The 4" inch dyer exhaust duct needs to be wrapped with approved 1HR fire wrap from penetration of rated floor/ceiling assembly to the termination at the exterior wall cap/ceiling grille per M504.2. 2. Sheet A0.14 Clubhouse code summary. Revise the occupant load and exit width requirements per Table 1004.1.1. The multipurpose room and lounge occupant loads need to be designed at 7 net per Table 1004.1.1. The billiard room needs to be designed at 11 gross per Table 1004.1.1. The change will reflect Table 1004.1.1 and increase the total occupant load to approximately 253. On the appendix B these areas were based on 15 net which it for tables and chairs. I spoke with Fire Marshal Garner and he concurs with the occupant load revision to reflect Table 1004.1.1 per comments herein. Planworx Response: Based on a conversation with Andrew Thompson on 6‐15, a furniture plan has been added to the floor plan to accurately depict the use of those spaces and clarify what occupant loading was intended. The lounge room will be used as a typical leasing lounge area with couches, tables and chairs. We also discussed the billiards room occupant load factor. Our office views the gaming floor occupant load of 11 gross for a gambling type of space with craps, keno and slot machines as described in the building code table description. There will only be one billiard table with other tables and chairs in the room and therefore feel the occupant load should be 15 net for tables and chairs. The required space of a billiard table also requires more space than a traditional gaming floor. In regards to the multi‐purpose room, we agree with your assessment of 7 net. The life safety plan and Appendix B was updated accordingly.

3. Sheet A0.14 Clubhouse code summary. Revise plumbing and fixture tables per revised occupant load per comments in items #2. Planworx Response: The Appendix B was updated accordingly based on the above comment of providing 7 net in the mulit‐purpose room occupant loading.

The design professional has classified the pavilion as Group‐U. Per [B]302.1 Occupant classification the proposed use is an area is intended for the gathering of persons for purposes of social and possible food or drink consumption. The occupant classification based on the intent of the code section [B]303.1 “Assembly” exception #3 less than 750 square feet would be a business occupancy (i.e. small assembly). Revising the occupant classification to Group B would meet the intent of section [B]302.1 and would align with the proposed use as opposed to a Group U classification. 2. Sheet A0.18 Pavilion Building Code Summary. Assembly occupant load per table 1004.1.1 for standing space is 5 net. Revise the occupant load count for 5 net. 567 SF / 5 NET = 113 Occupants. The calculation provided by the design professional is for table and chairs and not standing space which is not consistent with code requirements based on use of the space per table 1004.1.1. Planworx Response: We have revised the occupant load calculations on the code summary and floor plan. 3. Sheet A0.18 Pavilion Building Code Summary. Revise the life safety section to address panic hardware per [B]1008.1.10. Planworx Response: The pavilion is open on all sides and there are no doors for this structure. 4. Sheet A0.18 Pavilion Building Code Summary. Revise the life safety section to address exit signs per [B]1011.1. A minimum of two marked exits are required per table [B]1021.1. Planworx Response: Per NCBC 1011.1, exit signs are only required “where the exit or the path of travel is not immediately visible to the occupants.” We feel that sine the pavilion is open on all four sides, the exit is immediately visible and therefore exit signs are not required. Per exception #2 of section 1011.1, we are asking for an exception to not provide them. 5. Sheet A0.18 Pavilion Building Code Summary. Revise the life safety section to address emergency lights per [B]1006.3. Planworx Response: Per section 1006.3, the pavilion does not have the 5 areas listed that are required to have emergency power. The pavilion is open on all four sides. 6.
