SITE CLASSIFICATION REPORT BLOCK 1 SECTION 28 SUBURB. Lawson

CLIENT Calibre Consulting (ACT) Pty Ltd Introduction: This report provides a site classification for multi-unit Block 1, Section 28, Lawson, ACT prepared by Douglas Partners Pty Ltd in accordance with the guidelines of AS2870-2011 (Ref 1). Bulk Earthworks: Ground surface levels in Section 28 have been modified in cut and fill as part of surface regrading works completed in Stage 1A of the Lawson South Estate during 2013/14. The filling was placed under Level 1 geotechnical control (Ref 2) as defined in AS 3798 – 2007 (Ref 3). Block 1 has been cut and filled, from a maximum cut depth of about 2 m at its north-western corner to about a maximum 1 m depth of filling midway on its eastern side boundary. Subsurface Conditions: Subsurface conditions in Block 1 were assessed on the basis of seven test pits dug by Douglas Partners Pty Ltd in February 2015 after the bulk earthworks and topsoiling works had been completed in Section 28. The approximate pit locations are shown in Figure 1.

The strata exposed in the pits can be summarised as follows: Test Pit 1 – Topsoil filling to 0.2 m depth, general filling of very stiff, dry to moist gravelly clay to 0.4 m depth, then low to medium strength sandstone bedrock to pit termination depth of 0.7 m. No groundwater was present.

Test Pit 2 – Topsoil filling to 0.1 m depth, then natural soils including very stiff, medium to high plasticity silty clay to 1.4 m depth, and stiff, low to medium plasticity silty clay to 1.7 m depth, then low strength sandstone bedrock to the limit of investigation depth of 2.0 m. No groundwater was present. Test Pit 3 – Topsoil filling to 0.1 m depth, then natural soils including very stiff, medium plasticity sandy silty clay to 0.7 m depth, very stiff, high plasticity clay to 1.2 m depth and stiff, medium plasticity silty clay to 1.4 m depth, then low strength mudstone bedrock to the limit of investigation depth of 1.5 m. No groundwater was present. Test Pit 4 – Topsoil filling to 0.3 m depth, then natural soils including stiff to very stiff, medium plasticity silty clay to 1.4 m depth and hard, medium to high plasticity gravelly clay to 1.6 m depth, then medium strength mudstone bedrock to the limit of investigation depth of 1.7 m. No groundwater was present. Test Pit 5 – Topsoil filling to 0.1 m depth, then controlled filling of very stiff, medium plasticity gravelly clay to 0.4 m depth, then natural soils including hard, medium plasticity silty clay to 1.6 m depth and stiff, high plasticity clay to the limit of investigation depth of 2.0 m. No groundwater was present. Test Pit 6 – Topsoil filling to 0.1 m depth, then controlled filling of dense sandy clayey gravel to 0.9 m depth, then natural soils including hard, clayey sandy silt to 1.1 m depth, very stiff, medium plasticity gravelly silty clay to 1.6 m depth and hard, medium to high plasticity clay to the limit of investigation depth of 2.0 m. No groundwater was present. Test Pit 7 – Topsoil to 0.1 m depth, then controlled filling of very stiff, medium plasticity gravelly sandy clay and cobbles to 1.0 m depth, then natural soils including stiff, low plasticity gravelly clayey silt to 1.3 m depth and very stiff, medium plasticity silty clay to the limit of investigation depth of 1.9 m. No groundwater was present. Site Classification: Block 1, Section 28, Lawson is a Class M (moderately reactive) site. The site classification is applicable to structure types as described in AS 2870 – 2011 (Ref 1) and should be reassessed if ground levels are raised or lowered by more than about 0.5 m for a building platform. Footing Systems: AS2870-2011 (Ref 1) provides deemed-to-comply footing systems appropriate for a Class M site. Footing systems should be approved by a structural engineer and take account of the presence of any service trenches, backfill zones, retaining walls and underground structures that are within the stress zone of influence of the footings. Infill slabs (i.e. floating slab cast on ground between walls) should not be used. Footings can be founded in the controlled filling and/or in very stiff or hard natural soil. Maintenance Guidelines: Attached CSIRO Sheet BTF 18 “Foundation Maintenance & Footing Performance” provides useful information on cracking and deformation damage in walls and slabs of buildings due to shrink/swell behaviour of clay soils, and on what can be done in terms of the types and layout of gardens, landscaping works, tree plantings, drainage etc. to mitigate foundation movement.

SITE CLASSIFICATION REPORT BLOCK 2 SECTION 28 SUBURB. Lawson

CLIENT Calibre Consulting (ACT) Pty Ltd Introduction: This report provides a site classification for multi-unit Block 2, Section 28, Lawson, ACT prepared by Douglas Partners Pty Ltd in accordance with the guidelines of AS2870-2011 (Ref 1). Bulk Earthworks: Ground surface levels in Section 28 have been modified in cut and fill as part of surface regrading works completed in Stage 1A of the Lawson South Estate during 2013/14. The filling was placed under Level 1 geotechnical control (Ref 2) as defined in AS 3798 – 2007 (Ref 3). Most of Block 2 has been raised in filling of between 1.0 m and 1.5 m depth. Subsurface Conditions: Subsurface conditions in Block 2 were assessed on the basis of seven test pits dug by Douglas Partners Pty Ltd in February 2015 after the bulk earthworks and topsoiling works had been completed in Section 28. The approximate pit locations are shown in Figure 1.

The strata exposed in the pits can be summarised as follows: Test Pit 6 – Topsoil filling to 0.1 m depth, then controlled filling of dense sandy clayey gravel to 0.9 m depth, then natural soils including hard, clayey sandy silt to 1.1 m depth, very stiff, medium plasticity gravelly silty clay to 1.6 m depth and hard, medium to high plasticity clay to the limit of investigation depth of 2.0 m. No groundwater was present.

Test Pit 7 – Topsoil filling to 0.1 m depth, then controlled filling of very stiff, medium plasticity gravelly sandy clay and cobbles to 1.0 m depth, then natural soils including stiff, low plasticity gravelly clayey silt to 1.3 m depth and very stiff, medium plasticity silty clay to the limit of investigation depth of 1.9 m. No groundwater was present. Test Pit 8 – Topsoil filling to 0.1 m depth, then controlled filling of medium dense to dense, sandy clayey gravel to 1.3 m depth, then natural soils including medium dense sandy silt to 1.5 m depth and very stiff, medium plasticity sandy silty clay to the limit of investigation depth of 2.0 m. No groundwater was present. Test Pit 9 – Topsoil filling to 0.1 m depth, then controlled filling of dense sandy clayey gravel and cobbles to the limit of investigation depth of 1.9 m. No groundwater was present. Test Pit 10 – Topsoil filling to 0.2 m depth, then controlled filling of medium dense to dense sandy clayey gravel to the limit of investigation depth of 1.9 m. No groundwater was present. Test Pit 11 – Topsoil filling to 0.2 m depth, then controlled filling of dense, sandy clayey gravel gravel to 1.4 m depth, then natural soils including hard, low plasticity sandy silty clay to 1.8 m and very stiff, high plasticity clay to the limit of investigation depth of 2.0 m. No groundwater was present. Test Pit 12 – Topsoil filling to 0.2 m depth, then controlled filling of medium dense, medium to dense, medium plasticity sandy clayey gravel to 1.3 m depth, then natural soil of very stiff, medium plasticity silty sandy clay to the limit of investigation depth of 1.9 m. No groundwater was present. Site Classification: Block 2, Section 28, Lawson is a Class M (moderately reactive) site. The site classification is applicable to structure types as described in AS 2870 – 2011 (Ref 1) and should be reassessed if ground levels are raised or lowered by more than about 0.5 m for a building platform. Footing Systems: AS2870-2011 (Ref 1) provides deemed-to-comply footing systems appropriate for a Class M site. Footing systems should be approved by a structural engineer and take account of the presence of any service trenches, backfill zones, retaining walls and underground structures that are within the stress zone of influence of the footings. Infill slabs (i.e. floating slab cast on ground between walls) should not be used. Footings can be founded in the controlled filling and/or in very stiff or hard natural soil. Maintenance Guidelines: Attached CSIRO Sheet BTF 18 “Foundation Maintenance & Footing Performance” provides useful information on cracking and deformation damage in walls and slabs of buildings due to shrink/swell behaviour of clay soils, and on what can be done in terms of the types and layout of gardens, landscaping works, tree plantings, drainage etc. to mitigate foundation movement.
