One of the issues that we hear a lot from our clients is the issue around the sequence & timing of selling your current home and purchasing your new one. The question is: Do I sell before I buy OR do I buy before I sell?
I think almost everyone would agree that it in a perfect world it is almost always better to sell before you buy. The stress and financial burden of owning two homes is usually more stress than most of us need or want and the cost of bridge financing (if required) isn’t inconsequential. In addition, if you sell before you buy, you have certainty around your financial picture – you know exactly what your proceeds from your sale are and can use that in your buying decision going forward.
While we all agree that selling first is the ideal situation it also comes with the following worries:
‘Where will I go?’ ‘What if the right property doesn’t come up in time?”
Many are surprised to hear that we have great success in obtaining ‘rent back’ options for our sellers.
In the past 6 months alone we have been able to negotiate sales prices that delighted our sellers along with a rent back option that ranged from 2 months to 12 months. We’ve done this for over 6 clients so it’s not terribly unusual but you have to ask for it! We set that expectation of a rent back up front with buyers and their agents. Our job is to take care of you as a seller and we know that the flexibility of a rent back offers our clients incredible peace of mind. Again, experience in this business counts and this is the type of service and experience we can bring to the table.
