One of the more complicated issues today in building science is addressing moisture movement in building, both above and below ground. Not only does building design have to recognize that moisture movement will occur, but it must also factor in climate, workmanship, durability and a range of other important variables. Moisture can enter the building in a number of ways – underneath the concrete slab, through the below-grade vertical walls of the building foundation, and through the above-grade walls and roof of the structure. LOCK-DOWN provides superior protection for stone, brink, stucco, mortar and concrete surfaces. It goes on clear so it won’t discolor building surfaces, yet it provides a durable barrier against oil, water, oil-based dirt, and water-based dirt. It’s even effective for unpainted masonry

LOCK-DOWN is solvent and filler free and does not emit harmful fumes or odor so it’s safe to work with and requires no special equipment to apply.

LOCK-DOWN provide waterproof barriers that stop moisture, preventing damage and water infiltration throughout the building envelope- on every substrate. As masonry and stucco surfaces are primary points of entry for water, LOCK-DOWN is carefully formulated to remain flexible and allow for movement while providing a high-quality water seal.

LOCK-DOWN when applied appears as a transparent dustproofing wall sealer to protect walls, including render, plaster, concrete, block work and brickwork. Produces a silky, matt finish with minimal darkening effect on the substrate.

LOCK-DOWN Acrylic Latex Sealer is a water-dilutable, low viscosity; styrene-butadiene based exterior sealer. It reduces the absorbency of cementitious substrates. It is solvent-, plasticizer-, and filler-free. An Environmental Choice approved product. features a very low odor, very high spread rate, and years of lasting protection.

LOCK-DOWN Water Base Primer Sealer is developed to use as primary coat to seal and enhance durability of finishing paint. It is free from Pollution, Solvent, Lead, Toxic, and noxious. It also contains effective additives which protect from fungus for many years.

LOCK-DOWN is a high performance transparent water repellent specially formulated to provide a water repellent finish and prevent attack by water penetration on porous substrates such as brick, stone, concrete, plaster, plasterboard, rendering, porous tiling, grouting etc. LOCK-DOWN penetrates deep into the treated area and actually chemically bonds to the surface, providing effective water repellency for many years. It is unaffected by ultra violet light and offers improved water beading when compared to other traditional.

However, LOCK-DOWN Masonry & Brick Sealer is 100% breathable and allows water vapor to escape. This means that the liquid water that can be absorbed from under or behind the substrate, such as from below brick driveways or sidewalks, will not be trapped inside because it is filer free and keep micro pores to allow water vapor. This will reduce the spalling and scaling that can occur from water being trapped inside the brick substrate and freezing during cold weather.

LOCK-DOWN Masonry & Brick Sealer is a water-based emulsion. It penetrates into the substrate to form a waterproof hydrophobic barrier against water penetration. Upon penetrating into the substrate of the masonry or brick, it chemically bonds and fills the pores below the surface. The masonry or brick will be waterproof and protected from spalling, staining and mold and mildew growth.

Performance

Limitations

Do not apply at temperatures below 10°C or when it is liable to drop below 10°C during the drying period.

Not designed for direct to metal applications. Will not penetrate chalky and powdery surfaces. Not normally used on opening sashes and doors. Do not apply to damp/wet surfaces. Do not apply when raining or when rain is

imminent. Do not use on non porous surfaces. Do not use on wood, plastic or rubber. Do not use in fishponds. Protect windows and surrounding areas from

overspray. Remove any overspray immediately whilst the

product is still wet, with a cloth .

Surface preparation

Clean down thoroughly to remove all dirt, dust and loose material.

Ensure surface is free from oil, grease, mould and release agents

Application

Prepare surface and prime as above. Dilute with 2 Gallons of drinking water. Stirs and mix well before use. Apply by brush, synthetic fiber roller, brush or

spray. Apply two coats, allowing at least two hours

between coats. On vertical surfaces, saturate the wall working

from the bottom up, ensuring the entire surface is covered.

Two coats are normally required; the second coat being applied in or after 1 hour – as soon as the first coat has soaked in.

Clean brushes, rollers and spray equipment with simple water IMMEDIATELY after use.
