6 STRUCTURAL FRAMING

Demo/remove and haul away from site existing front door and framing. Reframe as necessary to allow front door to be flush with existing exterior wall. Demo/remove and haul away from site walls between front entry and kitchen to allow for pony wall/bar as shown in kitchen layout. Provide and install headers over windows without to meet code requirements. Demo/remove chimney and reframe as needed to meet minimum code requirements (including removal of concrete pad). Repair any dry rot/pest damaged framing as needed throughout entire structure. Contractor shall provide and install all necessary bracing to support and maintain the existing structure in a safe and undamaged condition. All work shall be in compliance with California Building code.

7 HVAC

Provide and install new Energy Star Efficient or 90% minimum rated forced air furnace sized properly for square footage of dwelling (location: attic). Provide and install new ducting to all living spaces. Provide new 14 SEER minimum condensing unit sized properly for square footage of dwelling with new line sets. New condensing unit shall be located in rear yard on concrete sidewalk (see landscape plan). Installation shall be complete including registers, returns, setback wall thermostat in central area, R-8 insulated ducts, electrical, plumbing, filter and permits. All ducting shall be HERS tested and all documentation provided at final inspection (CF4R & CF6R). Energy calculation shall be provided for review and approval. Repair any surfaces affected by change, including any framing repairs. Location: Condenser-rear yard pad/Furnace-attic.

8 WATER HEATER

Provide, replumb and install new Rheem EcoSense 9.5 GPM 199,000 BTU Ultra Low Nox Natural Gas High Efficiency Condensing tankless water heater (model# ECOH200DVLN) or Yuba County written approved equivalent. Include new gas lines as needed to comply with manufacturer requirements. Requires dedicated 3/4" gas line. Include new vent with venting to roof with PVC or ABS and shall include roof jack. Unit shall be installed per manufacturer’s requirements and minimum code requirements. Location: New unit shall be placed in same location of garage against wall away from drive lane and elevated.

Provide and install new shop made wood cabinets, cherry in color, sized to allow for single sink in both bathrooms. Vanity shall have raised panel type doors, cherry in color, complete with granite countertops matching new kitchen countertop with bull nose front/exposed sides and 4 inch backsplash at all adjacent walls/surfaces. Provide and install new self rimming drop-in bathroom sink, including Delta Windemere (Model # B2596LF-OB) 4 in. Center set 2-Handle Mid Arc Bathroom Faucet or Yuba County written approved equivalent. Sinks shall be centered in countertop or away from side wall. Provide and install new hot and cold water shut off valves, water supply lines, angle stops and all under sink plumbing to ensure correct operation. Scribe to fit wall. Provide and install all necessary moldings to conceal any openings between wall and cabinet. Caulk top neatly with paintable latex caulking. Sink color shall be white. Faucet finish shall be oil rubbed bronze. Location: Both bathrooms.

29 TOILETS

Provide and install new Kohler, American Standard or Yuba County written approved equivalent water saver toilets that meet all applicable plumbing requirements, complete with new angle stops and supply lines. Provide a new wax ring and closet bolts. Toilets to have an elongated bowl. Toilets to be labeled as "WaterSense" certified. All work shall be in compliance with California Plumbing Code. Location: Both bathrooms.

Provide and install new coaxial cables to each bedroom and living room. All coaxial cables shall be located within the walls. Provide new coaxial cable outlet covers at connection points with union. Demo/remove and haul away from site all existing windows. Demo/remove custom pop out at master bedroom and reframe flush with wall to allow for 6’ x 4’ window. Provide and install new 6’ x 4’ window in master bedroom. Demo/remove and haul away from site garage side yard window and reframe. Provide and install new 2’ x 6’ garage window on west garage wall adjacent to front sidewalk. Provide and install new 3’ x 4’ window at kitchen. Provide and install new dual pane windows. Windows shall be Milgaurd, Pella or Yuba County written approved equivalent. Windows shall have a maximum U-Factor of 0.33 and a maximum SHGC rating of 0.31, windows shall be dual pane. Bedroom windows shall meet all emergency escape and rescue egress requirements. Reframe as necessary. All windows shall have screens. Frames shall be white vinyl. All windows facing street shall have grids (except bathroom windows). Bathroom windows shall have obscured glass. All windows shall meet all codes and be Energy Star Qualified. Contractor shall verify locations, sizes and quantity. Location: Entire structure.

Provide and install new Style Selections White Faux Wood 2 inch slat window blinds or Yuba County written approved equivalent. All windows shall have blinds except bathroom windows that are obscured. Sliding glass door shall have new Designview 3.5 inch white faux wood cordless vertical blinds (Model # 10793478800933) or Yuba County written approved equivalent. All blinds shall include valance. Demo/remove existing garage door and haul away from site. Repair any damage to structure to allow installation of new door including but not limited to framing, bracing and supports. Provide and install new Insulated 4 sectional overhead garage door complete with stops and all framing, trim and bracing required for installation. Prime and paint all new wood and new doors with 2 coats of exterior paint to match the balance of garage surfaces as close as possible. Contractor shall verify size.

Provide and install new pre-built exterior steel clad six panel fire door unit complete with (1) pair of self closing hinges, integral jamb, interior and exterior trim, magnetic weather stripping, sill and threshold. Reframe as necessary for installation of new door in new location per kitchen layout. Unit to be installed plum with ½” minimum clearance between jamb and trimmer for adjustment and insulation. Unit to be "Peachtree" AVANTI # A1 00 (with pre-formed raised panel effect with grain embossing) or Yuba County written approved equivalent. 45 LANDSCAPING

Demo/remove and haul away from site trees and stumps as shown on landscape plan. Grind down all stumps. Fill all existing holes and holes created by removal of stumps level with existing yard with soil and compact to allow placement of new sod. Demo/remove and haul away from site existing pavers and rocks in side yard. Provide and install new Rainbird 6 station timer or Yuba County written approved equivalent in garage and connect all valves to timer. System shall include Rain Bird rain sensor or Yuba County written approved equivalent installed in side yard. All valves shall be located below ground in a standard valve box. All wiring shall be located in walls. Provide and install all new sprinklers using Rainbird gear driven heads or Yuba County written approved equivalent and spray type heads where needed to insure complete coverage in front and rear yard. Full service of sprinkler system to insure proper function and coverage in yard and landscape strips. Provide and install new sod in front and rear yard. Provide and install new Crape Myrtle street tree planted per Yuba County Standard Plan 205. Landscape strips shall have staked landscape fabric, bark and drip irrigation under each plant. Azaleas shall be 3.5 gallon pink mistral azaleas and planted using proper spacing. See Landscape plan.

46 FENCING

Demo/remove and haul away from site existing fencing as shown on

landscape plan.

Clear area along fence line to the extent necessary to install new fence in

true, straight line parallel (in elevation) with grade.

Install 6’-0" high cedar or redwood stockade fence in existing location (not

including 3' fencing in front side yard).

Top, middle and bottom rail shall be 2x4 on edge.

Fencing to have steel posts 8'-0" max. O.C. set in 8" diameter x 2'-0"

concreteor per code and shall include all associated hardware.

Posts to be plumb and rails to be level.6' fence shall be measure from grade.

Use galvanized steel adjustable wood adapters to attach rails to posts.Use

galvanized ring shank nails on all construction.

Install 42" wide wood gate with latch and lock on both sides of house.

Install wood gate at rear yard in same location as existing fence.

Grade of cedar may include tight knots but no open knots larger than 1/2".

Contractor to verify length of fence.

Contractor to coordinate replacement with all adjacent property owners

prior to replacement.

47 ROOF

Demo/remove all roofing including sheathing and haul away from site.

Replace all sheathing with 15/32 OSB with radiant barrier and any damaged

rafter tails, barge rafters, and fascia boards.

Provide and install galvanized flashing at all vertical intersections with walls.

Provide and install flashing in all valleys.

Properly seal and/or flash all pipes or vents extending through roof.

Install 15 LB saturated felt and 30 year Elk seal-tab architectural shingles or

Yuba County written approved equivalent with style “A” galvanized roof

edging at entire perimeter.

Contractor to verify and provide attic ventilation per code.

Provide manufacturer’s warranty and minimum five (5) year contractor

warranty prior to final inspection.

Contractor shall verify quantity.

PAINT

62 EXTERIOR

Provide and paint entire exterior of structure not stuccoed. Caulk all trim, prep, and prime exterior of structure not stuccoed. All walls, gables, trim, rafter tails and barge rafters are included. Primer and paint shall be exterior Kelly Moore, Sherwin-Williams or Yuba County written approved equivalent. Overhangs and eaves shall match the stucco acrylic color. Trim will be an additional color. Color to be selected by Yuba County. Paint to contain an elastomeric additive. Contractor shall verify quantity. Location: All exterior without new stucco.

63 INTERIOR

Provide and paint entire interior of structure. Properly protect all unpainted surfaces from paint. Assure that all surfaces have been prepared for paint. Inspect all surfaces and fill all holes and cracks. Apply one coat of PVA primer and one coat of finish paint on all walls and ceiling as per standard specifications. Clean paint from hardware and all other surfaces not intended for paint. Primer and paint shall be Kelly Moore, Sherwin-Williams or Yuba County written approved equivalent. Use egg shell on all ceilings and satin for the rest of the walls, on all doors and trim. Color to be selected by Yuba County. Contractor shall verify quantity. Location: Entire interior.

MISCELLANEOUS

64 HARDWARE Install new towel racks and toilet paper fixtures in bathrooms. Finish shall be oil rubbed bronze. Location: Bathrooms.

65 PEST REPORT

Clear all items on pest report, including any treatment needed for any active pest colonies at the site. Treatment shall include all items as recommended in pest report estimate provided by the County. Provide cleared pest inspection report to Yuba County prior to closing up walls from reframe framing final. See Pest report. $

Aluminum Screen Doors shall be as specified in "Attachment A - Scope of Work".

Exterior or garage utility closet and water heater closet doors may be 3/4 inches A.C.X. fir

plywood, primed and painted.

Hardware: Existing hardware shall be put in operable condition or new hardware will be

supplied.

Interior doors shall be installed with two butt hinges 3-1/2 inches x 2½ inches and passage lock

sets.

Bathroom or toilet compartment doors shall be provided with "privacy lock" sets. Closet doors

shall be provided with "passage lock" sets.

All exterior doors shall be hung on three 4 inches x 2½ inches butt hinges and shall be provided

with a dead bolt lock set. Storm or screen doors shall have a safety door check.

F.8 WEATHER-STRIPPING:

All exterior doors shall be provided with rigid aluminum strip with neoprene type weather-

stripping securely fastened to sides and head jambs. Foam type weather-stripping shall not be

acceptable.

All exterior doors shall be provided aluminum threshold with rubber attached to the drip cap at

bottom edge of door.

Aluminum thresholds with rubber exposed to foot traffic shall not be acceptable.

F.9 WINDOWS:

All new windows shall meet the minimum requirements for egress as per section R310 of the

2013 California Residential Code.

Positive locking devices shall be provided on all windows which are accessible from the exterior

and all existing interior finish hardware shall be made operative.

F.10 CAULKING:

Caulk around all door and window frames, window panes or other locations where called for or

needed to make water-tight.

Material and Application: Use standard commercial brands of caulking compound delivered to

the job in unopened packages and applied in exact accordance with the manufacturer's

directions. Gun application for gun-grade or knife application for knife-grade.

F.11 DEMOLITION:

Demolition of all parts to be removed shall be done in a safe, orderly fashion taking care to avoid

damage to parts which are to be left in place. Any damage resulting from the work shall be

replaced or repaired at no additional cost to the County. All debris shall be removed from the

premises as it is generated and shall not be allowed to accumulate.

F.12 ELECTRICAL:

Electrical shall conform to the City/County and National Electric Codes. Service must be

grounded and bonded as per the 2010 California Electrical Code.

Existing Equipment: Existing materials found to be in good condition and complying with the

Code may be left in service.

Wiring: Wiring shall be as follows:

Exposed branch circuits shall be installed in approved surface raceway.*

Service and feeders--Type RH/RW rigid galvanized conduit.*

* In all cases, as required by the City/County or Local Code.

Wiring shall be run concealed wherever possible. Where wiring must be run exposed, it shall be

run in EMT firmly fastened to ceilings or walls with approved fasteners.
