Karl Vierck began his real estate career when he moved to St. Augustine in 1998. After tenure in the financial industry, he traded a mortgage broker license for a real estate license in 2011, and joined Olde Carriage Realty, Inc., where he works in the Commercial Division.

Originally from Gainesville, Florida, Karl spent school vacations along the coastline from Marineland to Atlantic Beach. The landscape of his childhood summers has become his home. He and his wife raise their two sons amid beautiful beaches, historic treasures, and the best public education in Florida. His real estate career is an extension of his personal appreciation of the area.

Karl graduated from the University of Florida with a degree in chemistry and worked in industrial regulation prior to his move to St. Augustine. He combines his industrial chemistry experience with his extensive financial background to offer commercial customers a depth of understanding. Karl helps match desired location and regulatory needs within a sustainable budgetary outlook.

Donna has been one of the highest producing loan officers in Northeast Florida for years. In Sept, 1997, she started working for First South Bank and then, through a merger, for BB&T . Over the many years, and through the tough economy, Donna has remained one of the top producers in Northeast Florida, largely due to her caring attitude, eagerness to help her referral partners and vast mortgage knowledge in this ever changing business. Donna opened the new St Augustine office for HOMESTAR in January 2014, and hasn’t skipped a beat.

Although grateful for the many years at BB&T, Donna and her processor, Wendy Powell, felt in order for them to continue offering excellent customer service and meet the needs of buyers, they needed to make a change. This change also allowed them to “simplify their worlds” by working with a “Lender” rather than a “Bank.” In January of this year, Donna and her processor Wendy Powell decided HOMESTAR was a perfect fit for them. HOMESTAR has enabled them to offer more lending products such as VA and FHA construction financing and gives them the ability to assist a larger population of potential home buyers. Millions of Americans will set out the lawn chairs, fill-up the cooler, and host their closest friends to the first barbecue party of the season. So before you fire up the grill, check out the following tips. After all, since you’re not working Monday, why not give the planet the day off as well? 1. Use washable plates, glasses, and silverware– Instead of using disposable paper

plates, plastic forks, and Styrofoam cups, try serving your guests with reusable dishes. If your guests outnumber your place settings, choose compostable or recyclable tableware instead of the disposable variety.

2. Buy items in bulk to reduce packaging waste and save money.

3. If you have a choice, choose a gas grill over a charcoal grill – Charcoal emits two times the amount of pollution emitted by a gas grill. Gas cooks food more evenly than charcoal, and if you consider the cost for each time you fire up the barbecue, gas is cheaper too. 4. Try switching to chicken, veggie dogs or grass-fed beef – Conventionally raised beef uses five to eight times more water, land and other resources per pound than chicken or soy. If you want to serve beef, consider grass-fed varieties, which are raised more sustainably than feed-lot cattle. 5. Set out a well-marked bag or bin to collect any recyclables (cans, bottles, food containers, etc.) that may find their way into your party—Recycling not only reduces the waste sent to the landfill, but reduces the need for the raw ingredients that come from mining, drilling, and other environmentally destructive practices. When new products are made from recycled items instead of virgin materials, the production process uses significantly less energy, water, living organisms (like trees), and chemicals. 6. Encourage guests to walk, bike, carpool or take public transit to your place— Fewer cars on the road conserves fuel, and improves post-party traveling safety.

Since most of us are rarely without our cell phones, if you have a newer version iPhone, you may opt to make it a “personal hotspot”, which can share its data connection via “tethering” with your iPad.

Tethering is a way to share an iPhone's cellular data connection with other nearby computers and wire-less devices. When tethering is enabled, the iPhone functions like a cellular modem or Wi-Fi hotspot and broadcasts its Internet connection to devices connected to it. All data send to and from those de-vices is routed through the iPhone to them. With tethering on the iPhone, your computer or other de-vices can get online anywhere you can access the web on your phone.

What is Personal Hotspot? Personal Hotspot is the name that Apple uses for tethering on the iPhone. While the technologies are the same, when trying to using tethering on your iPhone, you'll want to look for the Personal Hotspot options and menus.

What Kind of Devices Can Connect Via iPhone Tethering? Almost any kind of computing device can use iPhone tethering. Desktops, laptops, iPod touches, iPads, and other tablets are all compatible.

An unlimited data plan would be the perfect match for the iPhone's Personal Hotspot feature, wouldn't it? While it's perfect from the user's perspective, it's not AT&T perfect world. That's why, when they changed the data plans, they set terms for tethering.

IPhone tethering cannot be used with an unlimited iPhone data plan. Instead, tethering requires AT&T's 5GB data plan or higher, which currently costs $50/month, with no additional charges for tethering. If you use more than 5GB of total data in a month, overages run $10 for 1GB.

All cellular data - whether on the phone or via Personal Hotspot - combines to count against your monthly allotment. For users who don't tether, this should be OK, but with tethering, you may need to keep an eye on your monthly data use.

The number of homes for sale is on the rise, a long-awaited welcome to home buyers who are finding more selection than last spring and less competition, according to realtor.com®’s National Housing Trend Report for March of the 146 markets it tracks. Inventories of for-sale homes on realtor.com® in March increased 9.5 percent higher than year ago levels, according to the report. The median list price is $199,900 – 5.3 percent higher than in March 2013. The median age of inventory has also risen – 22.9 percent above year ago figures to a median of 102 days on the market. “These figures suggest that the market is more balanced than it was in 2013, when a shortfall in available supply led to double-digit increases in many markets’ housing prices,” according to the realtor.com® report. “Having more homes on the market may mean more affordable prices for first-time and move-up buyers. Lack of inventory in 2013 led to intense competition, creating another barrier to home ownership.” Bidding wars were frequent last year and caused prices to rise and become out of reach to some first-time home buyers who could barely save for a down payment, says Steve Berkowitz, CEO of Move, Inc. “While inventory is still low, the continuing annual lift in the number of homes on the market that we’ve seen over the first months of 2014 is an indicator that buying conditions this year may be notably improved from the frenzied pace of last spring,” says Berkowitz.
