3. Deck Railing/Steps: Untreated wood - The stair railing is wobbly, This is a Safety Hazard providing insufficient support to someone using the stairs causing the railing to fail resulting in injury. Recommend repair to the railing by a qualified carpenter.

4. Vegetation: Trees, Shrubs/Weeds, Grass - Tree planted too close to the foundation, this can allow the roots to grow and cause damage to the foundation. Recommend Tree be removed by a qualified landscaping contractor.

Exterior

5. Windows: Casement - A couple of windows have fogging between the layers of glass. This shows that the window has a leak and has lost its insulating properties which will result in higher bills. Recommend these windows be replaced by a qualified carpenter.

6. Exterior Electric Outlets: 120 VAC, 120 VAC GFCI - Some exterior outlets are not a GFCI outlet. Exterior outlets are exposed to the elements including rain and snow and GFCI outlets trip when moisture in detected in the outlet. Not being a GFCI outlet is a Safety Hazard that could cause serious injury. Recommend GFCI outlets be installed by a licensed electrician.

Roof

7. Deferred Cost Items: Roof - The current age of the roof is 15 years old. The life expectancy of asphalt shingles is 20 years old, The roof is currently at or approaching this age. Recommend to budget for the roof to be replaced and remove/replace old shingles with new asphalt shingles by a qualified roofing contractor when the time has come.

Garage

8. Attached Garage Door Opener: Lift Master - Garage door did not reverse when adequate resistance was applied. This is a Safety Hazard if someone were to get trapped under the door causing injury. Recommend the contact safety switch be adjusted by a qualified garage door contractor.

9. Attached Garage Electrical: 120 VAC - Non-GFCI circuits in the garage. This is a Safety Hazard where power tools are in use and still being exposed to the elements. The GFCI trips when there is a fault in the current preventing electric shock and serious injury. Recommend GFCI outlets be installed in the outlet receptacles by a qualified electrician.

11. Living Room Living Space Exterior Doors: Patio - Damaged wood around the exterior door is a result of moisture intrusion. If the leak persists, it will result in more water damage. Recommend the door and framing be evaluated by a qualified carpenter and repair/replace if necessary.

12. Living Room Living Space Electrical: 120 VAC - Loose outlet receptacle pulling away from the wall. This is a Safety Hazard that could result in serious injury if someone were to come into contact with the receptacle. Recommend outlet receptacle be repaired by a qualified electrician.

13. Family Room, Hallway Living Space Ceiling Fans: Fan with light fixture - Light fixture is broken and a bulb cannot be installed. This is a Safety Hazard if something is inserted into the exposed light fixture. Recommend the fixture be replaced by a qualified electrician.
