Services - TRC provides the services of strategic planning, tenant representation, project leasing, general brokerage, property disposition, national advisory, property management, construction management and net lease sales.

Divisions - In addition to tenant and landlord representation, TRC completes our end-to-end business through our 3 investment divisions: Connected Development Services, Connected Acquisitions and Connected Capital Services.

Represents - Currently TRC represents over 200 retail and restaurant chains, including Bed Bath & Beyond, Houston’s, Nordstrom Rack and Chase Bank as well as 125 shopping center listings (over 23MM square feet), including 1.5MM square feet of our own developments.

Offices - TRC has offices in 3 major cities - Dallas, Houston and San Antonio - with 73 employees/brokers. We have built 6 retail developments (ranging from 175,000 to 830,000 square feet) and currently have investments in 10 retail operating and shopping center assets.

Steve Lieberman and Alan Shor joined together in the summer of 2003 with a shared vision to build a company that would embody their high standards and team-oriented approach. On January 2, 2004, they launched The Retail Connection, L.P. (“TRC”), immediately attracting and engaging top professionals throughout the industry.

TRC combined Lieberman’s strategic vision with Shor’s operating and management strengths. Within six months, TRC was a full-service retail real estate services and investment firm, had attracted two dozen of the industry’s top players, represented over 40 retail chains & approximately 4 million square feet of property listings. The Company quickly expanded its infrastructure with seasoned professionals, state-of-the-art research, technology, and its knowledge-driven platform. Today, the firm represents over 200 retail and restaurant clients including JC Penney, Bed Bath & Beyond, buy buy Baby, The Sports Authority, Nordstrom Rack, Equinox, JoAnn’s, and JP Morgan Chase - more retailers than its competition combined. TRC’s retail clients are the primary catalysts for the company’s business model and are truly partners in the business.

On the project side, TRC represents many of the leading investment companies in the business. Currently, TRC has 23 million square feet of retail project assignments, including over 1.5 million square feet of its own developments. In addition to tenant and landlord representation, TRC completes its end-to-end resources through its three investment divisions: Connected Development Services, Connected Acquisitions and Connected Capital.

Connected Development Services facilitates tenant-driven, ground-up development. Connected Acquisitions buys and repositions existing retail properties. Connected Capital arranges financing, operating, and strategic planning for regional and national retailers’ growth plans, including roll out and expansion capital, as well as merchant banking services.

We represent over 200 retailers and restaurants. We develop overall strategies, provide market analysis, demographic profiles/trends and store performance measures for these clients.

LANDLORD REPRESENTATION

We represent landlords in over 20 million square feet of retail real estate for their leasing assignments. In essence, we have a deep understanding of the entire picture of retail real estate in Texas and its surrounding markets.

PROPERTY MANAGEMENT

In addition to overseeing our acquisitions and developments, the property management group handles 3rd party assignment throughout Texas as well. Our In-house expertise includes a full team of property managers, assistant property managers and assistants, of which the team oversees approximately 1 million SF of retail properties.

GENERAL BROKERAGE

TRC currently has 23 million square feet of retail project assignments. Our goal for project leasing is to create the right tenant mix at the best possible rates. Our unique blend of strong tenant relationships, aggressive prospecting and marketing, and detailed merchandising plans gives our clients a competitive advantage when attempting to lease their centers.

Founded in 1971, Bed Bath & Beyond Inc. is a chain of retail stores which sells a wide assortment of merchandise principally including domestics merchandise and home furnishings as well as food, giftware, health and beauty care items and infant and toddler merchandise. The Company’s over 1,000 stores principally range in size from 20,000 to 50,000 square feet, with some stores exceeding 80,000 square feet. To date, The Retail Connection team has transacted over 100 BBB stores, and several more are in the works.

A chic fashion accessories boutique, uniquely organized by color, that offers an overwhelming selection of all of the finishing touches to help you complete your outfit fashion jewelry, handbags, scarves, belts, hats, and hair accesso-ries for any occasion or to suit any style. The Retail Connec-tion has expanded C h a r m i n g Charlie to 97 locations, and many more are planned in 2011.

Nordstrom Rack, Nordstrom’s off-price division, offers a wide selection of apparel, accessories and shoes from Nordstrom stores and Nordstrom.com at reduced prices, as well as special value items purchased just for Nordstrom Rack. TRC has completed 2, and 2 more are on the radar for completion in the next 12 months.

EyeMasters is a leading provider of eye care services at over 160 locations throughout theUnited States - including Texas, Arizona, and Louisiana, Missouri, Ohio and much more of the Midwest. As part of Eye Care Centers of America, Inc., they offer high-quality designer and exclusive brands, frames, lenses, contact lenses,accessories, sunglasses and the leading technology in vision correction at competitive prices. In addition, nearly all of their stores pro-vide one-hour service on most prescriptions by utilizing on-site processing laboratories. The Re-tail Connection is involved in the construction of EyeMaster’s new corporate offices as well as the transacting of 7 new EyeMaster locations.

J.P. Morgan Chase & Co. is a leading global fi-nancial services firm with assets of $2 trillion and operations in more than 60 countries. The firm is a leader in investment banking, financial services for consumers, small business and commercial banking, financial transaction processing, asset management, and private equity. To date, David Stukalin and the TRC Houston team have completed 75 Chase Bank transactions, and 10 more are in the works.
