Since 1981, September has been designated as NAHB’s Associate Member Appreciation Month — an annual celebration of our Associates’ contributions to the association and our community’s building industry. Designating September as Associate Appreciation Month is just one way of providing the much-deserved visibility and recognition to our invaluable Associate members.

I just recently attended the NAHB Fall Board meeting in Phoenix, Arizona. Visiting with Presidents and members of other associations through the United States made me realize we have something very special here in Tulsa, Oklahoma. They are amazed to learn about the accomplishments of our HBA events and programs such as the Home & Garden Show, Parade of Homes, Remodeled Tulsa Tour, 40Below, Total Resource Campaign, the numerous philanthropic efforts of our HBA Charitable Foundation and on top of all of this we are doing a two million dollar renovation of our headquarters!

As I reflect on the success of these events and programs, I see the faces of the numerous Associate members volunteering their time, talent and treasure to make these efforts successful. I’m amazed by the number of friendships that have been founded and fostered through our Associate members.

During member recruitment events, I’m often asked why I joined the HBA. For me personally, I do not find a lot of customers by being a member of our association. Instead, I find something almost as valuable and that is great subcontractors and material providers in our Associate members. Whenever I am in need of a new trade or product, I start with our HBA directory because I know that is where I will find the professionals of our industry.

Therefore, I want to remind you of the Top 10 Reasons to Do Business with an Associate Member:

1. They support NAHB at the local, state and national levels.

2. They volunteer time, talent and treasure to help the association accomplish its goals.

3. They recruit their colleagues and business contacts to become members.

4. They serve on committees and councils gaining valuable networking opportunities while helping to advance the association’s mission.

5. By doing so, you increase the value proposition for all membership in your HBA.

I’d like to use my article this issue to say something to our members that I don’t say often enough: Thank you.

2014 has been an interesting year. As you might derive from the quote above, the word “interesting” isn’t always a positive thing. From an industry perspective, it hasn’t been all that bad: housing starts are about on par with last year – which is a good thing. The business of housing seems to be getting back on its feet, in a healthy way, since the end of the so-called “Great Recession”. What’s been so interesting?

Well the first thing has been the turnover in the HBA staff as I mentioned in a previous article. The turnover has continued. I’ve recently promoted Jaime Christensen, former Council Coordinator, to the position of Director of Marketing & Public Relations. In the short time she has held this position, she has really rolled her sleeves back and made it her own. I believe she will serve the association very well in this new position. So, as you might expect, I’m in the process of searching for a new Council Coordinator. I’ve received an impressive number of applications and expect to have the position filled soon.

Another interesting thing this year is the beginning of the most significant building renovation to our headquarters since they were built back in the late 1970s. Exciting? Yes. Anxiety producing for your Executive Officer? Absolutely! In order to get the asbestos removed the building and to make way for the renovation, the HBA staff moved out. This meant we had to dig into every storage closet and every room to clean things out. While the purging felt good, it was a lot of work. There were things there that hadn’t been touched in 15 years.

All this brings me back to my expression of gratitude. With the help and support of our wonderful members, we have been able to

navigate this year with far less anxiety. The enthusiasm that members have towards the HBA is certainly nothing new. But this year, many members have stepped up to guide us through this interesting time. The Senior Officers, Brandon T. Jackson (Jackson Construction Group), Allen Jenkins (Celebrity Homes), Brandon L. Jackson (Tara Custom Homes) and Jeffrey Smith (Cedar Rock Homes), have all given more hours of their time than they probably expected in order to make the renovation a reality. Special thanks goes out to Tim Nall and B Haulin’ for taking care of us with a dumpster for the big clean-out day mentioned above. We also appreciate HBA Past President Steve Fulps with Abatement Systems, Inc. Steve was responsible for the asbestos abatement. When we discovered that we had quite a bit more asbestos in the building than was originally believed, Steve committed to making the building “asbestos free” without charging one additional dime. On other fronts, Peter Grant (Grant Homes) and Bill Powers (Powers Design & Build) spearheaded the effort to re-brand and rebuild the Evening of Giving (formerly known as the Patron Party). I don’t have the final numbers in at the time this article was written, but early numbers suggest we may have broken some records in terms of raising money for our charitable beneficiary, Lindsey House.

The problem with beginning to list members who have gone above and beyond is that you run the risk of leaving well-deserving members out just because there are so many. With that in mind, I want to say thank you to all members for your part in making the Home Builders Association of Greater Tulsa one of the best and most admired HBAs in the country; especially during this “interesting” year.

The premier showcase of newly remodeled homes in Tulsa featured seven stunning area homes, showcasing a variety of remodeling projects including everything from outdoor living space, master suites and whole home makeovers.

The Harvest of Homes showcases the latest trends, materials and technologies in new home construction. The even offers something for everyone; whether you are just beginning your home search, getting ready to select a builder, or are looking for the latest home appliances, technology and decorating ideas.

Top trends to see on this year’s tour will include energy-saving features and open floor plans. Flexible living space and outdoor living are also highlighted in many of the homes. The Official Guide for the 2014 Harvest of Homes is produced by NuReDo magazine, and contains home descriptions and floor plan information, along with a map to all the home sites. Copies will be available at the HBA or you’ll soon be able to view a digital edition online at TulsaHBA.com.

Over the past few years, Spray Polyurethane Foam (SPF) insulation has been widely used in residential construction as a high performing product that produces energy savings through high R-values and air sealing, and its use has important implications for builders, contractors, and homeowners. Earlier this year, we learned that lawsuits filed in several East Coast states claiming injury due to off-gassing of closed-cell SPF used in remodeling/renovation, not new construction, projects prompted our insurance company to issue a General Liability and Umbrella endorsement changes for SPF exclusion (bodily injury and property damage) to policyholders.

In March 2014, Green Building Council and Builders Council presidents, Jeff Starkweather and Brandon L. Jackson, convened a meeting with builders, energy consultants, SPF contractors, and Mark Priess, Sr Risk Consultant with HUB International CFR to address the SPF exclusion, as well as the practices and procedures used by certified installers. Input was also provided by Kurt Riesenberg, Executive Director of the Spray Polyurethane Foam Alliance (SPFA). Due to a number of factors, Mark advised that our underwriter had decided to limit the SPF exclusion to bodily injury only.

Attendees discussed installer certification training, proper product temperature and pressure ratios, on-site management practices, air exchange requirements, and

proper scheduling of subcontractors post-installation. Attendees also reviewed and provided input to a safety and quality control checklist (currently in draft format) prepared by the NAHB and the Spray Polyurethane Foam Alliance. Shortly after the meeting, the HBA hosted an SPFA webinar presented by their Technical Director, Rick Duncan.

In the meantime, Mark Priess has been working tirelessly behind the scenes on behalf of HBA Builder and Associate members who use or install SPF. Practicing due diligence, he gathered more information noting that no lawsuits had been filed in Oklahoma, and that most lawsuits filed on the East coast had been dismissed without prejudice. Mark’s advocacy resulted in a meeting with the insurance company’s senior management who on September 23 announced that they would be removing the SPF exclusion in its entirety. It is anticipated that the exclusion removal will also be applicable to policyholders in Texas and Florida.

For those of you who will be receiving endorsement changes to your policy, you now know the backstory. Like any good story, characters are central to the plot. In this instance, we prefer to think of the characters as champions, particularly Mark Priess who exemplifies the role of a “professional” as a consummate Risk Manager and as an exceptional HBA Member.

On September 18, the Remodelers Council hosted the Remodeled Tulsa Tour Evening of Giving at the Tulsa Garden Center. Formerly the Patron Party, this fundraising gala will benefit Lindsey House, a transitional living program helping homeless mothers with children regain financial independence. Event proceeds will go towards the overall purchase and installation of 124 new windows in their 1920s vintage apartment building, located in downtown Tulsa.

September is an annual celebration of our Associates’ contributions to the National Association of Home Builders (NAHB) federation and our nation’s building industry. Associate Member Appreciation Month is about increasing awareness and appreciation among NAHB’s general membership and leadership of the unique contributions Associate members have made to the association, as well as encouraging education, programs and services for Associate members.

Associate members provide support to NAHB at the local, state and national levels, they volunteer time, talent and treasure to help the association, and they serve on committees and councils, conveying valuable insight and business and management tips. Therefore, designating September as Associate Appreciation Month is just one way of providing the much-deserved visibility and recognition

to our invaluable Associate members. Our association also chooses to celebrate at other times, including Associate Appreciation Night. But we know, anytime is a good time to say “Thank You” to Associates!

So we take this time to:

• Honor and thank Associate members for their contributions to the association

• Increase awareness and appreciation for the invaluable contributions our Associate members have made to the association and the building industry

• Encourage programs and services such as the “Do Business with a Member” Program

Each year, associate members who distinguish themselves through outstanding service to the Home Builders Association of Greater Tulsa, the industry and their communities are recognized as the Associate of the Year, the recipient of the Frank Sanders Award or potentially as the recipient of the Executive Committee Outstanding Member of the Year Award. Members have been honored for these awards since 1999 during the Inaugural Gala for the President-Elect.

In addition to recognizing exceptional Associate members, the HBA recognizes Builder members who made the best use of Associate members in building their homes. This award symbolizes the importance of the teamwork between the contractor and the subcontractor, and how very important it is when building new homes to use only qualified craftsmen and suppliers… our Associate Members.

Peter Grant with Grant Homes Remodel and Restoration and the 2013 Spirit Award winner had this to say about doing business with our Associate members:
