WHY DO HOMES SELL?Price Homes attract the most attention in the first two weeks from the listing date. Setting the right price based on current market is very important. When it’s priced right, it will sell quickly. Homes that sit for a long time due to multiple reasons including unrealistic pricing don’t generate good feedback.

PresentationBuyers look for homes online before contacting an agent. Homes should show well 24/7 and good photos matter. Also, condition of the property is extremely important. Fixing small things (ie. painting damaged walls, broken hinges on doors, broken screens, etc) are important to gain a positive first impression.

CompetitionMarket and the competition are directly tied to pricing the property. If pricing it too high then competing homes that offer more land, luxury, space, will be offering more to buyers which will effectively make the property less desirable. If priced too low, then buyers will start to wonder what is wrong with the property.

MarketingHiring a real estate marketing professional is incredibly important to make sure that the property gets proper exposure it needs to sell in a timely manner and for the most value. Having a customized marketing plan is critical for the property by an experienced professional real estate specialist.

COMPARATIVE MARKET ANALYSISA Comparative Market Analysis (CMA) is an electronic database of current real estate market data that is used when estimating the potential selling price for your home. As a member of the Board of REALTORS® with access to the Multiple Listing Service (MLS), I’ll prepare a report that shows comparable homes in your area. Using this valuable information, we can discuss in determining an attractive, yet realistic price for your home.

A Comparative Market Analysis highlights similar homes in your area that are:• ActiveListings – Active competing homes that are currently listed in your area. Market value for

your home can be determined based on those comparable asking prices.
