Open For Business Turks and Caicos has exploded into the consciousness of a very select global ‘jet-set’, with a particular interest in world-class luxury undergirded by natural wonders, delivered with discerning service quality. There are basic, yet astounding notes of success: Turks and Caicos Islands (TCI) has the world’s third largest but most important Reef system; as an archaeological wonder, it has the largest above-ground deposits of Eolithic (island forming) rocks on earth; TCI has more natural (open aboveground) pre-historic caves than anywhere in the Americas; it has the largest number of Flamingos on earth; it has the third largest Whale habitat in the world; TCI is the world’s leader in Villa/Resort hotels (which is 80% of its total room count); TCI has (no fast food franchises), and has the largest number of rated restaurants in the Caribbean; it also sells and consumes more premium wines than any country in the Caribbean; TCI is the world’s leader in “Producer-Owner-Reinsurance” Companies and has the deepest internet and mobile phone penetration of any nation in the world and TCI beaches, all 230 miles of it, have been rated the “best beaches” in the world for 12 years running. In logistical and characteristic terms: Turks and Caicos Islands were ‘discovered’ over 500 years ago. The native aboriginal population passed away, and the new population came in the 18th Century, from shipwrecks, mutinies on slave-ships, and British Loyalists who left the 13 colonies of America in protest against the American Revolution. Then came the “Bermuda adventurers”, who gave Turks and Caicos Islanders their robust sailing culture which is on display annual in a local wind sailing tournament called: “The Famous Fool’s Regatta, ” on Middle Caicos.

There are 40 islands, (with East Caicos, an island half the size of Connecticut being total uninhabited, with 7 miles of untouched beach). The country has one of the lowest population densities in the world (and no stoplights), with a total population of 31,500 of which 12,600 are Belongers (natives), with nearly 11,000 Canadians; with Canadians owning 8 of the largest 14 Villa/Resorts, Interhealth Canada running the Hospital under contract, FORTIS owning the power company and Royal

Bank, Scotia Bank and CIBC as the primary banks in the country. There is no exchange control as the US

dollar is the primary currency and its government is the Westminster System, with a Premier,

Cabinet and Legislature, similar to the United Kingdom or Canada’s. Turks and Caicos with its average annual temperature of 88 degrees Fahrenheit lays 575 miles (70 minutes by jet) South of Florida, and has jet services 5 times per day from New York, Washington DC,

Chicago, North Carolina, Miami and Texas. There are two flights per week from Toronto

and a direct flight on Sundays from London’s Heathrow and a myriad of flights from and to The

Bahamas, Jamaica, Dominican Republic, and Haiti. With a US$10M refurbishment of Providenciales International Airport

including an extension of the runway to attract larger transatlantic airlift. This led to the development of a new FBO, Blue Heron and the expansion of the existing Provo Air Centre.

Market Trends The prospects for new developments in Turks and Caicos market got a shot in the arm with the publications of the year-end results of real estate sales. The real estate sector grossed in excess of US$200M in sales in 2014 surpassing 2013 sales by 20% in volume. The elevation in the performance of Private Houses/Villas Sales versus Condominium Sales, the backbone of the hospitality market, is indicative of rental performance and returns of private home in that sector. Buyers are cashing in on vacation rentals outside of the traditional hotel/resort setting.
