MORE than 60 new Lakelands PrivateEstate residents took the opportunity tomeet some of their neighbours at acommunity welcome event hosted by PeetLimited.

For the families who had moved into thecommunity, the gathering provided theopportunity to learn about their newneighbourhood and to get to know theirneighbours.

It’s a buyers’ marketTHERE are more than 2000 listingsin the greater Mandurah area, andRaine and Horne principal PeterVetten said buyers were “spoilt forchoice.”

“It is hard for them to makedecisions,” he said.

“There is no sense of urgency forbuyers.

“They are looking at what might becoming onto the market.

“Most buyers are on the hunt forwholesale prices, not retail prices.”

Mr Vetten said he did not thinksupply was an issue in Mandurah, butlike the rest of WA, affordability wascausing the market to stagnate.

“The Mandurah real estate marketis different from the Perth market,which is mainly made up of owner-occupier investors,” he said.

“Here we have leisure (holidayhomes), lifestylers (large blocks) andthe new suburbs mean house andland packages are popular.

“It is hard for people selling housesthat need renovations.

“A lot of people do not have theenergy to renovate.”

Mr Vetten said investors had easedoff because of the financialinstitutions’ reluctance to lend.

“Council rezoned a lot of land, butnow that’s not going to plan,” he said.

“Developer action has dropped off– they do not want to subdivide anddevelop because there are no buyersfor the end product.”

But Mr Vetten said there had beenrenewed interest from Perth home-buyers in Mandurah waterfrontproperties in the past six months. ■

Sellers need perfect pitch POTENTIAL buyers are takingadvantage of the buyers market andholding back for the right house atthe right price, according to PeelReal Estate Industry of WAspokesman Kent Murphy.

“Buyers have lots of homes tolook at, time to look around andgood opportunities to negotiatewith sellers,” he said.

“As a consequence, it now takesaround 63 days to sell a property.

“For sellers, this generally meansthey may need to adopt a newapproach, in consultation with theiragent, to ensure a quicker sale.

“They need to be certain theasking price is realistically inkeeping with current marketexpectations, because houses thattake a very long time to sell areusually overpriced.

“Potential buyers will loseinterest and the marketing plan canget stale.”

Mr Murphy said there could beother reasons for unusually slowsales and sometimes it was just thatunusual and unconventional designfeatures appeal to fewer people andtake longer to lure the right buyer.

“The old real estate saying that‘there is a buyer for every property’remains true,” Mr Murphy said.

“However, the owner of a slow-selling property will have to weighup whether they are prepared towait for that elusive buyer or lowerthe price to attract a greater rangeof them.

“Sometimes it can be better toauction a property that has uniquedesign features, because the settingof an appropriate price is moredifficult and an auction might bestdetermine the market price.”

Mr Murphy said homebuyersshould also keep an open mind onproperties that may not initiallyappeal to them from the street.

“There are many examples ofbuyers initially reluctant to inspecta property, only to discover thatwith a few cosmetic changes it suitsthem perfectly well,” he said.

“Sometimes a property cansatisfy most of a homebuyer’sneeds, apart from an externalfeature which puts them off.

“A simple renovation or modestlandscaping can radically change theappeal of some properties, whichcan often be bought at affordableprices, resulting in significantsavings even after the cost ofrenovations is taken into account.

“Home buyers should obtainexpert advice before starting onany expensive structuralrenovations and an architect orbuilding designer can providepractical advice to help you avoidmaking a property less appealing tofuture buyers. Those planning onbuilding new homes with

unconventional features orfashionable innovations should keepin mind the possible effect this willhave on a property’s re-sale value.

“Most home buyers arereasonably conservative in theirtastes.”

Mr Murphy said a REIWA agentcould help sellers balance the rightprice and advertising pitch incurrent conditions to maximise thechances of selling promptly andminimise days on the market, whichcould prove expensive. ■
