HIGHLIGHTSHIGH-GROWTH INDUSTRYThe medical marijuana industry has experienced massive growth and has shown no signs of slowing down in the coming years. Industry experts expect U.S. medical marijuana sales to grow at an 11.8% compounded annual growth rate, from the $5.1 billion recorded in 2017 to an estimated $12.5 billion in 2025.

STRONG TENANT WITHIN INDUSTRYAccording to Denver’s independent local news source, West Word, LivWell ranks 3rd among Colorado dispensary chains with 18 locations. Livwell’s current market positioning and scale within the new and expansive marijuana industry may attract potential buyers seeking to mitigate their investment risk.

ATTRACTIVE RENTAL INCREASESThe lease offers 3% annual rent escalations that will provide potential investors with a natural hedge against inflation and an increasing return over the life of the investment.

BELOW MARKET RENTCurrently, the tenant is paying $13.89 rent per square foot, which is about ~$3.00 below the Colorado Springs retail average. If the tenant were to vacate, the potential investor would likely be able to replace the rent, if not realize a gain.

CHALLENGESNON-INVESTMENT GRADE CREDIT The subject tenant’s credit is currently not rated as investment grade. This could potentially concern risk-averse investors and shrink the overall buyer pool. However, this is mitigated by LivWell’s current positioning as one of the largest retailers in the marijuana industry.

STRONG REAL ESTATE FUNDAMENTALS This site has excellent underlying real estate fundamentals. The property sits in a dense retail trade market as well as being in a well-populated residential area. Additionally, the property sits in proximity to economic drivers such as the Peterson Air Force Base, a corporate Lockheed Martin office, and a corporate Boeing office. The property also benefits from high traffic counts on N. Murray Boulevard and E. Pallete Avenue, an estimated +/- 16,000 vehicles drive by this property daily.

LAWS WITHIN THE COLORADO SPRINGS JURISDICTIONAlthough recreational marijuana is legal across the state under Amendment 64, only medical dispensaries are allowed to operate in Colorado Springs at this time. Colorado Springs has chosen not to allow the retail sale of marijuana within their jurisdiction’s limits. This location’s sales could be affected by the fact that they can only operate as a medicinal facility. The closest recreational dispensaries are located nearby in Manitou Springs, driving non-medical consumers out of the subject tenants market. Potential investors may associate higher investment risk with the unfavorable local laws.

REMAINING LEASE TERMThe current lease term is set to end within 4 years. The short-term lease could potentially deter investors seeking long-term stable investments. However, Livwell has shown commitment to this location. After LivWell’s initial lease term of 3 years expired, the company opted into a 6-year amendment to continue operations at this location.

The Colorado-based dispensary chain currently employs over 700 employees and is one of the preeminent licensed cannabis operators in Colorado with 18 dispensary locations, in addition to operations in Oregon, Michigan, Puerto Rico, and Canada. NEW YORK CITY—Net lease broker B+E closed a $324 million sale-leaseback for the retailer Bass Pro Shops for 11 of its Cabela’s properties. The properties represent more than 1.6-million-square feet as well as an additional 277-acres of land. The buyer is a Sansome Pacific joint venture. Bass Pro Shops, the seller, merged with Cabela’s in 2017 and has been monetizing the real estate from that deal. The sale-leaseback term for this transaction is 25 years. Camille Renshaw, CEO at B+E, tells GlobeSt.com that this is likely the largest commercial real estate transaction completed on a digital platform. B+E began speaking with Bass Pro last fall, she says. The platform delivered a number of offers and ultimately the JV buyer, which consists of several parties, was sourced. “This is the last tranche of real estate that Bass Pro and Cabela’s owns,” Renshaw says. Its the last big sale-leaseback you will see out of them.”
