Forget what you might have heard recently about houses in Canada being overvalued by 30 per cent (Bank of Canada) or, worse, more than 60 per cent

(Deutsche Bank). Over the long term, real estate is proving to be a prized

possession, indeed. £ is is particularly true with new homes. £ ere’s that old adage in real estate – and the stock

market – urging you to “buy low, sell high.” Who wouldn’t love to do that? But how would you ever know when “low” is, and when “high” is actually the highest?

Perhaps the most realistic, if humorous, suggestion for how to look at this equation comes from Toronto-based mortgage broker Calum Ross: “£ ere are two times that real estate values matter – when you buy and when you sell. What happens in between is no more relevant than the total cash you have in the middle of a game of Monopoly.”

So, if you’re looking at the long term with your home purchase, which experts advise you do, you’re not likely to be aª ected by any short term « uctuations in value.

£ ere is plenty of evidence of the long-term performance of housing. So take heart in knowing you’ve made a good decision.

Buy ‘low’ and enjoy your decisionYour home is a prized possession over the long term

When only a new home will do, those in the market will be pleasantly surprised by the value and attention to detail a new home oª ers.

When you buy new, you don’t inherit somebody else’s tastes and preferences. You get a fresh, clean space that’s waiting for your personal imprint.

If you’ve always dreamed of buying a brand new home, here are a few tips to help make it a reality:» Shop the mortgage market to see what you can aª ord

before you start your hunt;» Obtain a lawyer who is willing to review your oª er and

close the deal;» Don’t be persuaded by high pressure sales tactics while you’re out shopping;» Determine which options and upgrades you want as part of your oª er and ensure

your lender will ̄nance what’s required, if needed; » To save money, consider which upgrades you could purchase and install yourself

after the sale closes. Some upgrades, such as rough-ins and wiring inside the walls, are easier to do before construction.

Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your ̄nal decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your ̄rst steps in the homebuying process.

Empire Communities UNVEILS BRAND NEW LOOK AND PLANS FOR CONTINUED EXPANSION IN ONTARIO

Over the past 20 years, Empire Communities has built more than 10,000 single-family and highrise homes across Southwestern Ontario and the GTA. Now one of the top builders of master-planned communities in the province and the largest Energy Star builder in Southwestern Ontario, Empire has undergone an exciting company rebranding and currently has Ontario and U.S. expansion plans underway.

“Empire has grown from a small, single-project property developer to become one of Canada’s largest home builders,” says Daniel Guizzetti, co-founder, CEO and president. “By revitalizing our brand, we’re commemorating our legacy of building inspiring homes and neighbourhoods of enduring value. But we’re also sharpening our focus on our continued growth, and building on what we’ve always delivered – confidence, trust and optimism in the home buying experience.”

The Vaughan-based community builder that started in Dundas, Ont. plans to continue its growth in the province with the possession of enough land to accommodate 20,000 new single-family and highrise homes in Canada, including its expansion into the United States, specifically Texas.

O akville may be historically known for the famous Ford plant, oil refi neries along the lakeshore and up-market homes, shops and restaurants.

Th ese days, Oakville may still show some of those classic characteristics, but it is increasingly earning a reputation as a city on the rise with a self-suffi cient, driving economy.

Blessed with a strong natural location along of the shores of Lake Ontario, with easy access to major Canadian cities as well as those in the U.S. via the QEW and rail lines, Oakville now shines in business as well as culture, recreation and leisure.

Located toward the southwestern end of Lake Ontario, Oakville helps comprise one of the largest consumer and industrial markets in Canada.

Th is geography and proximity to large industries and communities in Hamilton, the Greater Toronto Area and the US borders, plus a strong transportation infrastructure, are central to the prosperity that Oakville has enjoyed in recent years.

With a vision to become “the most liveable town in Canada,” the Town of Oakville is intent on building a robust economy with potential for future growth, and the local economic development authority has a comprehensive plan to capitalize on traditional strengths.

Oakville Town Council, in fact, recently won an Economic Developers Council of Ontario (EDCO) award in the category of Redevelopment Initiatives, for its leadership in developing the Bronte Business Action Plan. Th e Bronte Business Action Plan, led by the town’s Economic Development department, was initiated to further Bronte’s economic development and urban revitalization. Th e plan is using the Four Pillars of the Main Street approach – Organization, Marketing, Physical Design and Economic Development – to achieve the goal of economic development and urban revitalization. Th e Bronte BIA will implement the action plan through to 2016.

“Th is award recognizes that great things can be achieved when we work together to create Canada’s most livable town,” says Mayor Rob Burton.

Home to the Ford Motor Co. of Canada plant and Canadian headquarters since 1953 – an important facility for the company over the years – Oakville has enjoyed economic diversifi cation in recent years.

A strong and diversifi ed economic base off ers an excellent location for both new and expanding businesses. More than 260 national and international corporate headquarters constitute an important part of the 4,500 employers in Oakville. Oakville’s top 100 employers by industry include companies from the automotive, manufacturing, pharmaceutical, professional service and construction industries.

Companies here have access to a high quality local work force, with 56 per cent of residents holding a post-secondary education – about 12 per cent higher than the provincial average. While manufacturing industries account for 15 per cent of employment, managerial, business and administrative categories make up 36 per cent of occupations.

Some of Oakville’s major employers have performed well over the last few years, with fi rms such as Goodrich Landing Gear and Javelin Technologies increasing employment.

Sheridan College operates a new Applied Research and Collaboration Centre, for use by the faculty, students and external partners specifi cally involved in research projects administered through Sheridan’s offi ce of Applied Research and Innovation.

A number of new businesses have also made their way to Oakville, bringing more than 650 new jobs and absorbing more than 411,000 sq. ft. of commercial and industrial facilities.

An historic town with a thriving waterfront, Oakville has preserved its rich heritage, with many 19th Century buildings in the downtown core. Downtown also boasts one of two local harbours on Lake Ontario, featuring more than 1,000 slips and moorings for sail and powerboats. Bronte is the location of Oakville’s second harbour, and has an abundance of fine shops and restaurants.

Supporting all this development is a strong and further improving transportation infrastructure. Prime location at the centre of major transportation routes – the QEW and Hwys. 403 and 407 – facilitates access to major markets in Canada and the US. The network includes toll and toll-free expressways, commuter and urban public transit, by rail and bus, national and international rail service for people and goods, global passenger and cargo aviation services, and extensive inland and international marine shipping facilities.

Illustrating how important transportation is to the city, the Town of Oakville is currently surveying residents to help identify community priorities from now until 2031. The “Switching Gears” Transportation Master Plan is intended to deliver an exceptionally detailed level of integration between land use and transportation planning, to help identify Oakville’s transportation needs and consider a diverse range of options to satisfy future travel demands.

Says Mayor Burton: “Our goal is to offer more balanced, efficient and sustainable transportation choices for people, goods and services to move around Oakville. Public

input is key to helping us focus on transportation priorities that matter most to our community.”

Switching Gears is one of several master plans that together with other key planning initiatives will create a path to a more livable and sustainable Oakville into the future, the Town says.

Developers see the growth potential in Oakville, and a number of projects are underway from companies such as Branthaven Homes, Minto Communities, Emshih Developments, Mattamy Homes, New Horizon Homes and Menkes Developments.

Oakville also boasts abundant natural attractions and culture, with more than 2,400 acres of parkland, theatres and galleries, Glen Abbey Golf Club, and the annual Waterfront Festival and Jazz Festival.

Culture in the city, in fact, received a big boost in 2012 with the grand opening of the new Queen Elizabeth Park Community and Cultural Centre (QEPCCC). Located at 2302 Bridge Road, QEPCCC offers more than 144,000 sq. ft. of active living space, making it one of the largest venues in Canada to house such a diverse collection of recreation, arts and cultural opportunities. It offers classes, workshops, camps, drop-in activities and events for all ages and abilities. The facility boasts an aquatics centre, two gymnasia, a youth centre, an older adult centre, dance studios, a recording studio, fine arts studios, a rehearsal hall, black box theatre, gallery and museum space.

“This new facility symbolizes our goal to be the most livable town in Canada, and its opening clearly demonstrates our continued progress towards that goal,” says Burton.

How to cook up great style in the kitchen

It is commonly known that kitchens are one of the places your dollar can go the furthest when building your new home. It is important to consider this when choosing materials or considering which items to get upgraded.

Here are five tips to help you choose the best materials and upgrades when planning the kitchen in your new home or condo:

1. Consider your material choicesTremendous advancements have been made in materials technology in terms of appearance and durability. Think of porcelain tiles rather than ceramic, as they are more durable and you can have smaller grout lines.

Choose quartz counter tops for a durable and repairable counter top. Granite is also durable but can’t be repaired.

Another option is soapstone. Soapstone is new to the solid surface lineup, although it’s been around a long time. It is naturally heat-resistant and easy to maintain. You can have integrated sinks, with soapstone, included within the counter top.

2. Add more lighting, not lessYou can never have too much lighting, because you can just turn it off or add a dimmer!

Add cool pendant lights over islands for extra lighting as well as a decorative element. These are like jewelry for the kitchen. They also give you the opportunity to add an additional punch of colour that you can carry throughout your design.

3. Take advantage of better cabinet storageDevelopments in cabinet shape and technology have led to much better interior storage options.

There are things such as magic corners which make blind corners much more usable. There are also cool pantry units, which pack in a lot of food items on the market now.

And be sure to invest in cutlery dividers where possible so your drawers stay organized.

Beverage stations are also becoming a big trend and look lovely when they are built into your design.

4. Make your backsplash a focal pointPick amazing tiles or patterns to add to this area. After all, it is at eye level so it is quite visible. Do add tile inserts and even consider painting on your backsplash tile.

To make your backsplash look perfect, hide electrical outlets within the upper light valance. This way the entire backsplash is completely clear of plugs and switches!

5. Think beyond white for cabinetsAlthough white cabinets still sell the best, there are other good neutrals which do well in Canada.

Think about painted grey cabinets, pale blue, espresso brown or even natural cherry, as these all are classics here and give you a special look. With finishing technology, all colours are available and will wear well.

When considering your cupboards, it is also a great time to think about integrated appliances. This is when your appliances are flush with the cabinets, and are paneled in the same material as the cupboards.

Buying a new home can be very costly and stressful. Make sure you choose the right materials and upgrades, so you are happy in your new space. This is your home, so make sure it is exactly what you want!

AND GTA POISED FOR GROWTH THIS YEAR

With the recent decline in oil and gas prices – and as of last week falling interest rates – there’s much discussion about the impact of both on the economy and housing markets.

On the ­ rst development, at least, what is Alberta’s pain could be the rest of Canada’s gain. We’re loving the cheaper gas at the pumps, but the question is how any prolonged slump in that industry will a� ect the economy as a whole. Some experts say the resulting challenges will be limited mostly to the oil-rich provinces – Alberta, Saskatch-ewan and Newfoundland – and Ontario will largely be spared.

Add to this scenario the prospect of continuing low – and even lower – mort-gage rates, and you have conditions for healthy real estate markets in Ontario.

In its latest House Price Survey and Market Survey Forecast, for example, Royal LePage cites these and other reasons as why Toronto will lead the country in price growth this year. Royal LePage forecasts a 4.5-per-cent increase in average prices for the city to $592,000 this year, up from $566,500 in 2014. While still healthy, this growth is down from an 8.1-per-cent, year-over-year jump from $524,089 in 2013.

Nationally, Royal LePage forecasts home prices to increase moderately – by 2.9 per cent – in 2015.

“By and large, house prices across the country are now strolling versus bounding forward,” Phil Soper, president and chief executive of Royal LePage, told New Home & Condo Guide.

Southwestern Ontario is uniquely poised to bene­ t from the province’s strengthening export economy, as growth in the U.S. gathers steam. Further, a relatively weaker Canadian

dollar makes Ontario’s goods and services a bargain south of the border, increasing business and bolstering consumer con­ dence.

Standard two-storey homes in Hamilton, for example, saw a 7.4-per-cent year-over-year average price increase in the fourth quarter of 2014, to $325,554. Detached bungalows increased 6.2 per cent to $248,667.

“£ roughout the past year, Hamilton has gone from a revitalizing market to a hot one,” the ­ rm says.

Canada Mortgage and Housing Corp. seems to agree. At its recent Housing Outlook Conference, the agency said the housing market will bene­ t from more people moving into than out of Hamilton this year. “Growing housing demand is leading to residential intensi­ cation through in­ ll and redevelopment, with multi-unit housing rising to 56 per cent of starts in 2015 and 2016, up from 44 per cent in 2011.”

London, as well – a city that has had its share of economic challenges in recent years – had a strong 2014. Standard condominiums experienced 7.1-per-cent, year-over-year price growth to $162,200. Detached bungalows and standard two-storey homes both saw steady increases, with average prices up 3.7 per cent to $265,700 and 2.7 per cent to $274,600, respectively.

£ is is the beauty of the varied real estate markets in Southwestern Ontario. Individual, increasingly diverse economies, market characteristics unique to each area, and cheaper housing costs than the GTA.

Mattamy National Cycling Centre IN MILTON EADY TO ROLL

Not long ago it was just a dream of a few cycling enthusiasts. Now, the Mattamy National Cycling Centre in Milton is not only a reality, it will soon host a major international competition – the track cycling events of the 2015 Pan American Games.

Three years in the making, the world-class velodrome recently hosted its first two weekend events, welcoming more than 6,700 spectators, athletes and coaches from across Canada and around the world.

The Town of Milton recently hosted a private donor and sponsor recognition celebration to honour those whose support helped bring the facility to fruition.

Among the attendees were leaders from all three levels of government, including Lisa Raitt, MP, Halton and federal Minister of Transport, Indira Naidoo-Harris, MPP, Halton and Milton Mayor Gord Krantz, along with members of Town council.

“The Mattamy National Cycling Centre represents so many important partnerships and I’m thrilled to have had the opportunity to recognize the relationships that were built through our shared mission,” says Krantz.

Also in attendance were representatives from the many businesses and organizations that supported the project, as well as individual donors and sponsors. Among them was Howard Chang, who led the Make-it-Happen campaign that raised funds for the building of the velodrome.

In keeping with the vision of the velodrome as a high-performance cycling centre and a community recreation facility, the fundraising

campaign encouraged everyone in the area to get involved. From sponsoring a $25 virtual track plank, to purchasing a $250 seat, the campaign offered a number of opportunities for Miltonians.

The campaign received a major boost from Peter Gilgan, founder and CEO of Mattamy Homes and member of the Make-it-Happen committee. Gilgan shared the dream of creating a home for Canadian cycling in Milton early on, and was quick to mobilize the cycling community and encouraged their involvement through events such as Mattamy’s Tour de Bleu, the Paris to Ancaster Bike Race and the Ride Across America.

“We are so pleased to have been a part of this wonderful initiative and proud that the Mattamy name will be associated with cycling excellence for years to come,” says Gilgan. “We’re looking forward to Milton becoming a destination for the world’s best cycling athletes and competitions. When you add to that the benefits to the local community from this world-class centre, it really is going to be a new era for sports and recreation in the region.”

During the Pan Am Games (July 10-26) and Parapan Am Games (July 7-15), the Mattamy National Cycling Centre will be known as the Cisco Milton Pan Am/Parapan Am Velodrome.

This isn’t the first time Gilgan has supported amateur athletics in the GTA. In 2011, he donated $15 million to Ryerson University in Toronto for a new athletic complex on the site of the former Maple Leaf Gardens. The facility was renamed the Mattamy Athletic Centre at the Gardens, while ice rink, located on the third level, is called Mattamy Home Ice.
