I wanted to take this opportunity to thank you so much for all your efforts in guiding me and my partner through the home buying process and getting us into our first home in our ideal neighborhood. I really valued your attention to detail and the personal attention you offered through this process. The expereince with you was in stark contrast to the last time we looked for a home just a few short years ago.

The last time we looked for a home we didn’t give much consideration to the agent we chose, and just contacted the agent that popped up on a website which we had been

browsing properties. That time we looked at over 100 homes, over the course of 5 months, and put offers on 4 differ-ent homes, with no success. Two years later we decided to try our luck again, but this time my partner and I really discussed whom we wanted as our agent. We asked friends who they had worked with and what their expereince was like. After receiving some positive recommendations from friends regarding their work with you, we decided that you would be a great agent for us. Our friends’ recommendations were right...

I really appreciate some unique aspects that you brought to the table that other agents I have personally worked with did not employ. Specifically, you were happy to pass along your knowledge and opinions regarding the homes we looked at without pressuring us; you recommended great people for us to work with ( loan, brokers, inspector, etc.); and I really felt that you were our advocate in the process.

When we found the home that we really wanted in our ideal neighborhood and below our budget, I thought it was too good to be true. And at first it almost was. When there were multiple offers on the house on the first day it was on the market, my hopes were not high. You helped us put together an offer and when the seller came back with a “best and final” request, I tempered my hopes. I knew that our budget wouldn’t allow us to go much higher, so I figured it was almost assured that we’d be outbid. Again, you helped us put together the best offer we could without pressuring us to go outside of our budget.

Then you came back with the news that I had expected; someone had put in an offer that was not only higher, but all-cash. You told me that, you had been working to really build a rapport with the seller’s agent, but at this point I didn’t think it mattered. Then you called me and told me that our offer was the one that was accepted. I was shocked!

I absolutely know that the only reason our soon-to-be-born first child will have a fantasic home to grow up in is be-cause of your extraordinary efforts. -Christopher Dengler

During the 6 years I was out of the market, Cheryl never missed an opportunity to stay in touch. Not only was she amazingly persistent in keeping up with me but she is based out of LA county and still willingly helped me search daily for a home in Orange County. She was always available to me for any questions or advice and was super responsive. Throughout the purchase process we spoke multiple times a day.

There were many unexpected issues during the sales process including permit problems, house inspections, appraisal issues, and multiple escrows with difficult buyers. Cheryl and Diane went above and beyond the call of duty to deal with every issue.

Combined with suddenly loosing my job, buying a house and moving out of state at the same time intensi-fied the stress. I cannot emphasize enough Cheryl and Diane’s professionalism and empathy during this time. In some ways I felt like they were part of my family! Derick Vallance recently closed 1150 Tower Road in Beverly Hills for $12.35 million. The home was owned by Michael Arman Hammer, the grandson of Arman Hammer-the man who ran Occidental Petroleum, founded the Westwood Museum, and guest-starred on “The Cosby Show” and cre-ated the household brand, Arm & Hammer.

AGENT SUCCESSES: FLOOR TIME 8

What can come out of floor time

Back in February veteran real estate agent, Nancy Davidson, covered her normal floor time from 3-6pm. During her floor time, an eccentric yet friendly man came into the office and said he was looking to purchase a home in Los Angeles. At that time he was currently residing in Miami with his family but wanted to relocate to southern Califor-nia in the near future. He told Nancy he had a few hours before his flight was leaving to China and that he wanted to see some homes in the meantime. Nancy took him to view a few properties and returned back to the office so he could depart in time for his flight.

At this time, Nancy was given the contact info of this mans’ two assistants in which she would keep in touch with. After he left, Nancy ended up googling his name to find more about her new prospective client. It turns out he is the owner of Gerald Metals, a very prominent international commodities merchant. Nancy proceeded to contact the gentlemans’ assistants and was advised to contact his wife to handle the home search and buying process. In the meantime until family returned to Los Angeles to continue their search, Nancy remained in-touch with the family and continued to look for pro-spective homes which meet their expectations and criteria. The new unexpected client that she met while doing her floor time chartered a plane and came back in July to search for homes.

In July, Nancy took the family to see three homes and they put an offer on the second home they saw. The property was in Bel Air situated on a 1.5 acre lot with stunning view all around. Forty five days later, the home closed at $8.525 million, all cash. Now, imagine if Nancy didn’t show up for her floor time that day back in February?
