Back-to-basics pays offfor first-time buyersMANY first-time propertybuyers are ditching the ideaof purchasing a home andinstead opting to buy aninvestment property thatthey can use to createwealth, says propertybuyers’ agency PropertyWizards’ Liz Sterzel.

Ms Sterzel said threerecent houses purchased forclients illustrated the trendfor many first timers to buyproperties they could live inwhile developing them tosell.

“Many people don’t wantto settle for less than whatthey want when it comes tobuying their first home tolive in,” she said.

“So, as a way to helpthem finance their dreamhome, they seek out houseswith development potentialin areas with good capitalgrowth.

“We have recentlybought properties for threeclients, two in Spearwoodand one in Bayswater,

where the buyers, all youngmen in their 20s, will moveinto the homes but with theintention of developingthem as quickly as they canand then selling for a profit.”

Ms Sterzel said the homeswere purchased forbetween $450,000 to$500,000.

“One of the buyerspooled funds with hisbrother to buy the houseand sees it as the first stepto a long-term propertyinvestment plan that willhelp him into the home hewants,” she said.

“It seems the concept ofsaving and getting a foot onto the property ladder, evenif it’s not straight into ahouse that will be a longterm home, is making acomeback because ofaffordability issues forbuyers.”

While affordability maybe driving the trend, MsSterzel said it was a back-to-basics strategy that many

buyers would do well toadopt.

“Modern society hascreated a desire in manypeople for a first home thatmost baby boomers workedtheir way up to in the past,”she said.

“That desire is unrealisticfor many so what we areseeing now is a return to thebaby boomers approach.

“This will stand smartinvestors who do theirresearch in good stead foramassing wealth throughproperty over time.” ■
