Telx Case StudyCBREAccess More Productive Space: Convert power demanding computer space to productive real-estate

How much of your rentable/leasable space is currently filled with energy sapping computer equipment?

In thousands of prime US commercial properties are sections of rentable space being used by energy demanding computer equipment.

In-house computer and telco rooms are a huge strain on a building environmentally, financially and physically. These tucked away servers can also pose a security risk for both their users as well for the other tenants in the building.

Environmentally, these rooms are notoriously heavy consumers of power and create excessive heat loads that use additional power and even supplemental cooling systems that can be unsafe and sometimes unlawful. Many of these rooms are poorly equipped to deal with the possible fire risk that such equipment can create.

Financially, the power use that both equipment and cooling demand can directly impact your utility costs as the heavy consumers skew usage volumes and utility rates.

Physically, these in-house data centers can also stress your building infrastructure with the extensive floor loading brought on by racks and stacks of heavy computer and networking gear as well as other associated hardware that goes with it. Floor loads can easily exceed the capacity design of many buildings.

Staffing and securing these room can also pose new challenges in controlling access while also affording the flexibility to respond to after hours equipment resets or reboots. Segregating and protecting each client can also expose a property owner to litigation from intentional and unintentional acts by other users as well.

“Throughout this process Telx proved to be a great resource. They helped us with a design, brought in a third party to help us with our requirements and we felt comfortable in dealing with them. Their flexibility in all areas, including pricing, was outstanding. They ‘get’ what we’re trying to do and they were easy to do business with. In sum, Telx was an excellent fit for us.”

Dave BallantineVP, Global Carrier Solutions, Allstream

The SolutionCBRE and Telx have teamed to deliver a “purpose built” solution to reduce or eliminate these resource draining configurations.

Telx data centers are “purpose built” buildings that house and secure this very infrastructure within close proximity to the very buildings the equipment serves.

In addition to proximity these facilities afford the user with tighter security, greater levels of control and an unparalleled levels of redundancy in power and cooling.

Telx’s dedicated staff can provide remote support at the most critical time 24x365.

From a networking and bandwidth standpoint, Telx facilities can provide direct internet bandwidth connectivity to and from collocated equipment allowing for more diverse connectivity and greater carrier choice.

Referrals can even qualify for commissions.

Referral CommissionsCBRE and Telx have arranged a referral commissions structure that compensates for new deployments within Telx facilities. With the building power and space freed to become new leasable space, your clients equipment now secure in an industry leading data center and referral commissions paid, the proposition becomes a win-win for all parties.
