Life events get you moving

Where to next?

Susan LeggeEditor-in-Chief / Director of ContentYellow Pages NextHomeEmail: [email protected]: @SusanLegge

Elisa KrovblitSenior EditorYellow Pages NextHomeEmail: [email protected]: @ElisaKrovblit

The decision to move is often

triggered by a life event, such as a

new job or a new addition to the

family, or simply because you want a

change of scenery.

Whatever the reason, it’s important

to address what your new needs are

before you start hunting for a new

place – rather than during. With all of

the information available to you these

days, it’s easy to get distracted.

To keep you on track and up to date

on the latest listings available across

Canada, check out this issue and our

website, YPNextHome.ca. Not only

will you fi nd an easy way to connect

with prospective properties, you’ll

be able to dig deep on details such

as such as costs, neighbourhood

information and much more.

Deciding to move is easy, it’s fi nding

the right place that can sometimes be

tough. Let us help.

Drop us a line and let us know if you

have any questions or comments.

We’d love hearing from you.

Whether it’s a new job, a new school

or a new adventure, there are many

reasons why people move out of their

city, out of their province and out of

their comfort zone.

When I was 26 and freshly out of

university. I wanted to explore Canada

before deciding where to plant my

roots. Traveling across the country was

an amazing adventure.

I saw a lot and learned a lot. It

opened my eyes to the di erence

between living in a big city versus a

small town. It highlighted regional

di erences and made me love living in

Canada even more.

If I did it now I think I’d get more

out of it with the Internet and

great information about di erent

neighbourhoods. I think my

travels and decisions would have

been much better planned! I love

the neighbourhood section on

YPNextHome.ca for this reason.

And if you’re moving – out of your

neighbourhood, city or province, I

know you’ll fi nd it instrumental in

helping you relocate too!

Enjoy this issue of Renters

Guide, and check us out online at

YPNextHome.ca, and get ready to rent

your new home!

GALT IS THE LARGEST OFthe three

smaller towns that amalgamated

to form the City of Cambridge in

1973. Downtown Galt begins at the

towering, Galt Collegiate Institute.

The neighbourhood comprises

both banks of the Grand River and

stretches south to Ainslie/Concession

and up the hill to Dundas in the east.

It’s a slower pace here, owing partly

to the older population. But it’s still

a lively downtown. While it retains

an urban feel, this is still relatively

small-town Ontario. It’s a family

friendly community on the cusp of

gentrifi cation.

Old meets new in this diverse

Neighbourhood Profi le

Downtown Galt

community. The surroundings are

beautiful, with a living history feel,

which is why so many movies and

TV series are fi lmed here. The Grand

River dominates the core, appropriate

considering the river and its many

mills are what drew so many to what

was once the largest town around.

The converted mills are now beautiful

loft condos or shopping complexes.

While most of the population falls

into the Boomer category, young

professionals in their 20s and 30s are

moving into lofts and condos. They’re

attracted to the area for its reasonable

cost of living, nightlife options and

cultural scene.

Downtown Galt is very easy on the

budget, great for those who want

to save money and still enjoy the

perks of living right downtown. It’s

highly walkable community with lots

of amenities. Commuters reach can

reach Brantford in a matter of minutes

via Highway 24. North via Hespeler,

it’s 10 minutes to the 401. Kitchener-

Waterloo and Guelph are within

easy reach, and there are GO and

Greyhound buses in addition to Grand

River Transit for public transportation.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new

areas, peering into other people’s apartments, houses and yards.

Advice | RENTAL RANTINGS

By Jennifer Braun

Five signs you’re a renter

YPNEXTHOME.CA26

Page 27: Southwestern Ontario Renters Guide - 12 Mar, 2016

Advice | RENTAL RANTINGS

By Jennifer Braun

Five signs you’re a renterIT DOESN’T TAKE a certain type of person to

rent their own space, but a renter does become

a certain type of person. Here are fi ve signs

you’re a renter.

1. YOU’RE A HANDYMAN (SORT OF)

Just like home owning, your rental will present

minor annoyances like a continuous leaking

kitchen sink and a squeaking oven door. But as

an experienced renter, you’re able to decode

any cricks and

cracks in your

home and do minor

repairs yourself. If

not, you have your

landlord on speed

dial.

2. WHY BUY WHEN

YOU CAN DIY?

Your rental is

your home and

naturally you want

it to refl ect your

personality and

taste. Yet, you

always put o

investing in good

decor and furniture

because you’re

only renting. Never

mind you’ve been

only renting for the

last 3 years. Instead,

your Pinterest is fi lled with pins like “7 DIY

projects for renters” and “28 decorating tricks to

brighten up your rental home”.

3. YOU ROCK AT SMALL TALK

You can only talk to your neighbours so many

times throughout the year about the weather.

Instead of living though the awkward silence of

an 11 fl oor elevator ride, you’ve mastered the

art of small talk. You can keep a lighthearted

conversation going for at least 90 seconds and

you’re able to get out of it once you’ve reached

your door. “Nice talking to you Bob!”

4. ULTIMATE LIFE HACKER

Being a renter keeps you on your toes and

your experience has served you well because

today, you are the ultimate life hacker. It doesn’t

matter what life throws your way, you’ve

worked around your landlords “rules” and now

you can fi nd a solution to anything.

5. YOU ROLL WITH THE PUNCHES

If you’re a new renter or an experienced renter,

chances are you’re renting because you’re not

sure where life is going, and you’re enjoying the

ride. Either way, you roll with the punches and

enjoy the fl exibility that renting provides.

If any of these signs remotely describe you,

congratulations! You are a renter.

MOVING OUT OF YOUR APARTMENT

is usually a cause for celebration.

So what happens if your “fresh

start” isn’t happening by choice, but

instead by eviction? In Ontario, you

can be evicted for non-payment

of rent or regularly making late

rent payments; disturbing your

neighbours; causing excessive

damage to the unit or building;

committing illegal acts; exceeding

the number of allowable tenants; or

lying about your income at the time

of application.

Your landlord may also evict

you if they intend to demolish or

renovate the property to an extent

that requires you to vacate; rent the

unit to a member of their immediate

family (or that person’s caregiver); or

no longer rent it as housing. If your

building comprises three or fewer

residential units, and your landlord

sells it to someone who asks you

to vacate, you may also be evicted,

but only after the end of your lease

period.

If you’re in any of these

circumstances, here’s how the

process works:

Your landlord must fi rst send you

a Notice of Termination of your

lease, outlining the specifi c reason(s)

you are being asked to move. If

the stated reason is something you

can fi x, like non-payment of rent,

the notice will outline a specifi c

timeline to correct the situation. If

you are unable to address the wrong

and will not agree to move, your

and Tenant Board for an eviction

hearing, which you should defi nitely

to move until after the hearing

happens.

Should the Board rule against

you, an o cial Eviction Order will be

issued. You’ll want to make

arrangements to fi nd

another place to stay

quickly, even if it’s

only temporary.

Eviction orders are

legally binding to all

parties. Once an order

has been issued against you, if you

won’t leave voluntarily, your landlord must take that document to the Superior

Court of Justice Enforcement (Sheri ’s O ce) to schedule an eviction. The

Sheri then sends out a Notice to Vacate, instructing you to leave the rental

unit on or by a specifi c date.

If you’re not insane, aim to be gone when they come knocking. Hunkering

down behind boxes, screaming “You can’t do this to me!” like one notorious

Toronto tenant, probably isn’t going to satisfy the law. Nor will it impress

your landlord, who must accompany the Sheri to the eviction. But if you do

decide to stage a “Hell no, I won’t go” protest, here’s what you can expect:

The Sheri will knock on the door, announcing who they are, and ask you

to leave. Even if you don’t answer, your landlord will gain entry, as you no

longer have any legal right to occupy. Don’t bother with the deadbolt and

chain, either: locks must be changed in the presence of the Sheri , so there’s

usually a locksmith on hand. While it’s incredibly rare for a tenant to not leave

peacefully, in such instances police will be called to remove you from the

property.

Once the lock is changed, if you haven’t got all your stu out yet, you

have 72 hours to do so. Your landlord has to make the unit accessible to

you from 8 am to 8 pm for the next three days, so that you can retrieve your

belongings. Beyond that point, anything that remains in the unit or building

becomes your landlord’s legal property, and they can do whatever they wish

with it. So if you’re facing a similar situation, you’ll want to be more than ready

to go by the time the law arrives.

MOVING OUT OF YOUR APARTMENT

is usually a cause for celebration.

So what happens if your “fresh

start” isn’t happening by choice, but

instead by eviction? In Ontario, you

can be evicted for non-payment

of rent or regularly making late

rent payments; disturbing your

neighbours; causing excessive

damage to the unit or building;

committing illegal acts; exceeding

the number of allowable tenants; or

lying about your income at the time

of application.

Your landlord may also evict

you if they intend to demolish or

renovate the property to an extent

that requires you to vacate; rent the

unit to a member of their immediate

family (or that person’s caregiver); or

no longer rent it as housing. If your

building comprises three or fewer

residential units, and your landlord

sells it to someone who asks you

to vacate, you may also be evicted,

but only after the end of your lease

period.

If you’re in any of these

circumstances, here’s how the

process works:

Your landlord must fi rst send you

a Notice of Termination of your

lease, outlining the specifi c reason(s)

you are being asked to move. If

the stated reason is something you

can fi x, like non-payment of rent,

the notice will outline a specifi c

timeline to correct the situation. If

you are unable to address the wrong

and will not agree to move, your

Advice | CONDO SENSE

THERE’S A CERTAIN AMOUNT of

common sense when it comes to

elevator etiquette. If you live in a

highrise, the elevator is the main way

in and out of your home; a confi ned

space in which you briefl y encounter

your neighbours several times daily.

The natural instinct is to be absorbed

in your own headspace, preoccupied

with where you’re headed, and

keeping strangers at a distance. And

yet, the other elevator occupants,

unfamiliar as they may be, deserve a

modicum of courtesy. Unfortunately,

most people have forgotten their

elevator etiquette.

10 Rules of Elevator Etiquette:

1. Out fi rst, then in. It only makes

sense. Allow passengers to exit

before attempting to board the

elevator.

2. Take the stairs if you are only going

one or two fl oors, except if the

elevator is empty or you have a

cart, stroller, large packages or

are disabled.

3. Hold the door for others who are

running to catch the elevator —

especially your neighbours coming

from down the hall. A plague on

anyone who watches the door slide

shut in someone’s face!

4. If you’re sick, wait for an empty

elevator. If that is impossible, don’t

cough and sneeze for the duration

of the ride. And if that is impossible,

never put your germ-infested

hands on the fl oor buttons.

Elevator Etiquette:The 10 Commandments

By Jane Herman

MORE ADVICE ONLINEypnexthome.ca/news/advice

5. If you are fi rst on the elevator

or closest to the control panel,

ask other riders what fl oor they

would like. On the other hand, it’s

somewhat rude to call out your

fl oor to the person standing nearest

the buttons as if that person is the

elevator operator.

6. When other passengers board,

move a little to give everyone some

personal space.

7. Avoid carrying out interpersonal

conversations, be they face-to-

face or — particularly — talking on

your cellphone. The elevator is

not a phone booth.

8. Likewise, if you’re listening to

your iPod, turn down the

volume so you don’t disturb

other riders.

9. If you’re carrying a backpack, make

sure it doesn’t land in someone’s

face when you turn around.

10. Never drop litter or deface the

walls of the elevator. Vandalism

hurts everyone.

Riding in an elevator can bring out

the best — or worst — in people. Think

of the elevator as an extension of the

building’s lobby, and of other riders

as your guests. Remember, a little

elevator etiquette goes a long way.

Now, enjoy the ride!

not forget dust mites. You’re

sweating, you’re excreting

oils, shedding skin cells,

and dust mites feast on skin

cells. If they’re eating, they’re

excreting,” chimes Dunn. “A

mattress gains 10 per cent

of its weight over the course

of its lifetime — oils, mites,

mite poo, skin cells. A typical

mattress has between 100,000

and 10,000,000 dust mites

feasting!”

» The solution:

Keep it covered and keep it clean. You should have a good mattress cover, one

that’s waterproof and impervious to your skin cells and bodily secretions. You

need to remove that cover once a month and wash it. “Laundering the cover

regularly and vacuuming helps too. The vacuum gets rid of skin cells and mites.

When removing the mattress cover, vacuum the mattress. Use the vacuum’s

crevice tool to get right into the creases.” You should also keep your pillows in

protectors. Pillows do break down over time and should be replaced regularly.

Spring cleaning: Sports equipment

» The problem:

“Sports equipment. Really bad,” Dunn says right off the… err… bat. You almost

don’t want to hear how bad. If your mind just went to the hockey bag, you’d

be right — but don’t stop there. Think shin protectors, catcher’s masks, jocks,

snowboard boots, football pads and yoga mats. They’re all breeding grounds. “If

it smells, there’s something growing. It’s an abyss of germs in any given sports

bag. Yes, I said an abyss,” she repeats herself. Most of that padding is made of

sleep after you hear what Dunn has

to say, but if you’re not using a good

mattress protector, washing it once a

month and vacuuming your mattress,

Dunn explains that “you’ve got

sleep after you hear what Dunn has

to say, but if you’re not using a good

mattress protector, washing it once a

month and vacuuming your mattress,

Dunn explains that “you’ve got

some lively behaviour beneath you

at night! Mattresses and pillows are

full of fungus and bacteria, and let’s

foam. “The surface area is 100 times

what you think it is, like a sponge.”

It’s a massive surface area for germs

and bacteria to grow. And don’t

think it’s only those big sports bags,

it’s also those yoga mats you roll up

after class and throw into the trunk

until you need them at the next class.

Think about how you use them, she

suggests. You’re sweating on them and

laying on them — and hot yoga is even

worse. “Bacteria and fungus feed off

of moisture — off of our sweat.” Worse

than just being dirty, disease, like Staph

A and MRSA, can be harboured and

spread on this equipment.

» The solution:

“Deodorizing is not cleaning. Masking

the odours is not killing anything.

Ozone cleaning. It’s the same as we

used for sterilizing equipment in the

lab.” You can take your equipment in

for an ozone treatment and that will

get rid of the smell and the bacteria.

You should also wash the equipment

on a sanitizing cycle. “Cleaning may

shorten the life of your equipment but

it’s better than getting sick.”

Aside from treatments, the best

thing you can do for your equipment,

says Dunn, is to “Air it out and let

it completely dry before you put it

away. Put it in the sun to dry.” The

UV light, she explains, is beneficial

for drying out and killing bacteria and

fungus. And that yoga mat? “Carry a

spritz bottle, the little 100ml bottle

you get at the drug store, fill it with

water and add essential oils: 10 drops

of tea tree oil and 10 drops of your

favourite oil, like lavender, eucalyptus

or citrus. Ideally, take it home, spray it

down and let it air dry before putting

it away,” she says. At the very least,

Dunn advises to spray it down, let

it soak for a minute to actually get

to the bacteria, and then wipe it dry

before rolling it back up and stashing

it. And anything metal based, like a

mask, should be swabbed down with

rubbing alcohol.

“A study was done to see where

the typical equipment fit within

our provincial guidelines for the

acceptable limits of bacteria:

Shoulder pads: 19 times higher than

the acceptable limit

Helmet: 30 times higher than the

acceptable limit

Pants: 180 times higher than the

acceptable limit

Jock: 376 times higher than the

acceptable limit

Shin pads: 3,440 times higher than

the acceptable limit.

There are 188,650 bacteria/25 square

centimetre in shin pads. If it smells, it’s

growing.”

of it with every point of contact.

“In comparing homes with and

without dogs, they found homes with

dogs had more types of bacteria.

TV screen: 52 per cent more

Pillow cases: 42 per cent more

Fecal contamination in homes with

animals is 30 to 35 per cent higher.”

And then there’s the cat – their

litter box use guarantees their paws

are covered with fecal contamination,

and then they like jumping up on the

countertop, curling up on your bed,

walking along shelves – leaving a

bacteria trail wherever they wander.

» The solution:

Aside from swearing off pets –

because, let’s face it, that’s not an

option for many of us, wiping off

their paws is a big factor in reducing

the contamination. “We wipe off our

feet when we come in the house.

Clean their paws with soap and

water, or at least wipe them off when

they come in. And keep pets off of

furniture and bedding. Put a washable

blanket on their favourite spots – and

wash that weekly.

“Don’t let animals drink out of the

toilet, it’s a huge cross-contaminant

– and wash hands after playing with

animals. Wash the dog’s bedding

if they have a doggie bed. (And if it

doesn’t have zip-off cover, don’t

buy it!)”

Spring cleaning parent tip: Lice

“We never had lice. Add eight to

10 drops of tea tree oil into your

shampoo.” This is a natural lice

repellent. Dunn says you may find

the tea tree oil leaves a scent, but

it’s greatly preferential to lice!

So, what are you planning to

clean first?

Spring cleaning: Pets

» The problem:

“The fur babies bring in a bevy of

bacteria and change the microbiome

of your home. Over half of the

microdiversity in the home can be

attributed to the animals in that

home, from what they have naturally

existing on their bodies,” she explains.

And while they bring in their own

specific bacteria and share it wherever

they go and with whomever they

touch, they also have some filthy

habits that we really need to address.

“Animals also bring a lot of poo into

our homes,” says Dunn. Whether

they’re running around the dog park

or just in the backyard, dog paws

and fur are picking up whatever they

touch. Rotting leaves and dead fish

are like perfume to dogs – they roll in

just about anything that smells good

to them. And then they come into

your home, walk on your carpets, sit

on your sofa, nuzzle up against you,

snuggle up in your bed – and share all
