Wesley Chapel Real Estate in the News

Our own Wesley Chapel has made the news twice recently in very

favorable ways. One was an article by NY Times economics writer Neil Irwin titled An Era of Ups and Downs, Home Prices Return to Sanity featured in the 6/17/15 edition of the NY Times it focused on the affordability of housing in general and changes in buyers’ perceptions and actions toward purchasing. Yours truly was quoted and my clients Donte and Anjoli Hill, first time home buyers in Watergrass were interviewed about their recent buying experience. Overall some very positive news about the market. Published only 3 days ago was an article from the online site “Nerdwallet”, entitled “Best Cities for Young Families in Florida, and Wesley Chapel” was #3 on the list. The analysis looked at 180 places in Florida with over 10,000 residents and based their results

on Home Affordability, Prosperity and Growth, Quality of Education, and Family Friendliness. The article not only ranked us #3 out of

180 places but further said that with a median

home price of $152,200, Wesley Chapel was the most

affordable of the top 10 areas and that the schools earned an 8 at GreatSchools. This is wonderful press for our little slice of heaven here and I suspect we are going to be seeing a lot more as new communities open and more choice in housing comes available. Additionally, the developers of the Wiregrass area recently held a market research session with a group of local Realtors seeking our opinions on housing in the area. The general consensus was that we needed more small, single level housing opportunities under $300,000. So hopefully they will chew on that for a while and introduce more affordable options in housing for our community If you are considering buying any time soon, a word of caution about upcoming changes in the lending process. Effective August 1, 2015, The Consumer Financial Protection Bureau rules regarding lending will be implemented and some of what will be required is a much needed and positive change for buyers, but overall you should expect an average loan closing to take a minimum of 60 days. Keep that in mind as you talk to lenders and work with your trusted Realtor, anything already contracted on before 8/1/2015 will not be effected but after that, make your plans accordingly. Born in Connecticut, I grew up playing, living, loving, breathing hockey and worked

toward becoming a National Hockey League (NHL) player. At 17, while on the ice, I sustained a knee injury that ended my hockey career before

it ever began! Plan B was my second love: medicine.

Having studied biology,

chemistry and psychology at Manhattan College,

I became a research scientist for the National Institute

of Health focusing on elevated levels

of greenhouse effects and carbon dioxide. I became disillusioned by the medical community and decided against going back to med school.

Instead, I gave acting a try! I mostly

worked in theater but was also in 3 really bad

B movies. From there, I worked on Wall Street

and then on to be a regional manager of a health and beauty

aids chain in Manhattan.

About that time, my dad had a massive heart attack. The meds the doctors gave him kept him alive for several years, but the same drugs were simultaneously destroying all of his other organs. His official cause of death was “due to medication;” he actually died from the treatment of heart disease. That’s when I truly

realized I had to do something more significant with my life; something with more purpose. Medicine drifted back into my heart. Divine intervention occurred a year later when I was walking around New York City and my neck suddenly started hurting me. I literally could not move my arm down below shoulder height because of the intense pain. My Acting manager, Phoebe Cates’ mom encouraged me to go to her chiropractor, but I refused at first—skepticism winning out. When I couldn’t go to my audition the next day because of the pain I was in, I “let” her take me to her chiropractor kicking and screaming. It was this doctor on 73rd and Columbus that I will never forget. I walked in, layed down, and received my first ever adjustment. I walked out the same way I had walked in thinking that this didn’t help. When I woke up the next morning with absolutely no pain, I could move my arm down and my blood pressure dropped by 40 points. I marched back to the chiropractor’s office to find out what the heck he did to me. He explained chiropractic; that adjusting the spine--a window to your nervous system—relieves trapped nerves in the spine that were causing both the pain and the high blood pressure. He took the pressure off that nerve and instantly realigned the way the nerve was firing. I sat and listened to him for three hours thinking someone had finally answered all the questions I had had about how the body works. I walked out of his office knowing I was going to be a chiropractor and soon enrolled into Life University in Atlanta where I studied Chiropractic and Sports Medicine.

While in Atlanta, I met, fell in love with and married Kristin. We moved to New Tampa in 1998 and have since had two children: Maddie, 12 (an inspiring gymnast), and Josh, 10 (a budding hockey player). I began working professional and collegiate level athletes in 2002. My work with the Lightning players began in 2003 as they came to my clinic for care. That same year, we opened Bain Family Chiropractic on Cross Creek Boulevard at the Cory Lake Isle plaza in New Tampa. Our focus was on families, babies, children in sports, and athletes. In 2006, we opened the Athletes Compound at Saddlebrook, where we trained, consulted on nutrition, provided therapy and neurological adjustments for the athletes. It was out of my work with pro athletes that we created a team-approach, multi-modality system to maximize any patient’s performance whether it be lifting their grandchild, playing basketball with their son, or taking a walk with a loved one. It’s the job of a professional athlete to optimize their mental and physical acuity at every practice and during each game. I am one of a team of practitioners who support the Lightning players in being in top health. They must pay attention to their bodies when they are off the ice in order to maximize their performance while on the ice. They know if they don’t eat well, or get enough sleep, or have a sore knee, or a headache, their performance will be diminished. Even Victor Hedman’s dog has gotten into the act. Harry, a French bulldog, was suffering from allergies and Heddy asked if I would take a look at him. Today his allergies are much better and he continues to follow a healthy path! The Lightning players literally follow the principals I have lived by for the past 20 years that I call “The R.I.G.H.T. System.”

• Thinking Right comes from a clean body and gives an alert mind. Officially, I became the Chiropractic Physician for the Tampa Bay Lightning in 2011. The players sustain energy and recover from injury faster by following this system. The synergy between BCW and the Lightning occurs in the locker room and also in our clinics, where we provide health care to professional athletes from different sports, as well as to their families. I’ve learned from the pros that in order to be a finely-tuned athlete, they can not skip one of the elements or their performance will suffer, including thinking right. Every athlete I know has taken time

for themselves to get their mental clarity especially prior to a game. We are all top athletes in our own way and we can get injured or experience pain that our R.I.G.H.T. System can not alleviate. When this type of “crisis” occurs, we send the patient to a medically-based practice. I have referred many patients to orthopedics, interventional pain management and even to surgeons. Combining my wellness system with our current crisis-management and disease-management system creates a health care system that actually makes us healthy and well! In 2014, we brought in a Physiatrist, Dr. Mayra Alfonso, to provide additional minimally-invasive alternatives for joint pain sufferers, those with osteoarthritis, and athletes with joint injuries. As Dr. Mayra’s first patient, I received a series of Hyalgon injections followed by physical therapy for my old hockey knee injury. These treatments are 96% effective in reducing pain and will delay several years or even alleviate the need for costly surgeries such as knee replacement, which only boasts a 36% effectiveness rate. We are further expanding our wheelhouse to include interventional pain management by bringing in Dr. Edgar Ramirez-Pagan and his team into our practice. Far too many people are being over-medicated or pointed immediately in the direction of surgery for pain relief. Pasco County Launches Its New Mypasco Smart-phone App

For the first time, county residents will be able to use their smartphones or tablets to pay county fees, watch commission meetings, file code complaints, even report a pothole or a runaway dog.

Public information officer, Doug Tobin, said the app works with Android, Apple, Blackberry and Microsoft products. The app has a variety of features including the latest press releases, National Weather Service alerts, park information, library locator, library catalog search, social media access, emergency management information, pet adoption services, road blockage and commuter information.

“The best part of this is it’s free,” Tobin said. “My goal in this is to make it so that every Pasco citizen has a way to engage with county government.”

Todd Bayley, the county’s chief information officer, said the app will be updated with new features, such as the ability to watch a live stream of Pasco County Television or pay utility bills.“There has been a lot of excitement with this new app,” Bayley said. “As we were testing this app, citizens were finding us online, we had a park reservation before we even announced it to the public.”

He demonstrated the app for county commissioners during their meeting Tuesday.

“What a phenomenal project,” Commissioner Jack Mariano said. “This

will probably save us a lot of phone calls — especially

where potholes are concerned.”

MyPasco APP also translates into 70 Languages. So if you use Spanish on your smartphone setting, the MyPasco APP will automatically translate into the language you use. Search for MyPasco or Pasco County at Google Play or Apple Stores.

Bring your sister, mother, Aunt or friend and learn about our organization and what projects our club does for our community.

Junior Woman’s Club of New TampaThe New Tampa Junior Woman’s club meets the second Monday of each month at 6:30pm at the New Tampa YMCA. The club is active from August through May.

The New Tampa Juniors received a lot of recognition during the recent GFWC Florida’s spring convention. We won 6 first place awards for our service to the community in various categories. We also won a Junior Emmy for

being the best in the state in our club size category. Our president, Jennifer Lee, received two prestigious honors - the Nancy Crawford Award and the Mary Ann Taylor Child Advocacy Award for her work with the RICH House in Sulphur Springs. We are very proud of our New Tampa Juniors and our volunteer spirit!

Junior Woman’s Club of Wesley ChapelDuring June, the club focused on One Voice for Children were we learned more about being a Guardian ad Litem advocate! The Florida Guardian ad Litem Program is a partnership of community advocates and professional staff providing a powerful voice on behalf of Florida’s abused and neglected children. We will learn more about the vital role volunteers play in the lives of abused and neglected children in our community.

Our speaker will be Suzanne Cichon, Community Outreach Coordinator for the Pasco County Guardian ad Litem Program.

The New Tampa Juniorettes just returned from their annual convention with some awards and 2 New Tampa members are now the new Florida Director of Juniorette Clubs and Florida Juniorette Sec/Treasurer.

In addition, a New Tampa Juniorette got selected for 1 of the 2 scholarships handed out.

All the GFWC New Tampa Juniorettes that attended the Juniorettes Annual Summer Meeting (JASM) in Fernandina Beach June 12-14. The GFWC New

Tampa Juniorettes won the Joyce Johnston Junior/Juniorette Interaction Award along with various other awards.

• 4TH ANNUAL FREEDOM FESTIVAL. Rotary Club of Wesley Chapel Noon Club is getting ready to host the 4th Annual Freedom Festival.

Freedom Festival is a hometown, 4th of July Celebration where families can come out and celebrate America’s Birthday and what better place than

the center of Wesley Chapel at The Shops at Wiregrass. Former Rotarian and General Manager of The Shops at Wiregrass Greg Lenners founded Freedom Festival four years ago , and it has been the biggest fundraiser for the club ever since.

Some of the highlights of Freedom Fest is the Little Miss & Mr. Firecracker Pageant, Bike Decorating Contest and Watermelon eating contest. The street will also be filled with vendors, various children activities and much more! The Big Grand Finale will be a Big Fireworks Show, sponsored by Land O Lakes Moving Company. Part of the proceeds raised goes directly to Support The Troops and also other charities and projects the club funds throughout the year!
