FALL IS IN THE AIR AND FASHIONS ARE IN THE STORES
Get ready with an insider’s view of autumn’s newest looks. When every fashion dollar counts, it’s a smart idea to get some
guidance regarding all the trendy clothes hitting the stores right now. One excellent source to tap is the group of stylists at Rebel, a
Greenwood Village boutique described as the “best boutique import from California” by Judie Schwartz and Evelinda Urman, Rocky
Mountain News style columnists and authors of A Fashion-Lover’s Guide to the Best Shopping in Denver and Beyond.
So what’s new, and more importantly, what’s worth investing in this fall? As Rebel owner Robyn Barstow explains, “Skinny is in …
skinny belts, cargos and jeans will set the tone this season.” Describing the skinny cargo as “your new best friend,” Barstow says it
is the fashion industry’s answer to the inevitable question of “what’s next?” Vintage washes and chic cuts pair perfectly with dressy
military blazers and knee-high boots to create the perfect sexy outfit with attitude. Although J Brand’s version of the military-chic
trouser is a store favorite, Rebel also carries Sanctuary, Billy Blues, Citizen, SOLD Design, Rich&Skinny and True Religion.
And this season frugal fashionistas should not despair. The arrival of the new “it” pant does not mean that your jeggings (the jean-
legging hybrid) are being kicked to the curb. Create an updated look by pairing them and the new baby cord versions with short
cowboy boots or oxfords and long, belted sweaters. Add additional interest underneath by layering a fitted long sleeve tee under a
short sleeve. Michael Stars, Splendid and LA Made have each created a wide variety of styles and colors, including season favorites of
oxblood, bordeaux, hunter green and plum. Joie’s feminine tops also look great with jeggings; pair this look with riding boots for a
flirty take on fall.
Finally, the outdated t-shirt and jeans look is getting a makeover with skinny denim and cropped tees and sweaters. But take heart,
the fashion industry has created a more sophisticated way of wearing the crop top: with other tops. Layer a tailored shirt with a
cropped sweater and boyish leather jacket for a girly option with an edge. Vince, White + Warren, 525 America, Autumn Cashmere
and Michael Stars have appropriate versions of this ‘vintage’ look.
Another tip: Belt everything. Belts, cinching in slimmer t-shirts, sweaters and jackets, allow you to personalize the fashions this
season. Pick something with studs for a more dangerous look, sparkles for an evening look, or flowers for something sweet.

A VERY SPECIAL MICRO-BREW
You’d be kidding yourself if you didn’t secretly wish you could find yourself in a comfy chair on the deck of an award-winning private golf club on a warm Saturday afternoon with a cold micro-brew in your hand. Isn’t that really the true Colorado experience? Apparently the guys at the Fort Collins Brewery (FCB)
agreed when they began producing Sandbagger Lager exclusively
for the Club at Pradera. As if it wasn’t enough to belong to a private
Jim Engh-designed golf club - now members also get access to a beer
all their own.
The new Sandbagger Lager is an Oktoberfest-style lager that has quickly
become the members’ favorite with its full body, rich taste and beautiful
copper color. We’d be lying if we said it wasn’t great, but we’d also have
to tell you that the only way to try it yourself is to become a member at
Pradera. Not a bad option actually.
Membership aside, you can try the other seven full-time German-style
lagers and seasonals from the Fort Collins brewery, a family-owned business
that’s been making beer in Fort Collins for over six years. Even though FCB is relatively new to
the Fort Collins Brewery scene, joining New Belgium and
O’Dell’s just down the street, you might be surprised by
the quality of their award-winning German-style beer and
their loyal following (check them out on Facebook).
Major Tom’s Pomegranate Wheat is a perfect summer
beer for hot Colorado days. It’s light and refreshing with
just a hint of sweet and tart. The Chocolate Stout, the
brewery’s most popular, would be a great cold weather beer. It has a taste of bittersweet chocolate
and roasted barley with a medium body. Most people seem to agree that whether you’re a
sophisticated beer connoisseur or a weekend warrior, pretty much everybody can appreciate the
great taste of FCB beers.
Next time you’re in Fort Collins try them for yourself at their 30,000 square foot brewery complete
with tasting room and full-service restaurant. You might also want to make an afternoon of it and
check out New Belgium and O’Dell’s breweries too; they’re just down the street.
Or even better yet - give in to the dream and join the Club at Pradera. Because in this case,
membership does come with some very special privileges.

THE ART OF MODEL HOME DESIGN
People are simply captivated by model homes. Whether they are potential buyers or just looking for new decorating ideas
for their existing home, we are constantly being asked: “What’s the secret? How do you make the models so beautiful?”
In our work with builders and developers across the country, our creative process begins by studying the exterior architecture of
the home. Understanding the architectural design allows us to tie our interior designs with the basic feel of the architect’s vision,
thereby creating a complete look that flows throughout the home.
In much the same way an artist creates a painting, you must first start with a background then begin layering details. The process
starts at the front door and continues throughout the home.
This is exactly what we have done with the interiors for Celebrity Custom Homes’ Overlook Models at Heritage Hills. There will
be four model homes, designed by Woodley Architectural Group, with four distinct architectural styles; Tuscan, French Country,
Italian Country and Andalusian. All spaces in the rooms of each specific model require attention. Floors, ceilings and walls all
need to be designed with the individual styles in mind. The pattern in which flooring material is laid, the texture on the walls,
the addition of beams to a ceiling, decorative lighting, the design of an iron stairway railing; each and every detail is created to
enhance the overall feeling of the home and provide a backdrop on which to build.

The next step is finding a concept for our color scheme. The cornerstone could be fabric, a
painting or perhaps a special accessory. From there we begin to pull fabrics and furniture that
tie in that scheme and complement the style of the interior. Once the fabric and furnishings are
selected, the draperies, pillows and bedding are designed. It is important to note, as with other
interior elements, that draperies should be designed not just for functionality but also to enhance
the style of the window.
At last, the critical “finishing touches” can begin. Art, accessories and plants are a very important
part of merchandising the interior of a home. This is where scale and proportion are critical.
Artwork should be sized appropriately to the wall or a grouping of smaller pieces should be used
to fill the area. And plants should be chosen with the appropriate style in mind. For instance,
the shape of the leaf and the style of the plant should connect with the style of your interior.
Selecting a few larger accessories is more pleasing and has greater impact than several small items
on cocktail or end tables. Family photos and treasured pieces collected over time are what give a
home its own personality and charm.

UPSCALE HOMES ON THE UPSWING IN DENVER
What goes down must come up. And so it is with luxury home sales of $1 million and above in the
Denver Metro area. The luxury home market has been gaining momentum through 2010 as evidenced
by recent sales figures and reports. During July 2010, million dollar plus home closings increased 9.8%
from July of 2009. In addition, average days on market for a sold property declined 10.2%. Figures such as
these are buoying future expectations that the market has bottomed out, prices are firming and a gradual
rebound has begun.
In addition to the July home sales figures, the year-to-date luxury home sales statistics also confirm
an improving market. Through July, there were year-to-date 348 sales at $1 million and above for the
metro area. The same time period in 2009 had only 277 sales, representing an impressive 24.2% increase
in 2010*.
And it’s not just the closed transactions which are increasing. Real estate companies and agents working
in the luxury home market across Denver are noting an increase in the quantity and quality of upper-tier
showings. Today’s showing traffic is a leading indicator of tomorrow’s sales activity.
Two factors creating the increase in activity are record low interest rates and increasing availability of
jumbo loans. Conventional loans are fluctuating in the high 4% range, and jumbo loans (above $417,000)
are in the low 5% range. Both loans are at record lows which dramatically increase the affordability
of a property.
In addition to the decline in interest rates, prices have also followed the same downward trend. While
depreciation has varied significantly between tony subdivisions and different price bands, the decline has
been present for the past three years and can be calculated on an individual subdivision basis. However,
a July 27, 2010 report by the closely watched Standard & Poor’s/Case-Shiller Home Price Indexes showed
a 3.6% increase in Denver home prices from one year ago and a 28.2% increase from January 2000 to
June 30, 2010 for all homes.
As the luxury home market continues to rebound and gain strength, the best values are beginning to
disappear. Home buyers could be missing the opportunity of a lifetime with high inventory, low interest
rates and prices at levels not seen since March 2004. Home prices and interest rates will likely begin to rise
as the economy recovers. The buyer looking to move up should consider taking action before rising prices
and interest rates exclude them from their dream home which is available today.

Winter is just around the corner and before you know it, we’ll be getting ready for the holidays. Take time now to prepare your home for the changing weather with this quick home maintenance checklist.
• To ensure that an early cold snap doesn’t freeze your sprinkler system, contact a qualified company to drain and blow out the system.
Unhook all garden hoses from exterior spigots to prevent freezing. A •broken exterior spigot typically won’t leak until its next use when the water is turned on.
Inspect fireplace flues and chimney caps for any obstructions. •Sometimes birds will build nests during the summer months that can obstruct ventilation.
Clean out dryer vents, and vacuum out extra lint that passes by •the built-in filter.
Maintain all interior shower and sink drains by ensuring that drains •are not clogged with soap and hair build-up. Contact a qualified plumber, or try pouring boiling water down the drain to flush away build up.
Keep snow cleared away from the gas meter and any exterior •exhaust pipes.
Inspect caulking in all wet areas (showers, sinks, bathtubs, kitchen, •laundry, etc), and re-caulk as needed to prevent leaks that will cause damage to the sub-structure.
Replace furnace filters, and check dampers for proper operation. •
Check that bathroom fans are working properly, and clean grill •covers to assure adequate air flow.
Last but not least, remember to replace batteries in smoke & carbon •monoxide detectors.
