en years ago i was awarded the Sotheby’s international Realty franchise, which elevated my company to new heights and expanded awareness. Since the founding of the Sotheby’s Auction house in 1744, the Sotheby’s name has earned renown as a marketer of the world’s most

prestigious possessions. This reputation is built on expertise and exceptional service as well as notable art, antiques and jewelry that pass through Sotheby’s offices around the world. Our association with Sotheby’s is truly what sets us apart because it is more than just an Auction house. it is the ultimate destination where collectors gather to pursue their desires and share their knowledge.

Founded on the same commitment to exceptional service that characterized the firm’s dealings for more than two centuries, the Sotheby’s international Realty brand was born and soon became known around the world for the distinctive properties it represents. Today we continue that focus by employing our brand’s vision of artfully uniting extraordinary properties with extraordinary lives.

Today, Telluride Sotheby’s international Realty stands unparalleled with its international partnership of over 680 offices in 52 countries and nearly 15,000 agents around the world. but what makes our company even more outstanding is the people. Over 34 local agents and support staff residing in the market as Realtors for an average of over 15 years not only provide skillful, professional and trusting service, but they also are incredible ambassadors and caretakers of the community. These professionals give countless hours and financial support to our community’s charities, emergency and medical services, and give special attention to our youth. They represent the truest meaning of “giving back.”

We’ve gone through a challenging time over the past few years with a notably soft market, however, there are strong signs that we have turned the corner. Statistics show that real estate sales in the first quarter of 2014 set a six year record. buyers have realized there are great properties to obtain at a very safe level of investment and sellers have realized where the market is and are more aggressive in setting the price to sell. One thing remains constant: Colorado is becoming more popular all the time, and Telluride remains the pristine jewel of the Rocky Mountains.

i respectfully invite you to stop by one of our six locations in the town of Telluride or the town of Mountain Village to get a truthful and insightful introduction to the many opportunities in the region. Thank you for choosing Telluride and Telluride Sotheby’s international Realty.

The early history of Telluride, Colorado lies with the nomadic ute indians who spent summers in the valley—where deer, elk, and bighorn sheep were plentiful— and migrated to lower, more hospitable climates in the winters. This centuries-old pattern changed when the first Europeans discovered the San Juan Mountains in the 1700s. Even though there may have been an occasional trapper or frontiersman in Telluride’s valley, there were no permanent residents until gold was discovered in the region in the late 1800s.

no one is sure exactly how the distinctive name of ‘Telluride’ came about, but it can be speculated that the name came from the chemical compounds known as tellurides. A telluride is a combination of metals or minerals such as gold, silver, zinc, lead, etc. and that of tellurium. While there are ample deposits of these minerals in the surrounding mountains, the ironic twist is that there are very little gold tellurides in the area. One local legend has the name’s origination from the send-off phrase “to hell you ride” in reference to the town’s once rough and tumble reputation, but there is little credence to this. Although the town’s reputation may have been well earned. Robert Leroy Parker, better known as butch Cassidy, robbed his first bank in Telluride in June 1889. Cassidy, along with three other accomplices, made off with approximately $21,000 from the San Miguel Valley bank. he then went on to lead a now infamous life of crime never to see Telluride again.

Getting to, and more importantly, getting ore out of Telluride was difficult. Otto Mears opened a toll road that helped commerce in the region, but it wasn’t until he founded and established the Rio Grand Southern railroad in 1891 that the town began to flourish. The bustling town was home to thousands of residents throughout the region with a melting pot of cultures and nationalities. Miners and merchants came to seek their fortunes and the mining boom did, in fact, create a vast amount of wealth in Telluride. by the turn of the century, there were more millionaires per capita in Telluride than in new york City. The mines of the region produced over $375 million dollars of gold in today’s adjusted dollars. Several of the most famous mining settlements of the era, including Tomboy and Alta, are accessible via 4-wheel drive dirt roads and can still be visited today.

As the town grew, the cabins and shacks turned into elegantly detailed Victorian homes, dignified brick buildings and retail storefronts. designated as a national historic Landmark in 1964, the highest level of status given by the uS Secretary of the interior, there has been an incredible effort to maintain Telluride’s historic charm. Many of the original buildings, homes and storefronts still exist creating a unique and historic atmosphere. The infamous brick county courthouse on main street is still used today and the Rio Grande Southern Railroad depot, renovated in 1991, now houses the Ah haa School for the Arts.

After many decades of successful mining, the yields on gold and silver began to decline. With the crash of silver prices and the advent of World War i, the mining boom went bust. Mining shifted to other minerals and metals, but it could not sustain the economy that Telluride once had. Miners and their families slowly started to leave the Telluride valley for places like Moab where uranium mining was booming. in the 50s and 60s Telluride became a ghost town.

Then, in the early 1970s, entrepreneur Joe Zoline envisioned a ski resort on the slopes of the mountains surrounding Telluride. Five lifts and a day lodge opened in winter of 1972 and the revitalization of Telluride began. Six years later, Ron Allred and Jim Wells purchased the resort and started the transformation of the ski area into a world-class destination with lift upgrades, new terrain and the development of the town of Mountain Village.

Over the last 40+ years, the resort and the region have grown into an acclaimed resort destination. innovative ideas such as the Gondola—a free public transportation system connecting Telluride and Mountain Village—and creating permanent open space on Telluride’s 570-acre Valley Floor have set the region apart. Telluride has also become diverse and culturally rich outside of skiing. during the summer there are festivals and events nearly every week, from Mountainfilm in May to blues & brews in September, earning Telluride the title of the festival capital of Colorado. year-round, noted chefs at local restaurants offer a variety of culinary delights utilizing regional and organic ingredients. The innovative cuisine recently earned Telluride the title of “One of the best American Cities for Foodies” by Condé Nast readers. Arts, music and theater abound in the small resort town drawing world-renowned artists and crowds from around the world. The Telluride region is now a place of diverse and beautiful landscapes as well as a community with a distinct history and character that is still alive today.

By the turn of the century, there were more millionaires per capita in Telluride than in New York City.

The historic town of Telluride, designated as a national historic Landmark district in 1964, sits near the end of a picturesque box canyon surrounded by majestic 14,000-foot peaks. A little more than a mile and a half long and six blocks wide, the population is approximately 2,200 residents. downtown is a menagerie of colorful Victorian homes, delectable restaurants, designer boutiques, art galleries, outfitters, historic buildings, San Miguel County Courthouse, Wilkinson Public Library and more.

in Telluride, nothing is ever more than a 10-minute jaunt away, whether walking or biking. in addition, the free Gondola links the towns of Telluride and Mountain Village in a spectacularly scenic 13-minute ride. in the winter, you can access the ski resort from one of the ski lifts that terminate in town, or by the Gondola. There are also opportunities for nordic skiing as well as snowshoeing nearly at your doorstep. during the summer, there are festivals and events almost every week.

homes in Telluride range in size and shape from quaint Victorians on the town’s main street, to more modern homes in the depot neighborhood,

to family homes on the sunnyside. Opportunities exist to find a single-family home with ski area views, a carefully remodeled historic home or a larger new home on the east end of town toward the bridal Veil Falls. As town nears build-out, vacant lots are not plentiful, but do exist in town.

Telluride has approximately 45 condominium complexes, with many located on the west end of town near the San Miguel River and the

ski lifts. There are also several complexes located on the east end of town, also along the river, and near Town Park. downtown, there are opportunities for penthouses with decks overlooking the main street, as well as high-end condos in smaller complexes or commercial buildings.

When looking at real estate in town, consider proximity to the ski lifts/Gondola and downtown;

views of the ski area, Ajax, bear Creek Canyon and the Valley Floor; proximity to the schools; neighborhood type and zoning; and historic designation. Please see the town of Telluride map on page 51 for more detailed information.

Founded in 1986 and incorporated in 1995, the town of Mountain Village was inspired by modern ski villages in Europe with cobblestone plazas, European architectural accents and a mix of residential and commercial structures. At over 9,500 feet in elevation, the town sits on the north end of sunny Turkey Creek mesa and consists of over 2,100 acres of land. The town’s full-time year-round residents number around 1,300, and it has become a progressive community with green initiatives, energy conservation, recycling and sustainable growth. Throughout the town, you will find condominiums, fractional ownership (condos and homes), residential homes, developable lots and opulent mansions.

The hub of town, Mountain Village Center, is home to shops, restaurants, hotels, office space, homes and condominiums all designed around a European-style village plaza. The gondola and the ski lifts converge in the Village Center’s heritage Plaza, home to the Telluride Conference Center, an outdoor skating rink, outdoor fire pits and more. Several condominium complexes surround the plaza and are considered prime ski-in/ski-out locations that also offer the convenience of being within walking distance to the free Gondola to Telluride.

Outside of the Village Center, attractively wooded boulevards wind up and around the ski area’s Lift 10. Most of the properties are located off

San Joaquin Road and benchmark drive and this area is home to many large estate residences, as well as condominiums, townhomes and yet-to-be-developed lots. Ski runs intersect many of the properties and provide direct access to the slopes for the residents.

Mountain Village is also home to the world-renowned Telluride Golf Course, and home sites, averaging an acre in size, are located off Adams Ranch Road, double Eagle and Russell drives. Many residences are directly on the golf course and because the lots are out in the open, offer

amazing views of the surrounding peaks.

in all areas of Mountain Village, there are still lots and larger development parcels available for purchase. The town has a new Comprehensive Plan, which recognizes the importance of space, tranquility and extraordinary views and seeks to protect these aspects while also providing a sense

of community. Within the neighborhoods, lots have been carefully planned to allow owners the best access to the ski area with the most privacy and views available.

For more specifics on Mountain Village, including lots, maps and a detailed map of the Village Center see pages 52 and 53.

Welcome to the Trinity Residence, a phenomenal value for a high-end home in Mountain Village. This beautifully built home was designed to maximize the views on the lot and to allow the owners to live on the main floor while guests live in the spaces above and below. A very desirable open floor plan is designed to entertain family and friends. Special features include a wellness center (sauna/steam/massage/oxygen), an impressive ski room, an 8-person bunkroom, wine cellar and game room. The exterior plank siding came from a Sears and Roebuck warehouse where craftsman kit homes were stored in the early 1900’s. The planks were the sub-floor for the warehouse and buried under a layer of sand. The timbers are reclaimed fir timbers from trestle bridges near the Great Salt Lake. The balance of the wood used throughout the residence consists of cypress and knotty alder.

Within 10 miles of the towns of Telluride and Mountain Village there are a variety of neighborhoods that are close to the towns’ amenities, but may offer additional privacy, space and spectacular views. These subdivisions include: Aldasoro Ranch, Elk Run, Gray head, Last dollar, Raspberry Patch, Ski Ranches, Sunnyside, The Preserve, West Meadows and more. They feature building sites from 1 to 35 acres, as well as a variety of resale homes. While all properties in San Miguel County share the county guidelines, each subdivision may have its own homeowner’s association as well as additional subdivision guidelines and/or amenities.

Further outside of Telluride and Mountain Village exist several mesas of incredible beauty with gorgeous vistas. depending on the location, mesa properties tend to be about a 30 to 45-minute drive from Telluride and Mountain Village on a combination of well maintained paved and gravel roads. While some of the historic ranches that were homesteaded by early settlers have stayed intact, others have been divided into 35-acre parcels or less, forming subdivisions. Most of these subdivisions have been developed with electric, gas, telecommunications and maintained county roads. Many parcels are improved with homes on them, although opportunities to build you dream home still exist. There are also many ranch properties, outside of the subdivisions, that range from two to more than a thousand acres in size. All mesa and ranch properties offer a combination of incredible views, privacy, open space and the idyllic western lifestyle. The region’s mesas include: hastings, horsefly/iron Springs, Specie, Sunshine and Wilson.

Two outlying towns that offer community living and the slightly warmer temperatures are norwood and Ridgway. The town of norwood, about a 40-minute drive from Telluride, offers large acreage parcels and homes in addition to a quaint western downtown. At 7,000 feet in elevation and surrounded by miles of public land, norwood is horse and ranch country at its best. A 30-minute drive north of Telluride, and set in the beautiful uncompahgre Valley, is the town of Ridgway. Often referred to as the

“Gateway to the San Juans,” Ridgway is a close-knit community with a picture-perfect downtown as well as several outlying subdivisions and the expansive Log hill Mesa. nearby towns include Ouray, 10 miles south, while Montrose, a city of approximately 15,000, lies 25 miles north.

South of Telluride and Mountain Village exist a few historic towns and high-altitude subdivisions. The

tiny town of Ophir is approximately 8 miles from Telluride and sits in a beautiful box canyon surrounded by towering peaks. Following highway 145 south, there are a few small subdivisions including Trout Lake, one of the most photographed lakes in the country. Approximately 26 miles from Telluride and on the other side of Lizard head Pass sits the former mining town Rico. Situated along the dolores River, the town has about 225 year-rounds residents and offers amazing access to the surrounding national Forest land.

For maps of the region see pages 54 and 55.
