The Joys of Life Country Park, Bethesda, Gwynedd, LL57 4YW ‘The Joys of Life’ is a stunning and unique estate situated on the edge of the breath-taking Snowdonia National

Park. The exuberance in the name is perfectly reflected in its surroundings.

Accommodation The impressive main house, which is primarily the owner’s accommodation, has been constructed in the style of an Alpine villa, perfectly complemented by the peaks of the Carneddau mountain range. Looking out from the windows, sheltering under the protective eaves, this house surrounded by rural views, has its own generous and private garden ideal for the planting enthusiast or to idle away the hours in the blissful warmth of summer. Within the main house is a contemporary fitted Kitchen with solid timber wall and base units, granite worktops, an electric range cooker, and an integrated fridge and dishwasher. With an expansive Dining Hallway and a comfortable Conservatory just off the main entrance, two Guest Bedrooms, both en-suite, and beautifully furnished to provide a ‘taste of luxury’ to ensure that visitors have everything they need for their stay. Introduction Purchased in 2000, the owners have over the years lovingly transformed this immense 10 acre (approx.) property into a beautiful country park that contains two cottages for self-catering plus luxury bed and breakfast accommodation, and a Caravan Club Certified Location, It offers guests free usage of the park’s many amenities including formal gardens and hideaways, flourishing woodland walks with an abundance of birdlife and its own striking lake. The park attracts numerous visitors from all over the world and has shown continuous year-on-year growth. At this juncture, the owners have decided that it is the right time to pass the property on to the next generation so that the truly endless potential of this wonderful place can be further developed.

Bryn Llys (Hill Of The Lilies) This is a large “cottage” that that has recently been rebuilt in former outbuildings, whose origins date back to the mid 18th century. The accommodation comprises 5 Guest Bedrooms - three Twin bedrooms and two Family Rooms that have a double bed on the ground floor and twin beds on an attractive mezzanine floor which is popular with families. All the bedrooms have en-suite showers and toilets. There is a beamed Dining Room that seats 18 and a spacious contemporary Kitchen on the ground floor. The latter includes a large electric range cooker with extractor hood, a dish-washer, a fridge and a freezer. There is an airy beamed Guest Lounge on the first floor with three leather suites that seat 15 and a Lecture/Games Room. The facilities afford guests the space and freedom they require for the perfect group/family holiday – as witnessed by many repeat bookings. The cottage has its own gated and walled garden area, decoratively paved walkways together and a fish pond (netted for safety). Colourful climbers ramble over the old stone walls and create a rather Italianate seating area. Rooms in adjacent outbuildings can be used for drying clothes and storing bikes.

Hafan (Haven) This is an adjacent self-contained cottage that, is configured to favour wheel-chair users but is equally suited for the able-bodied. A 1:12 ramp gives access to a patio that leads to a spacious and cosy Lounge with “arrow-slit” windows and exposed brick-work revealing the history of this building. Contemporary fittings and sumptuous furnishing make this a perfect retreat for the visitor to unwind. Also on the ground floor are a kitchen/diner with features that qualify the cottage for 5* grading and also the master Double Bedroom with en-suite Wet Room and exposed features such as the original shaft and wheels used to drive the laundry that occupied the original building. On the first floor is a galleried landing with seating that gives access to a double bedroom with en-suite toilet and shower.

Mobile Home There is also a luxury mobile home within the curtilage. The interior is superbly furnished and has one Double Bedroom with en-suite Bathroom and toilet and a Single Bedroom with separate shower and WC. It is supplied with mains water, electricity and LPG Gas. An attractive fenced-off terrace area offers the visitor privacy and ease of access from the main car park.

Woodland Walk Stop to pause in the tranquility of a formal planted garden with water lily pond before taking in the lush woodland walk, which follows a meandering mountain stream, where a wide variety of native trees form a canopy protecting the abundant wildlife. See the blaze of colour from the daffodils, wild garlic, common wood sorrel and marsh marigolds, bursts of yellow dazzling in the fresh spring sunshine. Walk through waves of blue as the season for bluebells is to follow. The mix of scents infuses the air of this dappled Tolkienesque landscape. No wonder many artists come to capture the beauty of this place!

Lake A short walk through the woodland will take you to a clearing, where the first stunning view of this lovely lake is revealed. It is now a habitat for wildfowl and as many as 56 species of birds, ducks and geese have been observed. There is a hide for bird watching enthusiasts. Wild life is abundant and otters have been seen occasionally in these beautiful surroundings. The lake also offers an opportunity for coarse fishing. Certainly, the peace and tranquillity of the lake is likely to stay with the visitor for a very long time.

Ride-On-Railway A 5” gauge ride-on railway track with fully active features covers nearly ½ mile of woodland and wildlife areas and is kept fully maintained by regular volunteers. It incorporates an engine shed, a turntable, bridges, a tunnel, a fully working model train station and signal boxes which have been designed as perfect scale models of authentic railway signal boxes. Some rolling stock is also included.

Caravan Site A secluded clearing with both grass and hard-standing areas forms a Caravan Club Certified Location for 5 touring caravans or motorhomes. An on-site toilet, electrical hook-ups and waste disposal facilities are incorporated.

Location

‘The Joys of Life’ which is located in the scenic hamlet of Coed y Parc on the outskirts of the quarry town of Bethesda, lies at the mouth of the Ogwen Valley on the edge of the Snowdonia National Park.

Bethesda is an eclectic village, boasting a popular leisure centre, rugby, football, cricket and bowls clubs, a variety of local shops, cafés and pubs with some inspiring businesses moving in to the area. With primary and secondary schools, a full health centre, Bethesda offers good facilities for all ages. Nearby, high in the adjoining slate quarry is the newly opened and hugely exciting Zip Wire attraction that is the longest in Europe. The North Wales cycle routes passes nearby. The university city of Bangor, with a soon to be completed arts centre, offers a wide range of shops, services and recreational facilities and a District General Hospital is approximately 5 miles away. The nearby A55 Expressway is the main arterial road between Chester and Holyhead and leads to the numerous attractions of the Isle of Anglesey, Caernarfon, the Lleyn peninsula and Ireland.

Directions From the A55 exit at Junction 11, go left at the roundabout onto the A5 towards Bethesda. Continue through the town centre of Bethesda and, shortly after the Austin Taylor factory on your left, turn right onto the B4409 to Tregarth. Ignore the quarry entrance on the left and continue for approximately ¾ mile where you will see a wide entrance with red iron gates inscribed with ‘The Joys of Life’. Follow the long drive to the buildings of the property.
