    works, vintage posters and other objects to

    maximum effect.

    the majority of people in the collingwood area are renters. this figure has a direct impact on the strong rental demand of the area.

    the population of collingwood is growing rapidly. the forecast population of the area in 2031 is 8,985.

    the Smith&co. area of collingwood has a higher proportion of professionals than greater collingwood and the city of melbourne.

    Strong demand for apartments in collingwood has led the median property price to more than double between 2000 and 2012.

    household demographics within the Smith&co. area largely mirror those of collingwood, with the former

    comprising 36% single person and 15% group households, versus overall suburb figures of 38% and 15%

    respectively. in both cases, such concentrations greatly exceed those of metropolitan melbourne.

    where precinct and suburb differ are family households. throughout collingwood and metropolitan

    melbourne, couples without children account for 26% of households. reflecting its level of urban renewal

    and apartment style developments, the Smith&co. precinct figure is 35%.

    perhaps not surprisingly, the Smith&co. area is significantly under-represented when it comes to couples

    with children. Just 9% of its households fall within this category, and only 12% of collingwood households.

    throughout metropolitan melbourne the proportion is 35%.
