• Outbound call center to engage borrowers and contractors; obtain status

• Initiate written correspondence including default notices• Perform advanced skip-tracing• Construction loan specialists explore and negotiate payoff

strategies• Negotiate and coordinate short sales, deeds-in-lieu, note sales• Act as central point of contact for all correspondence in

workout stage• Research and recommend alternative exit strategies for

problem loans• Create settlement proposal with recommendations; present to

Scope of Services

• Identify any construction issues with the existing structure and execute strategies to mitigate problems

• Obtain third-party services to ascertain constraints to completion such as:– Inspections– Contact city/county inspectors– Realtors– Environmental– Survey

• Identify any safety hazards to limit lender liability• Perform permitting and zoning analysis including identification of

any setback or easement restrictions affecting property• Identify municipalities and status of utilities• Complete valuation analysis including “as-is” and completed

values• Obtain and review Comparative Market information to identify true

market value• Provide thoroughly researched exit strategies including benefits

and risks for project demolition or abandonment, “as-is” quick sale, or project completion

• Complete construction budget and project analysis• Estimate and/or obtain bids for completion of construction-

rehabilitation• Obtain and review project specifications, contract, and draw

schedule for project completion• Verify build-out budget including costs and time commitments• Perform builder review, including verifying all references,

builder credit, status of licenses, and status of insurance • Manage builder relationship on “completion” projects• Monitor progress towards project completion• Act as on-call contact for immediate resolution of urgent

matters• Provide detailed, project level reporting and analysis

• Complete draw disbursement processing including NTO and waivers, title updates, and coordination of third-party inspections
