Construction The house was completed in December 2011. It was designed by Border Oak Design & Construction of Herefordshire. It has an oak frame with high insulation SIPS panels. The exterior has been constructed with York handmade bricks, and the roof is covered with Heritage handmade clay tiles. All windows are Yorkshire sliding sash with oak frames. Gardens and Grounds The house is surrounded on four sides by gardens and an orchard, which also has a generously sized garden room. There are several sheds. There is a stable yard for up to four horses and a tack room and feed room, together with a full size sand/rubber manège. A barn built in 2009 provides extra storage, with a concrete floor. The owners have planted many trees, many of them in the hedge lines. There is about 5 acres of grazing land, divided by fencing into three areas. Energy Late in 2010, a 5kW Evance wind turbine was installed. This produces more electricity than the property demands and the excess generated is sold to the grid and also benefits from a quarterly feed-in tariff. Heating and Hot Water These are provided by a NIBE ground source heat-pump, with underfloor heating to all rooms in the house. The heat-pump benefits from quarterly payments under the Renewable Heat Incentive Scheme. Rainwater from the roof is collected in an underground tank and supplies most of the garden taps. Floors All bathrooms, toilets, kitchen and utility area are tiled. All other rooms have engineered oak floors.
