BUILDING AGREEMENT AND PRELIMINARIES
The JBCC Series 2000 Principal Building Agreement (March2005 edition) prepared by the Joint Building ContractsCommittee, shall be the agreement, amended as hereinafterdescribed
The Preliminaries for use with the JBCC Series 2000 PrincipalBuilding Agreement (May 2005 edition) prepared by the JointBuilding Contracts Committee, shall be deemed to beincorporated in these bills of quantities
Contractors are referred to the above-mentioned documents forthe full intent and meaning of each clause thereof
These clauses are hereinafter referred to by clause numberand heading only. Where standard clauses or alternatives arenot entirely applicable to this contract such modifications,corrections or supplements as will apply are given under eachrelevant clause heading and such modifications, corrections orsupplements shall take precedence notwithstanding anythingcontrary contained in the above-mentioned documents
Where any item is not relevant to this specific contract suchitem is marked N/A, signifying "not applicable"
Notwithstanding anything to the contrary contained in any of thecontract documents including the Principal Building Agreementand the Preliminaries, the provision of the "Preliminaries" ashereinafter set forth shall prevail and shall take precedence
PREAMBLES FOR TRADES
The Model Preambles for Trades (2008 edition) as publishedby the Association of South African Quantity Surveyors shall bedeemed to be incorporated in these bills of quantities and noclaim arising from brevity of description of items fully describedin the said Model Preambles for Trades will be entertained

The principal agent shall:
- monitor and control progress and scheduling
- monitor all contract conditions, and
- coordinate the efforts of the employer's agents,the contractor and subcontractors
The powers conferred on the principal agent in terms of thisclause and/or the exercising of these powers shall not beconstrued as removing or diminishing any of the obligations ofthe Contractor in terms of the Principal Building Agreement,whether financial, contractual or otherwise, nor shall theexercising of these powers create any privity of contract asbetween the Employer or his agents on the one part and theContractor or subcontractors or suppliers on the other part
The principal agent reserves the right to attend and participatein all contractor/subcontractor's meetings, to invite otheremployer's agents to attend such meetings at his discretion andto converse and chair any such meetings if the contractor isderelict in his duty in arranging such meetings to the degree offrequency and comprehensiveness dictated in the opinion ofthe project manager by the circumstances and exigencies ofthe construction process

The employer shall, however, pay interest to the contractor atthe rate stipulated in clause 34.11 on any amounts payable tothe contractor more than one hundred and forty two (142) daysafter the date of issue of the certificate of practical completionbut only for such period as the settlement of the final account isdelayed by the non-performance of the principal agent or theemployer or his agents. In evaluating non-performance forpurposes of this clause a reasonable time shall be allowed tothe employer or his agents to respond to any matter brought tohis/their attention and which may affect the settlement of thefinal account

The contractor shall comply with all the requirements set out inthe Construction Regulations 2003 issued under theOccupational Health and Safety Act, 1993 (Act No 85 of 1993).
It is required of the contractor to thoroughtly study the Healthand Safety Specification that must be read together with and isdeemed to be incorporated under this Section of the bills ofquantities / lump sum document.
The contractor must take note that compliance with theOccupational Health and Safety Act, Construction Regulationsand Health and Safety Specification is compulsory. In the eventof parial or total non-compliance, the principal agent,notwithstanding the provisions of clause A31.0 of Section A orany other clause to the contrary, reserves the right to delayissuing any progress payment certificate until the contractorprovides satifactory proof of compliance. The contractor shallnot be entitled to any compensation of whatsoever nature,including extension of time or interest, due to such delay ofpayment.
Provisions for pricing of the Occupational Health and SafetyAct, Construction Regulations and Health and SafetySpecification is made under this clause and it is explicitlypointed out that all requirements of the aforementioned aredeemed to be priced hereunder and no additional claims in thisregard shall be entertained.

SUPPLEMENTARY PREAMBLES
Cost of tests
The costs of making, storing and testing of concrete test cubesas required under clause 7 "Tests" of SABS 1200 G shallinclude the cost of providing cube moulds necessary for thepurpose, for testing costs and for submitting reports on thetests to the architect. The testing shall be undertaken by anindependent firm or institution nominated by the contractor tothe approval of the architect. (Test cubes are measuredseparately).
Formwork
Descriptions of formwork shall be deemed to include use andwaste only (except where described as "left in" or "permanent"),for fitting together in the required forms, wedging, plumbing andfixing to true angles and surfaces as necessary to ensure easyrelease during stripping and for reconditioning as necessarybefore re-use.
The vertical strutting shall be carried down to such constructionas is sufficiently strong to afford the required support withoutdamage and shall remain in position until the newly constructedwork is able to support itself.

The following is applicable in respect of roof trusses:
Trusses are at maximum 1,10m centres
Roof covering is galvanised "IBR" roof sheeting with"Globalcoat" finish on one side on 50 x 75mm purlins at 1,1mmaximum centres.
Ceilings are generally 6,4mm gypsum plasterboard on 38 x38mm brandering.
All timber to be sawn softwood in accordance with V4 or M4 asdefined in SABS 563 or SABS 1245.
Metal connector plates shall have a minimum yield strength of228 MPa and a minimum ultimate tensile strength of 330 Mpawith hot-dip galvanised finish.
All joints to be close fitted butt joints.
Trusses shall be designed by a registered supplier ofprefabricated trusses who shall issue an EngineersCertificate upon completion of the installation.

Scope
This section specifies material, contstruction, finishes,hardware, fastenings, installation and performance standard foraluminium windows and doors.
The abbreviation AAAMSA used herein shall mean theAssociation of Architectural Aluminium Manufacturers of SouthAfrica.
Materials
Extruded aluminium members shall be fabricated from alloy6063 or 6061 in Temper T5 or T6 all in accordance with thelatest addition of BS EN 755. Ancilliary members such as sills,flashings, infill panels and the like which may be formed fromflat sheet material having an appropriate alloy selected fromalloy designations - 1200 or 3004, or 5251, of a temper suitablefor the method of forming and composition suitable foranodising or painting as required. Alloys shall comply with BSEN 573.

Finishings
All anodising shall be executed in strict adherence to SANS999. A certificate is to be supplied which meet with SANS 999in all respects.
All powder coating shall be in strict accordance with SANS1796. The powder applied shall be in strict accordance withSANS 1578.
The powder manufacturer shall issue a powder guarantee of aminium of 15 years. The specific conditions contained in thisguarantee shall form part of the powder coating "process" andmay only be applied by an approved powder applicator.
Construction
Construction shall comply with the minimum recommendedperformance requirements as contained in AAAMSA's GeneralSpecification for Architectural Aluminium and Glass Products.
Selection of appropriate class designation (A0, A1, A2 and A3)shall be made in strict accordance with the table below, whichcomplied in all respects with SANS 10160 - The Code ofPractice for the General Procedures and Loading to be adoptedin the design of buildings.

Manufacture
Joints in frames and sashes shall be made by mechanicalmeans and are to be sealed to prevent water penetration.
The windows, doors, etc shall be free from all sharp edges,burring and the like.
Hardware and fittings shall be removable without removing thealuminium frames from the structure and must be compatiblewith the aluminium framing.
Sliding members shall be constructed so that no direct contactbetween metal occurs but shall be separated by a durable,compatible material.
Fittings
Weather sealing shall be of materials that are compatible withaluminium and shall be such that any degradation, shrinking,warping or adherence to sliding or closing surfaces does notimpair the performance of the installation.
Glazing beads, gaskets and glazing compounds shall be ofmaterials that are compatible with the aluminium finishes, theglass and any other glazing materials. Putty glazing is notpermitted.
Hardware, bearing devices and fittings in general shall be madeof materials resistant to atmospheric corrosion and shall be of adesign so as to be accessible for adjustment, repair andreplacement after the window, etc have been installed.
Fastenings shall be of material which is compatible withaluminium and aluminium finishes.

Glazing
All glass and glazing shall be executed in strict accordance withthe National Building Regulations Part N, SANS 10137, SANS10400 and SANS 1263.
All safety glazing materials (individual panes) shall bepermenantly marked. Such marking to be visible afterinstallation (glazing). The successful Tenderer shall submit theAAAMSA Glass & Glazing Certificate confirming that glazinghas been installed in accordance with SANS 10137 and 10400ensuring that Safety Glazing Materials have been installed andindividually marked in the mandatory areas. All glazing shall be executed in safety glazing materials.
A warranty is to be provided, prior to instalation on site, by themanufacturer of the laminated glass, which warrants theproduct against delamination and colour degration for a periodof not less than 5 (five) years.
PRICES
Fixings, etc
Prices for all items shall include for all coupling members andfixing to steel, concrete or brickwork, including all lugs, cramps,shims, bolts, mortices, grouting, etc as requirded for a completeinstallation and for perimeter pointing with polysulphide sealantor similar compound.
Glazing
Prices for all items shall include for glazing with glass asspecified in the description, including all necessary glazingbeads, gaskets, etc.
Protection of frames
All exposed aluminium work shall be protected by means of lowtack adhesive tape against mortar droppings and othernon-mechanical damage during installation which shall only beremoved when directed by the Architect.
Size of opening
Tenderers shall check sizes of openings on site prior to anymanufacturing being put in hand.

Copper pipes:
