The Lane House – for sale freehold The Lane House is situated on the edge of the popular
village of Kingswear with lovely views looking out over
the Dart Estuary and across to Dartmouth. The property
is approached off a quiet lane and up its own driveway,
over part of which 2 other properties have a right of access.
The property owns a detached double garage half way up
the driveway which also provides vehicular access through
the rear of the garage to the garden. The garden borders
woodland and has been cleverly designed to create a
series of terraces. There is plenty of parking beside the
house, the integral double garage and the detached
double garage for at least 12 cars or boat trailers.
Steps lead up from beside the integral double garage to
the front door. The entrance porch leads into a reception
hallway with stairs at the far end. Off the hallway are the
utility room (with the oil-fired boiler), a cloakroom/WC and
a bedroom with an en suite shower. This bedroom has its
own door that leads out onto its own terrace in the garden
which, in turn, leads onto the lower terraced lawn. Also off
the hallway is a games room (or billiard room) that could
also be used as the fifth bedroom. It has a bay window in
the corner that leads out onto a small balcony with lovely
views out across the Dart Estuary.
Stairs lead up to the first floor hallway off which is the
sitting room, dining room and kitchen/breakfast room.
The sitting room has French doors leading out onto the
rear courtyard and catches the morning sun. French
doors to the other side of the room lead out to the
swimming pool. The sitting room also has a lovely open
fireplace. The dining room is equally suited as a study
and has a wood burner. The kitchen has been built by
Nicholas Anthony and has a central island, ceramic hob,
griddle and electric ovens.
The stairwell leads on up to the top floor landing, off
which are three bedrooms and a family bathroom. The
principal bedroom has a balcony, dressing room and en
suite bathroom. The family bathroom has both a bath and
a shower.
gardens and groundsThe west facing terrace and swimming pool of the kitchen and
sitting room are of particular note and perfect for al fresco
entertaining.
Both below and above the swimming pool are grass lawns and at
the very top of the garden are a summer house and a vegetable
garden.
The summer house enjoys some of the best views from the
property and catches the sun for much of the day.
The south Hams The village of Kingswear stands on the east bank of the River Dart
opposite Dartmouth; both have thriving communities all year round.
The village is located in the heart of the much sought-after area
of South Devon known as The South Hams within an Area of
Outstanding Natural Beauty. The region is known for having
an uncommonly temperate climate, consisting of lush, unspoilt
countryside, hidden combes and a spectacular coastline.
Kingswear has a pub, church, village store and post office as well
as the Royal Dart Yacht Club and a privately owned marina.
Dartmouth, a short ferry ride away, has a larger collection
of restaurants, pubs, boutique shops, banks, chain stores
and supermarkets. It is also home to the Britannia Royal
Naval College.
Communication links are very good with the A38 Devon
Expressway 20 miles to the north and the M5 Motorway
at Exeter via the recently completed A380 Kingskerswell
bypass.
There are regular Intercity rail services from both Exeter
(London Paddington 2 hours 4 minutes) and Totnes
(London Paddington 2 hours 50 minutes).
Exeter Airport has a growing number of domestic and
international flights often negating the need to drive to
Bristol or the London Airports.
There are a number of lovely beaches in the South Hams
and excellent golf courses at Dartmouth and Churston.
Both, Kingswear and Dartmouth have excellent facilities
for sailing, with Dartmouth Royal Regatta being a
highlight of the racing calendar. For the more ambitious
yachtsman there are deep water moorings, three
marinas and a number of boat yards. For the cruising
yachtsman Kingswear is the perfect base from which to
explore France, The Channel Islands and the picturesque
harbours and creeks of the West Country.
Kingswear and its immediate environs have numerous
sandy beaches, coves and sheltered anchorages, all of
which make it excellent for water sports, boating and long
walks along the beautiful coastline.
