THE PIPELINEness is organized, all of yourclientele is local, and youhave a back-log of custom-ers waiting to be serviced, and you can handle that ser-vice effectively, you may notneed a website.

If you often wish youcould communicate effec-tively with a broader rangeof clients and/or customers, publicly post answers to fre-quently asked questions, at-tract new customers, breakin to new markets and takethe market share from your

competitors, then a websiteis a MUST!

A web site is like your gi-ant public bulletin boardwhere people can get infor-mation on how to find you, where you are located, whatyou have to of fer, whyyour service is unique, and what’s new in yourcompany. It also is easilyupdated and changed fre-quently, and is a communi-cation forum through whichyour customers can com-municate back to you withquestions, concerns andfeedback on their needs.

QUESTION 2: We build

our customer base throughpersonal relationships. Ourcustomers aren’t computerusers. Wouldn’t a web sitebe a waste considering ourclientele?

Your current customersmay not use the computermuch, that is possible. A wor-thy concern should be aboutthe potential customers thatdo use the computer andCAN’T FIND YOU. Statisticsprove that 65% of the popu-lation in rural areas uses acomputer at least once perweek, and 85% in metro-politan areas use a com-puter. These percentages

have NEVER decreased. It is likely that they willcontinue to increase. Awebsite keeps you in syncwith this trend.

Another interesting sta-tistic: The fastest growingsector of the Americanpopulation getting com-puter literate is betweenthe ages of 50 and 75. Thissector also includes thosewith the highest percent-age of disposable income.

A website helps you tar-get that using population.

Another thing to thinkabout …. 75 years ago, theAmerican population felt

that the telephone was anexpensive luxury and notcrucial to business growth. That sentiment continuedfor 30 years. As social com-municat ion trendschanged, and expensesdecreased – businesseschanged to insure profit-ability. Use of the Internetwill only increase in the nextten years.

As a contractorhe really enjoys inviting hiscompetition to the meetingsso that they are educatedon all current trends, re-quirements, and best prac-tices. Our organization is setupfor the same type of environ-ment. We have wonderfultechnical sessions and Iwould like to challenge ourmembers to not only helpgrow our vendor and engineerbase, but also reach out tocontractors, inspectors, wholesalers, and municipali-ties. With everyone being in-volved in ASPE, networking, and sharing best practices,we can bring our professionforward and ensure all of ourcompetition is operating bythe same sets of high stan-dards. This month, I am go-ing to reach out to some gov-ernment members to see ifwe can find a commonground, I encourage you toreach as well.

Just a reminder, ASPE isenforcing their policy onmembership follow up.Please be patient with ourvolunteer staff and Boardmembers, who will be mak-ing calls and emails to see ifyou are planning on renew-ing. For every member whosemembership is expiring at theend of the month, our Chap-ter is sending an email to thelast known address and thenfollowing up with a phone call.I understand that many of youmay have renewed prior tothis phone call, but please un-derstand that the AtlantaChapter only receives mem-bership reports once amonth. Easy Ways to Build andSell Green

Selling green doesn't requirereinventing the wheel

With green all the ragethese days, many buildersare wondering how to com-pete. After all, it's hardenough to turn a profit on aconventional home; makingan environmental statementonly toughens the chal-lenge.

Or does it?There's no doubt that

green is trendy. But many ofthe details that make a homegreen are nothing new. Thetruth is that while flashy prod-ucts like photovoltaic panelsget the most attention, manygreen design and buildingtechniques are fairly con-ventional, and should al-ready be part of any goodbuilder's toolbox.

The real challenge is howto use these techniques ap-propriately. "The best greenbuilding touches are in-cluded from the very begin-ning of the project," saysBerkeley, Calif., architectRobert Nebolon. Whilebeefed-up insulation, high-efficiency windows and EN-ERGY STAR® appliancescan be tacked on to anyproject, other features - es-pecially involving energy ef-ficiency - won't work assimple add-ons.

Take passive cooling, forexample. Before artificial airconditioning, houses inwarm climates were de-signed with big porch over-hangs that provided shade, and transom windows overdoors that allowed hot air torise and escape. Today, adesigner might provide away for hot air to escapefrom the home with an op-erable skylight at the top ofa stairwell. Some floor planswill make it easier for air toflow up the stairwell. Thesedecisions must be madebefore starting construction.

Let the sun in. Or not.One of those decisions is

which way the house shouldface. Orienting a home tomake best use of the sun isbasic green design, but it'salso fundamental to anygood design.

Nebolon calls directionalorientation issues the"Goldilocks problem." "Thesame house plan can easilyhave poor sun exposure, toomuch sun exposure or justthe right amount," he says. But with a little awareness, the builder can slightly

modify any floor plan toachieve optimal exposurefor a home's orientation.

To better understand thisissue, imagine two identicalhouses, each with a largepicture window - one thatfaces north and one thatfaces south. In the south-facing house, sunlight poursinto the window during win-

ter months when the sunhangs low on the horizon. Inthe north-facing home, how-ever, the low-lying winter sunwill shine behind the houseand will never pour warmingrays into that window. Thefirst house will be bright andwarm in the winter, while thesecond house will be drearyand cold.

According to Austin,Texas, architect PeterPfeiffer, some builders nowoffer slightly differentreworkings of the same floorplan when the lot facessouth, north, east or west. It's a fairly simple adjust-ment. "It's not like we're do-

ing wholesale reworking ofthe house," said Pfeiffer inan interview with BUILDERmagazine.

Keeping it lightThe abundant use of win-

dows and skylights is a time-less method for energy costsavings. For example, win-dows on the north side ofthe home allow light withoutdirect sun - making north-facing room ideal for artists- and operable skylights canbe opened to allow hot airto escape, and equippedwith shades to block the sunwhen necessary.

Today's products caneven bring sunlight deep into

the home's interior. Oroville,Calif . , builder IntegrityHomes includes 24-inchbathroom skylights in somemodels, as well as 14-inchsolar tubes in bathroomsand master bedroom clos-ets. Of course, buildersneed to watch the bottomline when optimizing homedesigns to account for sun, wind and microclimates, butrising energy costs maymake green design neces-sary. The good news is thatmost of these adjustmentsdon't cost a lot, but theymake the home more pleas-ant to live in and more ap-pealing to buyers.

The Three P's ofSelling Upgrades

Selling options and up-grades has always been avital part of the business modelfor builders, remodelers anddesigners. With the marketslowdown, designers have thetime to give buyers more atten-tion and provide them with op-tions that will give them whatthey want most: additional valuein their home.

To sell more upgrades, fol-low the three P’s: previews, packaging and presentation.

PreviewsAccording to Lauren Avirett,

design gallery consultant for

McCar Homes in Alpharetta,Ga., a preview time, or openhouse, is a great tool becauseit gives buyers the chance tolook at the available optionsat a leisurely pace and tomake some initial decisionsbefore the selections ap-pointment. It’s also an excel-lent time for the designer togather information about thebuyer.

If you don’t have a pre-

view time, it’s important toat least get to know the cus-tomer by phone before theappointment, says GinaGullo, a veteran design cen-ter manager and co-authorof Option Selling for Profit:The Builder’s Guide to Gen-erating Design Center Rev-enue and Profit. “The designappointment, in my opinion,is very intimate. To firstmeet a customer at that timeis very awkward. Once theappointment is scheduled, call the customer. Say, ‘Ifthis is a good time, I’d liketo take about 15 minutes to CONTINUED on PAGE 14B

gather information aboutwhat’s important to you.’Then you will be more pre-pared for the appointment.”

PackagingGrouping products to-

gether into packages thatfocus on lifestyle choices, such as a chef’s kitchen ora spa bathroom, reducescustomer anxiety aboutmaking selections andmakes the design appoint-ments efficient and profit-able.

“Customers often ex-press their fears and frustra-tions about the overwhelm-

ing process of selectingeach detail for their home,”Gullo says. “If option pack-ages are appealing andpriced properly, customersactually prefer them.”

Gullo says the advan-tages of option packagesinclude:

Control over the numberof option choices.

Increased perception ofvalue in the customer’s mindbecause the packages areselected, designed and pre-sented by knowledgeableprofessionals.

High profit margins, be-cause of the ability to nego-tiate packaged pricing.

Reduced customer con-cern over pricing becausethey are purchasing groups,as opposed to individualitems.

PresentationProper presentation is

the finishing touch to sellingupgrades. Melissa Galt, prin-cipal of Atlanta-based MelissaGalt Interiors, says upgradepackages should be includedin the initial proposal as yourfirst choice, and presented tothe client as the best solutionfor their needs. If they wantsomething less expensive youcan give them the option ofdowngrading.

“Upgrades are harder to

workmanship and providecomplete and lasting plumb-ing solutions for any plumb-ing problem.”

Upgradessell as add-ons, or when it isperceived as nickel-and-diming the client,” Galt says.“If they’re not happy with myinitial choices, I will come backto them with another pro-posal. That way, I am incharge of the project at alltimes. That’s extremely impor-tant.”

As with any conversationthat involves selling, the lan-guage you use is critical, Galtsays. “I never use the word‘budget,’” she says. “It’s beenone of the biggest factors indriving my business. A bud-get implies a limitation, a timeframe and no return on invest-ment. Instead, turn the conver-sation to an investment in thecomfort and style of the clientand show them why they de-serve a cut above. An invest-ment can happen at any time,in any amount, for any reasonand with anyone.”
