Wendy Morris (Echols) moved to St Augustine in 1971 to attend Flagler College where she graduated in 1975 with a BA in English. Wendy soon fell in love with the area. She worked in retail sales for 16+ years where Customer Service was always a priority before entering into real estate in 2002.She worked for several years in real estate before she decided Coldwell Banker Premier Properties was to be her "Home".

Wendy has earned the GRI designation as well as multiple Relocation Specialist designations: CNAS,CNRS and CNMS.

In August, Wendy married her long time companion, Mr. Gene Echols. The intimate ceremony took place on Crescent Beach with friend and coworker Cindy Zimmermann as her Matron of Honor and she was given away by longtime friend and Broker, Rob West.

(Oct 20) Tolomato Cemetery Tours. Cordova Street, 11:00 a.m. to 3:00 p.m. every 3rd Saturday of the month. Explore the historic markers at the oldest existing ceme-tery in Florida. The self-guided and docent led tours are from 11:00 a.m. to 3:00 p.m. every 3rd Saturday of the month. The Tolomato Cemetery, an historic cemetery, is located on Cordova Street, the site of an earlier Franciscan Indian mission (Our Lady of Guadalupe of the Tolomato) in St Augustine. Burials officially ceased in 1884. Visits are free of charge but donations are encouraged. All money goes to the preservation and restoration of the cemetery. The following is a list of simple, everyday ways to contribute to a greener planet and save money while doing it! 1. Save Energy • Set your thermostat a few degrees lower in the winter and a few degrees higher in the summer to save on heating and cooling costs. • Install compact fluorescent light bulbs (CFLs). • Turn off lights and televisions when not in use. • Unplug appliances when you're not using them. Or use a power strip that senses when appliances are off and cuts energy use. • Wash clothes in cold water. • Use a drying rack or clothesline to dry your

clothes.  

2. Save water • Turn off the water when you brush your teeth. • Take shorter showers. • Install a low-flow showerhead and toilet. • Landscape with native plants. • Use a rain barrel to conserve water.

 3. Eat Smart • Shop at a farmers market or buy locally grown fruits and vegetables. • Buy locally raised, humane, and organic meat, eggs, and dairy. • Eat lower on the food chain.

 4. Skip the bottled water • Use a water filter to purify tap water instead of buying bottled water. • Use a reusable water bottle, preferably aluminum

5. Think before you buy and shop smart. • Go online to find new or gently used secondhand products. Checkout websites like Craigslist or Freecycle to track down furniture, appliances, and other items that are gently used, low cost or free. • Check out garage sales and thrift stores • Buy in bulk. Purchasing food in bulk saves money and packaging. • Wear clothes that don't need to be dry- cleaned. If you must dry clean, locate one that uses fewer chemicals. • Invest in high-quality, long-lasting products. • Borrow when you can and check out your local library for books and movies. • Use a reusable bag whenever you shop

 6. Reduce your landfill utilization • Keep your cell phones, computers, and other electronics as long as possible. • Donate or recycle them responsibly when the time comes. E-waste contains mercury and other toxics and is a growing environmental problem. • Start a compost! 

7. Make your own cleaning supplies. You can make very effective, non-toxic cleaning products from a few simple ingredients such as vinegar, baking soda and water. Making your own cleaning products saves money, time, and pack-aging-not to mention improves indoor air quality.

If you’re like most people, you’re always looking for ways to save time, even when using Microsoft Office software. Keyboard shortcuts could be your new best friend when it comes to time management. Not everyone uses shortcut keys to save time, but some people find them easier to use than a mouse, especially when spending long stretches of time at the computer. If the thought of memorizing key combinations makes you wince, you can still save time and effort while working in all Office programs by using these built-in tools. Shortcut menus. Right-click in any Microsoft Office program to display a short-

cut menu that gives you quick access to many of the most commonly used features. If an arrow appears next to your selection, you can click to see more options. For example, right-clicking a Word document displays Paste Op-tions, Look Up, Synonyms, formatting, and other options.

No matter which Microsoft Office program you’re working in, right-clicking is one of the greatest shortcuts available.

KeyTips. Introduced in Microsoft Office 2007, KeyTips are built-in keyboard shortcuts available in all programs that have the Ribbon or the Ribbon and Quick Access Toolbar. In Office 2010, KeyTips are also available in the Back-stage view. Press Alt to display a letter or number by each Ribbon tab or Quick Access Toolbar command. After you press a letter or number, you get new KeyTips letters and numbers to access each command in the location you selected.

Pressing Alt displays KeyTips that you can press to quickly access any com-mand.

Quick Access Toolbar. Add the commands you use all the time to your Quick Access Toolbar in all Office programs that have the Ribbon. Just right-click almost any Ribbon command, and then click Add to Quick Access Toolbar. This is also a great way to create custom keyboard shortcuts for your favorite commands across all Office programs, since the KeyTips for your Quick Access Toolbar items remain the same as long as the command remains in the same position in the Quick Access Toolbar.

Custom keyboard shortcuts on the Office Ribbon. You can even change short-cut key combinations or create new ones of your own. Here’s how to do it in the latest versions of Microsoft Office. In Microsoft Office 2010: 1. Click the File tab to open Backstage view, and then click Options. 2. Click Customize Ribbon and then, next to the Keyboard Shortcuts heading, click Customize. You can enter the new key combination here. You can revert to the default key combinations for spe-cific tabs (or for all customizations) by clicking Reset.

Your Board of Realtors and MLS have contributed to the St. Johns Housing Partnership the materials to build two ramps for homes in need in Hastings. The work will take place Saturday, September 15th. Please contact the Board for details and to sign up. Come on…it will be fun and it makes you feel good to help someone! SYNDICATION OF LISTINGS DATA – MLS – WEBSITES AND MOBILE APPS – IDX-IN THE CLOUD…. there is no more ‘good old days’ of simple business with the technology challenges we now face. There are currently 15 people needing handicap ramps in St. Johns County and St. Johns Housing Partnership was looking for community partners to donate $1,500.00 for ramp kits and volunteers to help build them. Your Association Board and MLS Board have combined to donate the $1,500.00 and we now have the opportunity for you to volunteer to help build the ramp.

The ramp that we will build is in Hastings and they have set a date of September 15th. St. Johns Housing Partnership will coordinate the start time and will send a construction manager to oversee the project. There is only room for 10 volunteers so it will be on a first come – first serve basis. Please call our office ASAP to be one of the volunteers selected for this great project.

So you’ve been working with a buyer for months, visiting house after house. Finally! A decision is made! It’s a foreclosure, so you put in the offer, and wait. And wait. One day the offer is accepted! Since the deal is a foreclosure, it’s obviously an “as is” purchase, so your buyer asks if the home inspection and WDO inspection are really necessary.

You think silently to your self – that would be nice, less to deal with. No meeting the WDO inspector, no letting in the home inspector. And they’re getting such a “good deal” on the home… So is this the perfect time NOT to do the proper inspections?

Of course not! Buying a home under “normal” real estate conditions is risky enough. There is a lot for your client to consider. But when dealing with distressed properties, it’s more important than ever to protect your buyer, which in turn will protect you as the REALTOR.

Truth be known, I’ve never done a foreclosure or a short sale. Not as a buyer, seller, or agent. But here at HomePro, we’ve inspected A LOT of short sale and foreclosure homes. So what have I learned that might help bring you success? Here are but a few reasons for all real estate professionals to encourage their clients to have all the proper inspections, even if the home is being purchased “as is”:

1. Now more than ever it’s a “buyer beware” environment. As a professional real estate agent, it’s important to have your buyer’s best interest at the top of your mind. Most distressed homes are sold under SHORT due diligence timeframes. Yet many of these properties contain unpleasant surprises that may not always be obvious, and can be very costly to repair. Your buyer needs to know what to expect in the future, so they can budget for repairs and ongoing maintenance once they move into their new home.

2. Most homes subject to foreclosure/short sale have more problems than similar homes in the same neighborhood. Did I say short sale homes are bad, broken, or to be avoided? Absolutely NOT! But the reality is that when financial problems strike, the care and repair of the home are among the first expenses to be trimmed. Neglect and deferred maintenance are common when the mortgage can’t be paid. Deferred maintenance often leads to moisture intrusion and mold issues in vacant homes, some of which is not always evident at first blush. Pest infestations are also common in dis-tressed properties, from snakes to mice, bats, bees, termites, and raccoons. And unfortunately on occasion, the frustration of losing the home has resulted in owners/sellers doing intentional damage before their departure, sometimes in ways that are malicious and often hidden to the untrained eye.

3. Vacant homes have often been broken into and vandalized. Fixtures, copper wires, heating and air units, and other items may have been stolen – these conditions can only be found when an inspector goes into those places that most buyers will not venture (crawlspaces and/or attics).

4. The true condition of a home in a foreclosure/short sale situation is not known by the lender. The lender’s loss mitigation department is in the business of recovering money, not spending money to properly determine condition. This leaves assessment of the condition of the home to the buyer, but most buyers are not sophisticated enough to view the home objectively and without emotion for their possible future home. This is where a professional expert like HomePro comes in!

5. What about after the sale? Is the buyer ready for the costs of fixing and maintaining this home? Maybe the house was a “great deal” in relation to other homes in the neighborhood, but was it truly a “good deal” for this buyer? How will they know what it will take to fix the home if it isn’t thor-oughly inspected? Are they guessing? Are they trying to save money by foregoing some or all the inspections? This is when a good agent will step in to RESCUE the buyer! If a buyer is considering no inspections, or cheap inspections, then the buyer of a short sale home is probably not truly ready for the costs of home ownership.

It is critical to have electrical power on in the foreclosure/short sale home for its inspection. Yes, expert and knowledgeable inspection companies like HomePro can inspect without power, but the most thorough assessment of a foreclosure/short sale home comes only from turning on all mechanical systems. The power company can temporarily put power into home in many cases for a small fee or deposit. Do not expect the lender to reimburse this expense, but turning on the power (and assuring it will remain on for your inspection appointment) is usually a very simple task and one that is important to the process.

A thorough inspection process is essential to educate buyers about their new home, so they have a clear picture of the situation. Remember, most homebuyers, even in this market, are first time home buyers OR haven’t purchased a home in long time or not in this area in the country. There are many things for buyers to know and understand about purchasing and maintaining a home, and your home inspector can assist with this educational process.

And don’t skimp by referring a cheap inspection service – only an in-depth inspection by an expert can discover many of the issues often present in a foreclosure/short sale property; so your buyer will get what they expect!
