROL SWITCH WAS PRESENT, OBSERVED, TESTED AND

FUNCTIONING AT THE TIME OF INSPECTION. b. NO A/C SYSTEMS WERE INSTALLED AND TESTED ON EACH UNIT AT THE TIME OF INSPECTION. c. OBSERVED PRESENCE OF HEAVY DUST INSIDE THE FURNACE, A PROFESSIONAL CLEANING SERVICE BY A QUALIFIED AND

LICENSED HVAC TECHNICIAN IS HIGHLY RECOMMENDED. HVAC CONTRACTOR IS HIGHLY ADVISED TO ENSURE PROPER AND SAFE OPERATION OF THIS UNIT. INSPECTION FOR HOLES AND CRACKS IN HEAT EXCHANGER IS NOT WITHIN THE SCOPE OF THIS INSPECTION AND SHOULD BE PERFORMED BY A HVAC CONTRACTOR.

6. ELECTRICAL SYSTEMS:

a. OBSERVED THAT ELECTRICAL GROUNDING METHOD IS NOT INSTALLED BY USING GROUND BAR. THIS IS A SHOCK HAZARD A

POSSIBLY STRIKE BY LIGHTNING IN SOME CIRCUMSTANCES AND CAUSE OF FIRE. CORRECTION BY A QUALIFIED ELECTRICIAN

IS HIGHLY RECOMMENDED.

b. THE ELECTRICAL PANEL BOXES WAS AN OLD PANEL FUSE TYPE AND NOT OPEN AT THE TIME OF INSPECTION. THERE IS NO

PROPER ACCESS TO INSPECT AND EVALUATE THE ELECTRICAL WIRING CONDITION.THIS IS DANGEROUS TO OPEN DUE TO ITS

DESIGNS AND COVER; MIGHT TOUCH ALL WIRINGS IF NOT PROPERLY INSTALLED. EVALUATION AND CORRECTION BY A

QUALIFIED ELECTRICIAN IS HIGHLY RECOMMENDED PRIOR TO CLOSING.

c. OBSERVED ROOM LABELS FOR OVERCURRENT PROTECTION DEVICES (BREAKERS OR FUSES) IN THE MAIN ELECTRICAL PANEL

BOX ARE MISSING. INSTALLATION AND CORRECTION OF QUALIFIED AND LICENSED ELECTRICIAN IS HIGHLY RECOMMENDED.

d. ELECTRICAL SERVICE WIRES GROUNDING BAR CANNOT BE LOCATED AND VERIFY. RECOMMEND FURTHER EVALUATION BY A

QUALIFIED ELECTRICIAN IS HIGHLY RECOMMENDED.

a. BULGING AND CRACKED CEILING WAS OBSERVED. THIS IS A SAFETY AND HEALTH HAZARD. A POSSIBLE MOISTURE

DAMAGES OR SETTLING OF PROPERTIES; CAUSES OF IN DANGER OF FALLING MATERIALS. CORRECTION OF QUALIFIED DRYWALL EXPERT IS HIGHLY RECOMMENDED.

b. FLOORS ARE NOT LEVEL/ SIGNIFICANTLY SLOPE TOWARDS ONE DIRECTION IN LIVING ROOM. THIS COULD BE AN INDICATION OF STRUCTURAL DAMAGE OR SETTLEMENT. FURTHER EVALUATION OR CORRECTION OF QUALIFIED AND LICENSED CONTRACTOR OR ENGINEER TO CHECK PRIOR TO CLOSING IS HIGHLY RECOMMENDED.

8. DINING ROOM:

b. MISSING GFCI OUTLETS, THIS IS DANGEROUS AND MAY CAUSE ELECTRIC SHOCK OR ELECTROCUTION. A GFCI OUTLET (GROUND FAULT CIRCUIT INTERRUPTER) IS A SPECIAL ELECTRICAL OUTLET DEVICE THAT PROVIDES MUCH GREATER PROTECTION FROM ELECTRIC SHOCK THAN A STANDARD ELECTRICAL OUTLET DOES. CORRECTION AND INSTALLATION OF GFCI OUTLETS BY A QUALIFIED ELECTRICIAN IS RECOMMENDED.

a. FLOORS NOT LEVEL/ SIGNIFICANTLY SLOPE TOWARDS ONE DIRECTION IN KITCHEN AREA. THIS COULD BE AN INDICATION

OF STRUCTURAL DAMAGE OR SETTLEMENT. FURTHER EVALUATION OR CORRECTION OF QUALIFIED AND LICENSED CONTRACTOR OR ENGINEER TO CHECK PRIOR TO CLOSING IS HIGHLY RECOMMENDED.

b. BULGING AND CRACKED CEILING WAS OBSERVED. THIS IS A SAFETY AND HEALTH HAZARD. A POSSIBLE MOISTURE DAMAGES OR SETTLING OF PROPERTIES; CAUSES OF IN DANGER OF FALLING MATERIALS. CORRECTION OF QUALIFIED DRYWALL EXPERT IS HIGHLY RECOMMENDED.

NOTE: The condition of the underground drainage and waste piping cannot be determined by this inspection. I strongly recommend that you
