DESCRIPTION
The Legislation in Tasmania, Hobart is called, The Strata Titles Act 1998 and the strata schemes regulation 2010 in which the Owners Corporation must comply. Each Strata Scheme is called a Community Scheme and has an Administration Fund and a Maintenance Fund (Where Fit) that is reviewed in the Annual General Meeting. There is a growing trend of Reserve funds being used in tasmania, but is still in the minority. Corporation must comply.
Each Strata Scheme is called a Community Scheme and has an
Administration Fund and a Maintenance Fund (Where Fit) that is
reviewed in the Annual General Meeting.

The Administration fund budget covers items such as general
maintenance, Insurance Premiums and small recurring
expenditure.
The Maintenance budget is used for future and major capital
expenses, such as painting, pool or fence replacement that is the
responsibility of the body corporate.
Complexes are either self-managed or managed by a Body
Corporate or Strata manager.
