Hunters Exclusive in Forest Hill are excited to market a property which we believe is a wonderful example of a beautiful period style detached house that has been complemented by some modern architectural design in a very sympathetic way.

Located on Sunderland road which is notably one of Forest Hill’s premier roads. The road is wide, tree lined and offers a mix of property styles, however it’s reputed for double fronted, period houses which have become increasingly rare in recent years. This is

one such house.

THE PROPERTY Offering approximately 3500 sq ft of living space, this detached house is substantial for the Forest Hill area as very few other

properties would rival its size and grandeur.

Rarely do we see such stunning examples of grand period buildings that have not been developed into flats or rented by the room. Seeing a house of this nature which has been restored and updated to such an extent is in our experience very rare and extremely exciting.

Both internally and externally the house has been comprehensively upgraded by the current owner with impressive attention to detail

which can be seen throughout the property. Many of the house’s original features have been retained, to name but a few examples: • The stunning ceiling roses and cornicing has been maintained and cared for

• The stain glass details on the wide, arched front entrance which flood the entrance hall with colour • Fireplaces with cast iron inserts, period style tiles, ornate surrounds and hearths which ooze period character

• High skirting boards, ornate picture and dado rails which have been restored in keeping with the age of the house • Wooden sash windows retained and refurbished • Ornate pine stair rails complemented with Roger Oates carpet runners

• The exterior of the building has been re-pointed and lightly cleaned to maintain the period appearance of the brickwork.

The house has also been refurbished for modern living to a high standard, including replacement of electrical, heating and plumbing systems. The rooms have been re-plastered and engineered oak flooring installed. All design and works have been completed under the supervision of SE5 Architects.

An internal viewing is necessary to fully appreciate how seamlessly old and new come together. To the rear of the property is a

substantial and very striking, architecturally designed extension. The extension now forms the kitchen diner of the house. It connects fluidly to the outside space of the rear garden via large slim line glass doors. When the doors are closed, they are like walls of glass

allowing constant enjoyment of the outside space even on a dull or wet day.

Rarely do we see such stunning examples of grand period buildings that have not been developed into flats or rented by the room. Seeing a

house of this nature which has been restored and updated to such an extent is in our experience very rare and extremely exciting. Both internally and externally the house has been comprehensively upgraded by the current owner with impressive attention to detail which

can be seen throughout the property. Many of the house’s original features have been retained, to name but a few examples:

• The stunning ceiling roses and cornicing has been maintained and cared for • The stain glass details on the wide, arched front entrance which flood the entrance hall with colour • Fireplaces with cast iron inserts, period style tiles, ornate surrounds and hearths which ooze period character

• Ornate pine stair rails complemented with Roger Oates carpet runners • The exterior of the building has been re-pointed and lightly cleaned to maintain the period appearance of the brickwork.

The house has also been refurbished for modern living to a high standard, including replacement of electrical, heating and plumbing systems as well as the installation of piped under floor heating in the kitchen extension area. The rooms have been re-plastered and engineered oak

flooring installed. All design and works have been completed under the supervision of SE5 Architects.

An internal viewing is necessary to fully appreciate how seamlessly old and new come together. To the rear of the property is a substantial and very striking, architecturally designed extension. The extension now forms the kitchen diner of the house. It connects fluidly to the outside space of the rear garden via large slim line glass doors. When the doors are closed, they are like walls of glass allowing constant

enjoyment of the outside space even on a dull or wet day.

To ensure the seamless feel between inside and outside space is maintained, the lines of the floor tiles in the extension have been accurately lined up with the stone tiles of the garden patio. With or without the doors being open you have a clear sense of the inside and outside being well connected.

The kitchen is very fresh in appearance due to the colour pallet used and the feature LED lighting. You may agree the kitchen and the

extension are worthy of an interior design magazine. Also featuring a Grohe instant hot water tap there is no need for a kettle in this kitchen, which is a lovely little touch.

The dining area of the extension has a wonderful roof light allowing natural light to flood the dining table from above. It is particularly wonderful that the current owner has ensured the dining table fits the ceiling opening almost exactly so the symmetry between the surface

of the tables mirrors the size of the opening over it. This can be seen in one of our feature images. We encourage buyers to look at our video of the property as this illustrates the detail of the loft extension. Few people give much attention

the hallways of a house, however the current owner has created a wonderful double-height feel to the staircase leading to the two rooms on the top floor. The staircase has a wonderful panoramic window which provides a wonderful view over the roof tops. The same perspective

can be enjoyed from the bedroom on the top floor which has room-width windows and far-reaching views into the distance.

From the rear of the garden looking back onto the property, the extensions can be appreciated. The rear appearance of the building has

been given lots of careful attention so it also looks particularly striking. The garden is not only accessible from the kitchen / dining room extension. It is also accessible from the hall floor through lounge which

spans almost 27 ft in length. The double doors with original style stained-glass detailing leads from this room to the patio which then wraps around the extension to connect both spaces.

With parking to the front for 2 – 3 cars, a utility room, store room, cellar, two cloakrooms, loft room (not detailed on the floor plan) three spacious bathrooms including a stunning family bathroom with a freestanding composite bath amongst the other features it is our opinion

that no description can adequately do justice to the house.

Interested parties need to walk through the house to fully appreciate how ornate, character and feature rich it is.
