Vision Statement:

The Town of Pines is a peaceful and sustainable duneland small‐town where residents enjoy a safe, healthy, and beautiful community and visitors are welcomed to take pleasure in the town’s recreational amenities.

Land Use Planning Recommendations•Adjust existing land use designations so that large commercial tracts do not bisect residential neighborhoods.

•Create a new “mixed use” land use category, defined as a mixture, either vertically within the same building or horizontallythe same building or horizontally adjacent to each other, of commercial shops, restaurants, bars, hotels, professional offices, multi‐family residential, and indoor and outdoor recreational f iliti d l it t thfacilities; and apply it to the majority of the non‐commercial US‐12 corridor between IN‐520 and County Line Road.

•Create an industrial corridor business land use category specifically for land uses on US‐20 and IN‐520 like storage units and auto‐related businesses.  This category differentiates these uses from more retail‐oriented uses along US‐12.

Public Utilities Planning Recommendations•Create the requisite utility boards to be eligible for outside sources of fundingoutside sources of funding.

•Extend water service to the remaining 53 homes that do not yet have municipal water asmunicipal water as recommended in the Town of Pines Preliminary Engineering Report for Municipal Water Service.

•Introduce phased municipal sewer service in the northeast corner of Town along US‐12 as part of the Town’s economicthe Town s economic development strategy with the goal of eventually providing sewer service to the entire Town.

•Form a park board and complete an IDNR approved parks master plan to become eligible for outside funding opportunities.

•Secure funding and enact elements of the parks master plan according to the priority list in the parks master plan.

•Seek cooperation with county parks system and/or private parties for the development of new parkland in the area of Brown Ditch and at the landfill.

•Work with Porter County to upgrade Calumet Trail along existing alignment or re‐route Calumet Trail within the US‐12 Corridor to activate the business core.
