The Property

The property is constructed of impressive Greystoke Pink squared stone which was recovered from Greystoke Castle, set beneath a Lakeland slate roof. Following careful updating and refurbishment, the property now extends in all to approximately 724m² (7,793ft²) for the main house, plus a further 95m² (1,023ft²) for The Old Manse Cottage.

The sympathetic renovation has retained a host of traditional features throughout. The original character can be seen in striking fireplaces and gorgeous sash windows, along with elegant soaring high ceilings and spacious rooms flooded with natural light.

The Old Manse is approached through a pillared entrance with ornate gates adorned with sculpted roses onto a sweeping drive which leads to an extensive gravelled parking and turning area and the inviting pillared portico entrance. Glazed panel double doors open to the entrance hall leading on to the principal accommodation. There are four grand yet welcoming reception rooms. The sitting room sits central to the rear elevation with views out across the manicured lawns. The dining room offers charming formal entertaining space, whilst the family room is a relaxing space with two sets of French doors opening out to the side lawns. The study is generous yet cosy, providing the perfect spot for work or contemplation.

The library leads from the dining room and has access out to the gardens. There is a practical and convenient laundry room, linking to a spacious pantry which in turn adjoins the kitchen. The kitchen is a huge room with a range of fitted cabinetry and an inglenook with space for a range style cooker or Aga. There is more than enough room for a large table and chairs, offering a casual everyday dining area.

A staircase with a double turn ascends to the first floor and six double bedrooms. Both the principal and guest bedroom benefit from separate Jack & Jill en-suite bathrooms, whilst an elegant family bathroom serves the other bedrooms. All the rooms are spacious and wonderfully light and airy. One of the bedrooms is currently used as an exquisite boudoir.

Another staircase winds up to the second floor where two hobby rooms can be found, along with storage space. These rooms have the potential for further development and could be configured as two additional bedrooms. Returning to the ground floor, further stairs lead down to the cellar with two separate cellar rooms available as wine cellars or useful storage space.

The Old Manse Cottage

Adjoining the main house but fully self-contained, The Old Manse Cottage offers three bedroom accommodation and a variety of possibilities. Currently used as a home office, the cottage could be configured as a separate guest wing, or could provide accommodation for a dependent relative. There are two reception rooms to the ground floor and three bedrooms served by a bathroom to the first floor. The proposed addition of a kitchen in one of the reception rooms would create a perfect holiday cottage and the opportunity to generate an additional income stream.

Externally

The Old Manse sits centrally within extensive private gardens and grounds, stretching in all to around 3.77 acres. The gravelled driveway approaches the house and there is space for numerous vehicles to park, in addition to the garage to one side. A courtyard has access to The Old Manse Cottage and also to a stable and storerooms. These outbuildings offer the potential for development, subject to the necessary consents.

Well-maintained lawns surround The Old Manse, with the land sweeping away from the property and reaching down onto the River Petteril which meanders past through the tranquil landscape. The banks of the river are truly idyllic, providing absolute peace and relaxation. The grounds encompass an orchard with a variety of fruit trees and a woodland area, along with three substantial glasshouses served by water, power and lighting. The magical and ancient grounds are dotted with trees that are up to 500 years old.
