SCARLET PEARL CASINO RESORT includes an 18-story, 4-star hotel tower with 234 guestrooms, 56 suites, and 10 penthouse suites. The hotel tower

vertical face is comprised exclusively of panelized curtain wall units plus limited metal panels and includes small-missile and large-missile impact glass while the podium level is enclosed with barrier-type EIFS and additional sections of curtain wall units. Post-installation testing of the curtain wall was extensive as there were approximately

2,400 panels/100,000 sf of curtain wall installed on the tower. The 161,000 sf podium level includes gaming space, administrative space, hotel lobby, back of house, event center, gift shop, and four café/restaurant venues plus supporting facilities. In addition, the bulk of the HVAC equipment is situated on this level.

The site improvements consist of underground utilities, an architectural retaining wall, concrete paved loading dock area, asphalt paved roadways, 1,800 surface parking

spaces, site lighting and landscaping. In addition, there is a 1,800 sf in-ground pool plus 10,000 sf of pool deck and Lava Links – a two 18-hole miniature-golf courses with erupting volcano surrounded by lush gardens, waterfalls, footbridges and great music. A year later, a 7-story 1,023-space parking garage was constructed.

Scarlet Pearl Casino Resort captures the essence of Southern Hospitality by bringing classic Mississippi elements into its design with a modern twist by creating a 225-foot

hotel tower enclosed with energy-efficient white-fritted glass with an 80-foot porte-cochere with illuminated jewel top as the grand entrance. The natural views of the surrounding area create an added luxury at Scarlet Pearl.

The establishment and launch of Scarlet Pearl Casino Resort was considered a historic moment for the city of D’Iberville. City officials have worked for the opening of the casino since the 1990s, when casino gambling was first legalized in Mississippi.

VALUE ENGINEERING MODIFICATIONS YIELD $4M SAVINGS

Through an extensive value engineering exercise, Roy Anderson Corp identified key architectural, interior design, mechanical, electrical, and food and beverage elements which resulted in net savings and a best value delivery to the client. For example, modifications to, and key vendor selections of the gaming floor ceiling design – identified budget challenges between finalized design documents and established GMP allowances. Expert opinions from ceiling finish manufacturers were sought to advise on cost-saving materials which not only provided the same quality, functionality and visual appeal the architect sought but that could be pre-fabricated and shipped ready-to-install to save valuable time. Product substitutions of finished architectural metal ceiling system and design revisions of custom GFRG molds identified through partnering efforts resulted in $4M in overall savings. To viewers, the finished product is a spectacular, opulent ceiling that was finished with remarkable savings to the owner.

CURTAIN WALL 2,400 PANELS // 100,000 SF OF CURTAIN WALL

Roy Anderson Corp’s Quality Control representatives visited Shanghai, China to review the manufacturing of the curtain wall system fabricated for the Scarlet Pearl. The curtain wall for this project is considered a “Unitized Curtain Wall” system with the aluminum frames fabricated, constructed, sealed and glazed (glass installed) in a factory setting. This system allows the assembled individual sections to be delivered to the project site, lifted from the delivery service and attached directly to the building similar to the pre-cast and metal panel systems. Reps toured the final assembly and glass plant, reviewed a large mock-up section and were allowed to observe the entire manufacturing/assembly process. They witnessed the first full production unit roll off of the assembly line.

BIMRAC harnessed the power of cloud-based, real-time collaboration to assess and review revisions/design changes, and determine their time/cost impacts. Bluebeam’s Studio Session – a virtual conference room - was actively used by the RAC team to combine brain power and determine plan of action, through real-time joint coordination efforts. This saved the project a lot of time, ensuring the decision makers were quickly notified of the impact of design changes, in turn allowing them to make timely decisions.

PUNCH LISTAs major milestones were achieved and the project TCO drew near, RAC knew it would soon be time for the owner’s punch list. Being proactive, RAC rallied its subcontractor base, and deployed a site-wide timetable – a form of color-cod-ed floor plan schedule – dividing the entire project into sizeable chunks for pre-liminary inspection and then preliminary punch. This was done with the end-us-er needs in mind and mimicked the owner’s punch, with the goal of reducing the amount of punch list work that might follow the owner’s real punch.

With the Bluebeam Punch functionalities, RAC worked with its subcontractors to self-inspect/punch each area, maintained the log of defects automatically generated from Bluebeam and assigned each to its responsible party. The log not only provides a summary list of item descriptions, but also a thumbnail view of the location of the defect, as well as hyperlinks to the original drawing/sketch where that issue occurred. These features allowed for ease of back check (to go back and locate an original item), and saved tons of time, considering the repetitive nature of the task.

The result was that a significant portion of the issues identified were addressed before RAC invited the City for final inspection, and then the owner for final punch/sign-off. This seemingly simple action shows RAC’s remarkable fore-sight and technology adoption, that comes with experience from similar past projects, and inevitably contributed to ensuring quality work was delivered to the owner ahead of schedule.

BIM: AUTODESK 360 GLUE — SAVINGS FROM CLASH DETECTIONMore than any other project in RAC’s history, the Scarlet Pearl project signifi-cantly utilized BIM software capabilities and coordination; and for this reason, provided an exemplary model of how BIM, Modularization and Pre-Fabrication are intertwined. Major successes were achieved in the areas of timely collab-oration, project model review, instant mobile access to quality models (which was necessary to validate field measurements) and clash detection.

For instance, initial clash reports unearthed over 9,000 clashes (geometric con-flicts between systems e.g. architectural, structural, MEP, etc.), and with cost of clashes in the field averaging $17,000, early detection translated to low (cost) impact resolutions. While the vast majority were errors that could be caught and fixed easily in the field, at least 25% of them would have had a significant impact on cost and schedule, were they undetected at the early stages.
