It is also one of the most important. If your home is listed at a price that is above market value, you will miss out on prospective buyers who would otherwise be prime candidates to purchase your home. If you list at a price that is below market value, you will ultimately sell for a price that is not the optimum value for your home. As Figure 1 illustrates, more buyers purchase their properties at market value than above market value. The percentage increases as the price falls even further below market value. Therefore, by pricing your property at market value, you expose it to a much greater percentage of prospective buyers. This increases your chances for a sale while ensuring a final sale price that properly reflects the market value of your home. Another critical factor to keep in mind when pricing your home is timing. A property attracts the most attention, excitement and interest from the real estate community and potential buyers when it is first listed on the market (see Figure 2). Improper pricing at the initial listing misses out on this peak interest period and may result in your property languishing on the market. This may lead to a below market value sale price (see Figure 3), or, even worse, no sale at all. Therefore, your home has the highest chances for a fruitful sale when it is new on the market and the price is reasonably established. Determining the best asking price for a home can be one ofthe most challenging aspects of selling a home. It is also oneof the most important. If your home is listed at a price thatis above market value, you will miss out on prospectivebuyers who would otherwise be prime candidates topurchase your home. If you list at a price that is belowmarket value, you will ultimately sell for a price that is notthe optimum value for your home. When An Appointment is Made

Agents from many real estate firms will want to show your home. Please allow any agent who calls to show your home at the suggested time. If you are not frequently available, it is suggested that you allow a lock-box be installed on your door. You will increase your odds for a sale by allowing more qualified buyers to see your home. You do not want to miss an out-of-town transferee because your home was not able to be shown!

During a showing:

• Open all windows and window shades during daylight hours.

• The kitchen and bathroom should sparkle!

• Open windows one half hour before showing to circulate air. • Place fresh flowers on kitchen table and/or living

room table.

• If possible, bake cookies or bread to add an invit-ing aroma.

• Turn on all lights and replace bulbs with high-wattage lights where needed.

• Pets should be confined or restricted from view. Not everyone shares your love of animals, and some may be allergic to them.

• All jewelry and small valuables should be placed in a safety deposit box or locked closet.

• Replace any items not included in the sale, or label “to be replaced with” or “not included” signs.

• Beds should be made and clothes picked up. • When you leave your house, leave it as if it is go-

ing to be shown. You never know when the right person will look at it!

PREPARING YOUR HOMEYour home has just one chance to make a great impression with each potential buyer. And it can! The following "tricks of thetrade" will help you keep track of what needs to be done. The whole idea is to present a clean, spacious clutter-free home--thekind of place you’d like to buy. Accomplish a little everyday, and before long your home will be ready to make the impression thatcan make the sale.

branches, litter or toys� Add color and fill in bare spots with

1. PRICE FACTThe best chance for selling your property is within the first 7 weeks. Studies show that the longer a property stays on the market, the less the seller will net. It is very important to price your property at a competitive market value at the signing of the listing agreement.

The market is so competitive that even over pricing by a few thousand dollars could mean that your house will not sell. Your first offer is usually your best offer.

Here are 8 reasons for pricing your property at market value in the beginning to net you the most amount of money in the shortest amount of time.

1. AN OVERPRICED HOME• minimizes offers • lowers agent response• lowers qualified buyers• lowers showings• lowers prospects• limits financing• wastes advertising dollars• nets less for the seller

2. CLEAN FACTMost people are turned off by even the smallest amount of uncleanliness or odor when buying a home. Sellers lose thousands of dollars because they do not adequately clean. If your house is adequately clean, you will be able to sell your home faster and net hundreds, if not thousands of dollars more. If you are planning on moving, why not get rid of that old junk now so that your house will appear larger. Make more space. Odors must be eliminated, especially if you have dogs, cats, or young children in diapers or if you are a smoker. You may not notice the smell, but buyers do. 3. ACCESS AND SHOWING FACTTop selling agents will not show your home if both the key and access are not readily available. They do not have the time to run around town all day picking up and dropping off keys! They want to sell homes. The greatest way to show a house is to have your agent install an electronic lockbox for easy access to the property.

When your home is being shown, please do the following• keep all the lights on • keep all the drapes and shutters open • leave soft music playing• take a short walk with your children and pets• let the buyer be at ease and the agent do their job

4. PAINT AND CARPET FACTPaint is your best improvement for getting a greater return on your money! A freshly painted home smells clean and looks neat. If your house has chipped paint, exposed wood, or the paint looks faded, it is time to paint. If your carpet is worn, dirty, outdated, or an unusual color, you need to seriously consider replacing it. Many houses do not sell because of this problem. Don’t think that it is okay to give an allowance to replace the carpet. It isn’t and it doesn’t work. Buyers choose to buy or not to buy based upon just what you show them in your home. They don’t pay top dollar for possibilities. They simply buy elsewhere.

5. YARD FACT92% of all homes are sold from the curb. Your front yard immediately reflects the inside condition of your house to buyers.
