Underwater on your mortgage? Own a home that’s often left vacant? Looking to convert your property into an extra revenue stream? You may want to consider renting out your residence to a short- or long-term tenant.

But be aware that the business of being a landlord can be a lot more complicated than you bargained for.

Whether it’s a single-family home, condominium unit, townhouse or other type of abode, the right rent-subsidized real estate can produce impressive returns in the currently competitive rental market, provided you do your homework.

“The rental market in most areas of the United States is very tight, which means it’s very easy to rent a house right now. If you can create positive cash fl ow with your rental property – meaning the expenses, including mortgage, are less than the rent coming in – rental properties are a great investment,” says Mark Ferguson, a Realtor with Pro Realty in Greeley, Colorado. “The tenant will help pay down your mortgage, and rents and values will continue to rise while fi xed-rate mortgage payments stay the same.”

Ferguson says the properties that typically make the best rentals in his area are middle-income, single-family homes, although every market has different lease rates and home values.

“Median-income communities seem to have the best success rate due to decent rent values and no shortage of tenants,” says Ronald R. Palmer, Jr., co-founder of Network 4 Rentals, in Utica, Ohio. “Low-income areas tend to have a higher tenant turnover rate, which will many times lead to higher vacancy percentages. High-income areas obviously bring higher rent values, but tend to have a much smaller pool of tenants to choose from.”

The best candidates to become landlords, meanwhile, are those that pay close attention to details, keep great records, and aren’t afraid to manage tenant problems quickly and effectively.

“That means someone who is organized, open to putting systems in place and ideally has a good emergency fund for the property

to cover unexpected issues and vacancies,” says Michael Tempel, president of Nexus Real Estate Services in Brooklyn Park, Minnesota, who has managed six apartment communities and single-family homes throughout the state for more than 18 years.

Still think you’ve got the right stuff to be a rent collector? Be prepared for some hard work and diligent preparations, including the following:

• Check with your local municipality to ensure that leasing your property is allowed in your area, comply with any applicable laws/ordinances, and apply for a rental license and inspection, if required.

• Contact your property insurance company to make sure you will have the proper coverage in place for lease tenants.

• Clean, paint, and update the residence with modern, low-maintenance appliances, features and amenities.

• Equip your rental property with necessary smoke and carbon monoxide detectors, fi re extinguishers, dead bolt locks and other safety features that local laws may require.

• Conduct criminal background and credit checks on prospective renters.

• Work with a real estate attorney to create a carefully worded lease agreement/contract that complies with local laws, clearly states what is/is not included, details tenant responsibilities, and stipulates that a damage deposit is required. “Add clauses to the lease that protect you and your property,” Ferguson says. “For example, indicate that the tenant will pay $750 if they smoke in the house, have a pet in the house, get caught breaking the law, or make alterations to the property without permission. And state the exact late fees and when rent is considered late.”

Ready to rent out? To market your rental property, consider publicizing via sites like Craigslist, Zillow, Trulia, and local newspaper classifi eds and website. If you’re only seeking a short-term or seasonal/vacationing tenant, explore services like Airbnb, HomeAway, FlipKey and VRBO.

“Age ain’t nothing but a number,” as the saying goes, but do mortgage rates deserve the same devil-may-care attitude?

They might not deserve it, but they’re getting it.

More than one-third of borrowers – 35 percent – say they are not very confi dent they know what their current mortgage rate is, according to a Bankrate.com’s February Money Pulse survey.

“Your mortgage rate is one of the most important numbers in your fi nancial life, and there’s a good chance that one of your neighbors has no idea regarding how much he or she is paying,” Holden Lewis, a senior mortgage analyst at Bankrate.com, said in a statement accompanying the report. “Given how far mortgage rates have fallen, these people could be missing substantial opportunities to

save money by refi nancing.”Current mortgage rates are

less than 4 percent – Bankrate’s average mortgage rate in 2014 was 4.24 percent – and many housing analysts anticipate them rising to 5 percent during 2015. Refi nancing at today’s lower rates could produce huge savings for current homeowners.

For instance, refi nancing a $200,000 loan from 6 percent interest to 3.80 percent (the average fi xed rate for a 30-year loan) would save $267 per month.

All signs may point to right now as the time to buy (or refi nance), but if rates tick to 5 percent, a fi fth of Americans (21 percent) say renting would be a better investment than buying. More than a quarter (26 percent) say rates would have to hit double-digits before renting became a better option than buying.
