We seek to obtain a Hosting Agreement with the township of Otis that is mutually beneficial to both entities which would include:
• Repurposing of the former Otis Poultry Farm to provide added financial benefit to Otis
• Ensuring that the new facility is well-staffed with qualified local employees in a secure facility and site
• Continuing and improving the on-site retail establishment

Turning Leaf Centers Otis LLC is interested in purchasing the 23.79 acre Otis Poultry Farm site. This site currently houses a retail and liquor sales establishment and outbuildings that were previously part of an operable chicken farm, and a 2.99 acre residence across the street.

Turning Leaf Centers Otis LLC proposes to subdivide the parcel to allow continuation of the retail and liquor sales establishment as a separate entity, and would construct a cultivation/processing/dispensary and retail facility on the subdivided parcel to separate the two entities. The residential site across the street would remain as-is. Integration of new site access from North Main Rd, site access ways, and parking for clients, employees and transportation vehicles will be designed to best serve all needs. Separate entry/exit ways are our goal for safety purposes.

GOOD NEIGHBOR PREVENTION OF NUISANCES
Lighting and Signage-Exterior lighting will be minimized to prevent light pollution while meeting security and safety requirements and will conform to all town and state requirements-Signage will conform to local zoning restrictions and will address any public concerns
Parking -Adequate off-road parking will be provided to ensure safety
Traffic Control -We will work closely with the Otis police department and the state police during the design phase onward to ensure the smooth flow of traffic
Odor Mitigation-The design of the facility will appropriately address odor mitigation of all aspects of cultivation, processing and dispensing. This will include appropriately designed HVAC systems and construction details, as well as the ongoing maintenance of these elements to ensure continued control well after the design phase. Performance monitoring will be ongoing
AIR PURIFICATION & MITIGATIONOdor is a byproduct of the cultivate/process/dispensing processes. Warm air holds more moisture than cold air, and increased moisture in the air enables odor molecules to travel farther and faster. There are many methods for containment and management through proper design of the facility including:
Virgin kiln activated carbon with a small, low-volume pore structure ideal for capturing organic odor particles and other airborne materials
Utilizing both carbon air scrubbers and carbon exhaust filters to increase efficiency and overall effectiveness
Fully Automated Environmental Controls regulating Temperature and Humidity Levels Fiberglass Reinforced Plastic Wall Panels(FRP) with thermal insulation sound & fire protection
Class A Noncombustible rating to achieve complete enviromental control Negative pressure system which draws air away from entryways and towards decontamination
